(valet) Damage & House Rules Policy / Guest Responsibilities. We inspect every condo at every check out. We again inspect every condo before every Guest Arrival. We have documentation for each condo to assure the condo is good condition and working order before your arrival. 1) Guest is responsible to pay for any missing/broken/damaged items, extra check out cleaning & for a drain or toilet that requires clearing due to Guest clogging the drain or toilet. Every condo has a plunger for the toilet. If you clog the toilet, please use the plunger provided. Calling a Plumber is a Guest Expense. 2) Do not use the Kitchen Sink Garbage disposal for potato peels, fruit rinds, banana peels, pineapples, egg shells, noodles, rice etc. Calling a Plumber is a Guest Expense. 3) Sand: Please rinse off all sand (self and gear) before entering the hotel/condo (there are rinsing stations at the beach) to avoid extra cleaning fee and clogging the shower drains. 4) Lanai: Please do not hang towels or other items from the lanai. Please do not feed the birds. 5) No smoking in condo, on lanai or in common areas. Guest charged to have upholstery, drapes and linens cleaned, deodorized. 6) Guest responsible to pay for locksmith if they lock themselves out the of the bathrooms or damage a lock. CANCELLATIONS: 1) Reservation deposit is non-refundable. 2) Cancellations made more than 60 days prior to the check in date can have the deposit applied to another stay at the same condo within one year of the original check in date. 3) Cancellations made less than 60 days prior to check in will forfeit deposit. 4) Cancellations made less than 30 days prior to check in will forfeit deposit and rental balance payment. 5) We strongly encourage you to get travel insurance so a cancellation can be recovered. The building also features convenient common-area shops, cafés, and restaurants, creating a relaxed resort atmosphere with plenty of places to swim, lounge, dine, or enjoy the tropical surroundings. A fitness center is also available for guests who wish to maintain their workout routine during their stay. Access is available through the front desk for $8 per day (subject to change without notice) or $50 per week. Other things to note We respect our guests' privacy while remaining available when assistance is needed. Communication is primarily through the Airbnb messaging system before and during your stay. Our local management and maintenance team is available to assist with questions or issues, and emergency contact information is provided with your check-in instructions. 🦎 Tropical Environment & Pests: Hawaii's tropical climate means insects, geckos, and other small wildlife may occasionally be encountered, even in well-maintained properties. The unit receives professional quarterly pest treatment and preventative care. Occasional pest or gecko activity is possible and does not necessarily indicate a cleanliness issue. 🔊 Utilities, Building Services & Noise: Power, water, internet, cable, elevators, air conditioning, and other services may occasionally be interrupted due to utility issues, building maintenance, emergency repairs, weather, or other circumstances beyond our control. Waikiki is an active urban area, and outside noise from traffic, events, construction, street activity, or similar sources may occur. We will make reasonable efforts to assist and provide updates, but refunds are not provided for circumstances outside the host's control. 🚭 No Smoking: Smoking, vaping, and e-cigarettes are prohibited inside the unit, on balconies, and in common areas. Building management may impose a $250 fine for violations. 🚗 Parking: Valet parking is available in front of the building for approximately $45/day, subject to availability and price changes. Parking is not included with the reservation. 🏨 Privately Managed Unit: This unit is privately managed and is not operated by the hotel. Room service and daily housekeeping are not provided. ☕ Starter Supplies: A complimentary starter supply of coffee, toiletries, and basic essentials is provided at arrival.
