This luxurious modernist masterpiece with swimming pool and ocean view, sits in a serene setting in the untouched area of the Puna Coast on the Big Island of Hawaii. The unique combination is a stunning contrast of rugged landscape and sharp minimalist architecture. This is a shared family home with a Main house and Studio. The space AIR CONDITIONING: The house is air conditioned. Because we are fully solar powered, we ask that you turn them off when you are not in the house. LOCATION The estate is set in a lush, yet austere 1955 lava flow. This large modern villa overlooks a pristine state land reserve of lava flow with ocean views. Beauty and nature abound with many ocean side hiking trails. Located within walking distance of the famous Kehena Black Sand Beach. Large swimming pool and lovely tropical gardens. Puna is completely off the beaten path and tucked away in the south-east part of the island. Great quiet neighborhood. Dark sky provides endless star gazing. THE HOUSE: This modernist villa is an art experience set in a remote lava field in a tropical rainforest. It has ocean views, large oversized rooms, soaring tall ceilings , classic modernist furnishings and moving walls of glass. The sleek simplicity of the architecture, juxtaposed by the jagged lava field will inspire most seeking a design experience . The property is flanked by acres of pristine untouched state land. Stunning views that sweep from the upper ridge of the rift zone down to the glimmering blue ocean. The pool wraps the front of the house, providing a lovely reflecting pond for the architecture and untouched natural environment. The Lava Flow house is the only one of it’s kind in this area. THIS LISTING: Is for the 2 bedroom 2 bath Main House. (we can accommodate larger parties by request). TWO MASTER BEDROOM SUITES have private sitting areas and adjacent bathroom. OFFICE has a Cal King Bed and a lava view with adjacent bathroom. THE MUSIC ROOM has a queen bed and full sitting area that opens up to the lanai. FORMAL DINING ROOM seats 10. LIVING ROOM with large TV. KITCHEN Is massive. Sub Zero refrigerator, cooktop, oven, wok burner, and everything a chef could want. There is an owner's office/studio set in the lower garden. This is sometimes occupied by the owner or his ohana. THE LANAI the incredible 600 sq foot outdoor covered Lanai. Outdoor sofas, chairs, and 8 person dining table. Stainless steel bbq for your exclusive use. POOL: The pool is shared with the Studio. The Studio is sometimes occupied. Should you like the privacy of the entire estate, this can be arranged at additional cost. Please contact us to discuss. The pool has two sides separated by a swim under walking bridge. The main pool has a shallow end with step and has a deep end that is 8 ft. The side pool is approximately 2.5 feet deep. Perfect for lounging with a drink or the little ones. THE POOL IS NOT HEATED and the temperature range is 70-78 degrees. This is common in the tropics. Please note that our exterior security cameras are pointed at pool deck. SAFETY AND SECURITY: The house has several exterior security cameras that record 24/7. They will remain active during your stay. They are not inside the interior house. They are located at car park area, front door exterior and entry areas, one attached to the side of the house that looks to the garden and pool deck, and storage container, and there is one in the lower garden next to garage. Basically the entire exterior of the property has cameras. During your personal check in we are happy to show you the locations and answer any questions. To be clear there are no cameras inside the house. PRICING: The base price in the listing for the Main House and is quoted 4 guests only. Additional guests are charged an additional $95 per-guest, per-night fee. Children who are 2 years or older at the time of your stay are considered paying guests. We allow 1 infant per party free of charge. After this, each infant would be charged the $95 per infant/night above the 4 person base guest pricing. By entering the date range and the number of guests, you can see the total price for your proposed stay, including all fees. Nightly price may vary due to high season. DISCOUNTS: We do not offer discounts. BUGS AND NATURE: The Lava Flow House is built on the edge of a pristine lava field, a wilderness area that is, like much of the Puna district, completely natural and untouched. There are MANY KINDS OF CREATURES who live side by side with us. It's their home too: Birds; small mammals like mongoose, mice & rats; toads & frogs; geckos & lizards; Insects like coconut beetles, mosquitoes, flies, roaches, tiny fruit flies, etc. Guests who come from the Mainland or other countries sometimes are surprised or upset that some of these tiny creatures find their way into our man-made environment. While we do everything reasonable to maintain the separation of "our" territory and "theirs", it's not possible to completely eliminate their presence from the interior of the house. Geckos, for example, will always be inside any Hawaiian home. Hawaiians feel they are a sign of good luck, and should be respected. Geckos are afraid of you, so they will stay far away. The don’t bite and are gentle creatures. We mention all of this because, if you or anyone in your party is phobic about insects, bugs, or unwanted natural visitors, please consider carefully before you book our home. Most of our guests don't have negative experience, but we want to be clear for our more sensitive guests. We recommend keeping the screen doors shut at all time, especially at night. For ultimate privacy, the separate guest house can left unoccupied upon request when available. Upper lanai with BBQ is for your exclusive use. THE POOL is shared with the Studio in the lower garden. The Studio is sometimes occupied by the owner, his family or his personal guests. Should you like the privacy of the entire estate to yourself, this