Come to just relax, work or play; the swanky space will provide you with all you need! The space Cozy up in this eye appealing 3 bedroom attached home, which has a total of 4 beds and 1.5 baths. This budget friendly property is comfortable and close to all! LIVING ROOM: -The home has a living room with a couch, 2 arm chairs and a TV for your viewing pleasure (There is no cable for the TVs just streaming app). KITCHEN: -The kitchen is fully stocked with appliances and all you will need to cook a meal, which a table to seat 7 people. -There is a half bathroom on the main level. BEDROOMS: -The 3 bedrooms are on the second floor, with a total of 2 queen size beds and 2 full size beds that can sleep up to 8 people based on your preferred sleeping arrangements. -There is a full bathroom with a tub. Each bedroom is simply designed with cozy bed linens and closets for storage. AMENITIES: -The home is also equipped with Wifi, a coffee maker, an iron and ironing board, a hair dryer and much more! LOCATION: -The unit is only a few blocks away from the inlet boardwalk and Gardner’s Basin. Take a lovely, quick stroll to the boardwalk or basin; or a quick ride to the beach, casinos or piers. Guest access ACCESS & ENTRY: -Guests will have access the entire 2 level unit. -There are exterior stairs to enter the home, in the back of the home, and a set of interior stairs in the home to the 2nd floor bedrooms and the bathrooms. -This is an attached Row home style property. -We ask that you please respect the home and the neighbors. -Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding! KEYLESS ENTRY: -There is keyless entry. Your host will provide you with the door code approximately one hour prior to check in the day of your trip. PARKING: -There is ONE designated parking space for guests to use. -We will release more information regarding parking with your check-in message. -There is street parking for additional vehicles where available. -Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets. -We are not responsible for guest's vehicles. MAIL: -Please do not ship items to the property. -If there is something of priority that you need shipped please reach out to us directly for alternative options. -We are not responsible for any items shipped to the property. ENVIRONMENTAL NOTES: -Property located in a city environment; potential for noise from cars or foot traffic. -This is a working class inner city neighborhood, and the street has regular foot traffic. -The property is located across the street from a school complex, so there may be regular traffic, foot traffic or noise. SECURITY: -The home is protected by exterior ring camera security. Other things to note HONESTY & EXPECTATIONS: At "402 Flat", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue. PLEASE NOTE, OLDER, BUDGET FRIENDLY PROPERTY: This property is a budget-friendly, older home that offers great value for guests looking for a simple and affordable stay. As an older property, it does show some signs of wear and tear, including dated finishes and furnishings, which are reflected in the pricing. While it may not have modern updates or luxury amenities, the home is functional, and well-equipped for a comfortable stay. CLEANING: Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay. HOUSEHOLD ITEMS: As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues. AMENITIES: -WiFi included; exterior ring camera security for added safety. -Linens, towels, and basic amenities provided. -Guests must purchase their own amenities when stock runs out. -No laundry detergent is provided. -Basic cookware supplies; no salt, pepper, oil, or kitchen condiments. RESERVATION/CANCELLATION NOTES: -If your dates are booked, please ask about our other listings. -Changing reservation dates or guest quantity may incur additional fees. -Rates/prices subject to change based on reservation adjustments. -Guests may request to change booking dates up to 14 days before check-in, subject to availability and possible rate differences. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures. -Beaches are free; no tags or passes required. Beach amenities not provided. -We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in. -If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind. ADDITIONAL INFORMATION: -Respectful behavior requested due to close proximity of homes. -This is NOT a party house. City-wide quiet hours from 10pm-7am. -We ask that you please respect the neighbors, the neighborhood and the home. -Please monitor noise levels, especially during the night. -You must be 21 and over to book. -We ask that you please read the house rules and listing in full when booking.
