This is a family-run listing. If you would like to be our guest, please provide your name, the purpose of your rental, the age of all prospective guests, and if you expect to have any visitors at the house during your stay. Please include all children and adults, and note that children over 2 years old count as paying guests. Please read entire listing before booking and note that we only host guests with a completed Airbnb profile and good reviews. We do not accept third party bookings. The space This house is the perfect destination for families looking to explore NYC and its outskirts. It is placed in a safe and quiet upscale suburban setting, in a private and easy to get to location. There are stores and restaurants just minutes away and the bus to Manhattan is around the corner. The house is an hour away from Manhattan by bus. Woodbury Commons Outlet, Bear mountain, 7 lakes and Greenwood Lake are nearby. The house sits on a 10,000 SF property surrounded by trees. You will have the entire house to yourself, but will not gain access to the service areas (garage and basement) which will be used for storage during your stay. Property owners or designated maintenance personnel will visit the house biweekly, or weekly as needed, to perform outdoor/garden maintenance. Maintenance visits will be scheduled in advance, and access limited to exterior and service areas. House sleeps up to 5 guests. Bedroom #1 has a queen bed, bedroom #2 has a twin bed, and bedroom #3 has two twin beds. You will have private access to the 3 bedrooms, one bathroom, balcony, living room, open Kitchen/Dining area and two parking spaces on the driveway. Cups, plates, pans, utensils, towels, bed sheets will be provided. Guests will not have access to washer/dryer, a list of local Wash and Fold/Laundromat Services will be provided. Visiting the house before check-in is not allowed. HOUSE RULES: • Adult guests must provide a valid government-issued photo ID within 48 hours of booking. Details on the ID must match the information provided before booking. Guests residing outside of the United States must provide a valid passport; • Failure to submit valid identification, or discrepancies in the name or age, may result in cancellation of the reservation; • Guests will not be granted access to the property without proper identification; • Only registered guests listed in the reservation are allowed on the property. Unregistered visitors, parties, and small gatherings are not permitted; • Pricing is based on total guest count, including overnight stays and day visits. The base rate includes the first two guests. Each additional guest will incur an extra fee; • Estimated check-in and check-out times must be provided. Check-in after 10 PM is generally not accepted. If needed, please request in advance so we can discuss arrangements; • The home is situated in a very quiet residential neighborhood. Must keep noise to a minimum, especially during quiet hours. Guests who receive complaints for excessive noise or inappropriate behavior will be asked to leave the property; • Outdoor/garden maintenance will take place on a biweekly basis, or weekly, as needed. All maintenance visits will be pre-scheduled, and the property owners or designated maintenance personnel will only access the exterior and service areas. During scheduled maintenance days, please ensure the garage door area is kept clear. Do not park vehicles in a way that blocks garage access; • The service areas (garage and basement) are off-limits to guests and kept under surveillance; • Guests do not have access to a washer/Dryer; • Be gentle when moving luggage or furniture to avoid damaging walls and floors; • Turn off A/C units and all electrical appliances when leaving the house; • Avoid running multiple high-power devices at the same time; • Only human waste can be flushed down the toilet. All toilet paper, and hygiene products must be disposed of in the trash bin provided; • Rinse dishes before placing them in the dishwasher; • Do not pour oil or grease down the kitchen sink; • No smoking, drug use, candles, campfires, fireworks, or tents are allowed on the property; • No pets allowed; • Guests may not tamper with thermostats, Wi-Fi routers and surveillance devices; • Must supply your own propane tank for BBQ, and clean up the grill after use. • Children cannot be left unattended on the balcony, as the balcony does not have protective railings; • Watch out for poison ivy and the steep backyard slope; • Place trash and recycling in the appropriate bins and set them at the curb by 7:00 AM on collection days. Return bins to their spot near the garage door after pickup: --> Kitchen Trash → Beige bin (Tuesdays & Fridays). Place trash in sealed garbage bags before placing them in the bin. --> Plastic & Glass → Blue bin (Wednesdays). Place recyclables directly on the outdoor blue bin (don’t place the recyclables inside trash bags). --> Paper/Cardboard → Flatten and stack neatly (Thursdays) Do not mix recyclables with household trash; • Keep kitchen clean and place trash into garbage bags and place them into bins outside prior to departure; • Leave the house in the same condition in which you found it, put everything back to where you found them before departure; Guest access Guests will have private access to 3 bedrooms, one bathroom, balcony, living room, open Kitchen/Dining area and two parking spaces on the driveway. Other things to note Must climb 4 steps to enter the house through the front entrance door, and 5 steps from the living room into the bedroom and bathroom areas. There is a cargo train track nearby, and when a train passes it sounds its horn at the railroad crossings to alert people that a train is approaching and it’s horn can be heard from the house, which is close to one of the crossings.