can be arranged at additional cost by booking both accommodations together. Please contact us to discuss. THE POOL is not heated, but at the ambient temperature it is usually quite comfortable, (ranging usually between 76 and 84 degrees Fahrenheit.) We ask that you use plastic cups and pool towels (both are provided). The pool is professionally cleaned and maintained several times a week. The pool is shared with the Studio in the lower garden. NO OUTSIDE GUESTS (unregistered) are permitted on the property unless by prior arrangement. If outside guests are agreed-to, there may be day-use charges, so please check first. NO LOUD NOISE PLEASE. The house is located in a quiet neighborhood. It's best suited for guests who are looking for sanctuary, a retreat. Loud music and parties are discouraged. Our local Hawaii county operation permit STVR -19-346808 requires no noise after 9PM. Guests violating this rule will be asked to leave. Good neighbor rules are posted in house, as required by local laws. PLEASE NOTE This is a shared property. With modern minimalist architectural design, privacy feels different. Some guests need adjustment time to the large expanse of windows without curtains on the main floor (bedrooms have curtains). The Studio and Main House are situated 40 feet from each other, offering lots of privacy, but you can still see each unit. Modern architecture has transparency in design, it's part of the experience. If ultimate privacy is what you are looking for, then we suggest you book the entire property. Other things to note THE EXPERIENCE This is a private home. The experience will be different than a hotel or resort. The airbnb phenomenon has led many travelers to think that staying in someone's private home will be similar to a hotel with the same type of amenities. There are differences. We strive to give personal and exceptional service. Our team is dedicated to excellence. HOUSEKEEPING We do not offer complimentary housekeeping during your stay. This means you will need to keep the house tidy yourself. You are expected to keep the house neat. Please note kitchen must be cleaned daily. If not it will attract wildlife. CLEAR ORB CHAIR ON LANAI Please note you may not swing in this chair. Children should be given instruction not to play in it. We mention this because it's expensive and you will be responsible for replacement if damaged during your stay. IT'S ADVENTUROUS Lots of natural beauty and hiking trails. Remote location, but 20 minute drive to the small town of Pahoa. NO NOISE OR LOUD PARTIES PLEASE. Our local Hawaii county operation permit requires no noise after 9PM. It is located in a neighborhood where residents enjoy quiet star lit nights. STAYING CONNECTED: Cell service at the house or immediate surrounding area can be spotty. We do provide a landline telephone with free long-distance service to the US. WIFI We have the fastest possible internet available in our area and it ranges from 80-120MB. AIR CONDITIONING: We are on solar power. It is important to turn off a/c units when the room is not in use. Additionally all a/c units should be turned off when you leave for the day. This is the best way to ensure a comfortable stay. TRAVEL TIMES: Some guests have said they were surprised at how big the "Big Island" is. Please anticipate long driving times to see all that our island has to offer. It’s about 2 hours drive from one side of the island, to the other. The closest airport to fly into is Hilo. Kona Airport is on the other side of the island, and is a longer drive to the house. FAMILIES WITH CHILDREN: We love families, and children are welcome. Please note this is a very special and delicate house, and it might not be suitable for your family. It has unique finishes, expensive furniture, and area rugs. Some of the furniture and area rugs are white. Additional cleaning fees and repairs can get expensive. The screen doors are oversized and delicate. We like to remind our guests to take special care of the screen doors, large mirrors, area rugs, and furniture. There is a deep swimming pool. An adult must be present at all times, while children are outside, in the pool, or on the lanai. Children may not be left unattended anywhere on the property. Adult supervision is always required. SUSTAINABLE DESIGN: At the Lava Flow House we employ as many sustainable design principles as possible, including respecting the environment and supporting our local community. We are partially off the grid and reduce our energy and waste footprint as much as possible. This means: 1. We are not a hermetically sealed environment like a corporate hotel. The house is designed / sited for a natural cross flow catching the abundant coastal trade winds. There are temperature swings, and yes, Hawaii has a Summer and Winter., a dry season and a wet season.. 2. Water collection: we collect our abundant rainwater from the roofs, filter it 4 times, UV sterilize it and store it in tanks below the Ohana. It is safer and cleaner than city water and without chemicals. 3. Electricity: We have a very robust roof mounted 30KW Sunpower solar array with SolArk inverters and we produce electricity straight to the house during the day and use our 64KW battery bank to run the the home during the evenings and during cloudy days. We only draw from the grid when our battery level drops to 25%. We use the latest in LED technologies and some of the most energy efficient air conditioners to reduce our energy usage. Our home is one of the most efficient on the island, according to Hawaii electric. 4. Pool Heating: the pool is designed to be passively heated by the sun. It may be cooler in winter months when the skies are cloudier. Typical temperature range is 70-78 degrees. 5. Recycling: We do our best to be eco minded. 6. Locals. We hire locals and pay them a living wage. Ask them for advice on how to contribute to our local small economy. Registration Details TA-191836-0064-01
