Steps to Swan River, an ideal location for kayaking or canoeing. The cottage is on a private cul-de-sac, south of Rt. 28, with six other well maintained cottages. The cottage has 2 bedrooms, 1 full bath (tub & shower), a 1/2 bath, and is equipped with 1 full bed, 2 twin-size beds, and 2 queen pullouts. The newly constructed sunroom leads to a deck and private outdoor hot/cold shower. The eat-in kitchen is large and well-equipped. This location is ideal for families, couples, or friends getaways. The space Check in time: 3:00pm / Check out time: 11:00am Occupancy strictly limited to 5 persons. Must be over the age of 25 to rent this property. This clean, bright and charming cottage is well maintained, has a newly constructed sun room, deck and outdoor shower, and is tastefully decorated. For the chill of the spring or fall seasons, there is a brand new gas furnace for heat. The kitchen is equipped with everything you should need for your Cape Cod/ beach vacation. Oh and the 1.5 baths come in handy when getting ready for dinner in the evening after a day at the beach or on the water. This property is a standalone cottage and does NOT share any common spaces, yards, driveway or interior walls with the cottage located behind/ to the rear of the property. The new deck, new outdoor shower, and backyard are very private and not shared areas. Swan River is at the end of the road (50 yards) and a great place to kayak. It is a very short ride to many shops, restaurants, numerous beaches and attractions! A quick 5-minute walk to Dunkin', the 7-11 convenience store, and Kreme-n-Kone restaurant for sea food or ice cream. The cleaning fee includes bed linens for the full bed, twin beds, and one queen sleeper, as well as bath, beach, and kitchen towels for your stay. If you notice a small block of unrented days on the calendar, please don't hesitate to ask about booking them. I am willing to rent for shorter stays if the days are available. Guest access Guests will have access to the entire 2 bedroom and 1.5 bath cottage. There are some owner possessions stored in and above closets; please do not access these items during your stay. Please do not use any fishing rods or fishing equipment stored at the cottage. Guests are welcome to use the board games, toys, beach chairs, and coolers available in the cottage. Other things to note Occupancy strictly limited to 5 persons. Must be over 25 to rent this cottage. Keep the property and all furnishings in good order and in the same configuration as upon arrival. Only use appliances for their intended uses. Pets are NOT allowed (please respect due to owner allergies). Garbage: Any garbage must be stowed in “The Brothers Disposal” green trash barrel located off the back deck. All trash MUST be bagged and placed in trash barrels on Friday evening or at the end of your stay, for trash pick-up on early Saturday morning. Please be sure to use the bungee cords to secure the lids as the raccoons are very good at getting them off and making a mess. Recyclables may be put in trash bins or returned for deposit to a local redemption center. There is no separate bin for recyclables. A $25 removal fee may be deducted from your security deposit for an unscheduled garbage/ trash pick up. The premises should be left neat, free of all fresh or frozen foods (with the exception of items that are present upon your arrival) and trash removed. Please be courteous! Indoor fireplace: The fireplace is for decorative purposes only. Please DO NOT light a fire, and do not light candles or place any other combustible materials near or in the fireplace. Water and Septic: The cottage has town water but is on a septic system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than septic safe toilet paper. No feminine or incontinent products, facial tissues, diapers, pull ups, baby/ make up/ personal cleansing wipes should be flushed at any time. If it is found that any of these products have been flushed and clog the septic system, you could be charged to cover damages and repair of the system. Storms: No refunds will be given for storms. Consider travel insurance if you are concerned about potential storms. Emergency access: In an emergency, the homeowner or his/ her agent may enter the premises at any time without securing prior permission from guests. Sublet: Guests may not let, sublet or assign this rental property for all or any part of the premises without prior consent of the homeowner. This home is privately owned; by accepting, booking and paying to use this cottage, the guests agree to indemnify and save homeowner harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the rented premises by the guests or their guests, or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the rented premises, which includes the showers/ tub, deck area and furnishings, fire place, propane tanks or BBQ grill or any other appliance or furnishings in the cottage. The Homeowners are not responsible for the loss of personal belongings or valuables of the renter. It is agreed that all renters are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
