Scope of work: Remove existing traffic coating, concrete repair and resurface preparation (including grinding), application of multi-coat traffic coasting system (each layer requires extended drying time). Work hours are 8am to 5pm Mon-Fri. During demolition, preparation, and repair work, walkways and the elevator will remain open to foot traffic. Occupants should expect construction noise and dust particularly during the grinding activities. During the walkway coating and drying time, AOAO staff will be stationed on the lanai side of the building to assist with screened access to occupied condos as the entry door will not be accessible. Work progression: Work will begin at the A building and work in building letter progression. Work on the B Bldg is slated for 8/13-8/24/2026. · Phase I Seawall Repair Project. Dates August 10-September 2026. Scope of work: Replace rocks along the ocean side of the seawall and backfill the sinkholes that have developed adjacent to the seawall. General Construction work hours 8am to 5pm Mon-Fri. Ocean-Side Rock Restoration 6am to 7pm Mon-Fri depending on daily tide conditions. Work progression: Work will begin at the Lanai ocean side stairs area. Work will then progress from North to South, which is subject to change. Standard Cancellation Policy: To receive a full refund, guests must cancel at least 30 days before check-in. If guest cancels between 7 and 30 days before check-in, they will owe 50% for all nights.
