Linen package available for $200 Bring your own linen = Save the $200 The space Seaside Height Advertising No. 86. My wife and I purchased this property with 3 units (Units A, B, C) 4 years ago. This is our fourth year running our AirBnB's . We learned a bunch these years, incorporated that learning but are still learning. So please bear with us as we continue to stumble through this process. If you are looking for a "fancy, high-end place", then these units ARE NOT for you. The units are small, older and some of the materials are older. The walls are masonry, and the bathroom is not "made to look retro," they are actual vintage/retro. Yet with all of this, they are both cozy, functional and quaint. What all 3 units offer are LOCATION, CLEANLINESS, CONVENIENCE and SAFETY. In this unit (Unit C), we tried to be the most efficient with each space without "cramping" everything. The first-floor bedroom is equipped with a queen bed, TV and end tables with phone charging stations. The first-floor bathroom is equipped with shower, sink, vanity and commode. The previous owner did a "funky" tile patch job that I'll replace in the winter after this season. The common area on the first floor has a kitchenette with eat-in sitting area, new full-sized refrigerator, adjacent gathering area with a large flat screen LED TV (fast 1 Gigabyte WiFi internet with Amazon Prime). We DO NOT have OFF-street parking, so we are providing one street-only parking permit placard that you'll hang in your vehicle's rearview mirror. ($400 replacement cost if not left in "Welcome Basket" by 10 AM check-out time) We also provide 2 beach passes for this unit C ($200 replacement cost if not left in "Welcome Basket" by 10 AM check-out time). We even staff nightly security personnel periodically for your safety. Owner pays for utilities during season. NOTE: Linen NOT included. Save some money by bringing your own linens (bedsheets, pillowcases, wash clothes + shower towels) or we can provide them for an additional fee ($200 for your stay). Amenities: Queen bed, on-street parking permit, 2 beach badges, 1 Gigabyte high-speed internet with Amazon Prime streaming, port-a-crib if requested, high-chair if requested, 3 window a/c units, refrigerator/stove/microwave, cleaning + disinfecting service before each stay. We offer nightly rentals (2 night minimum [non-holiday weekdays and most weekends], 3-night minimum [some weekends]). The prices are automatically computed by AirBnB's algorithm based on demand. I've set it so that the algorithm calculates the base price (which includes 4 guests) based on the demand. Cleaning fees, administrative fees, pet fees and taxes are extra. Entire " HIGH Season" (from 6/11 - 8/27) available for a discounted rate of $22,000. We recommend booking early before others book short stays during these times blocking its availability. Entire " FULL Season" (from 5/14 - 8/27) available for a discounted rate of $26,000. Recommended to book early. Entire " EXTENDED Season" (from 5/14 - 9/17) available for a discounted rate of $30,000. Recommended booking early. We are also now offering "Off-season renting" now. Our prices will include the rent, water, sewage, trash/recycle pick-up, electricity, heat, and WiFi. This way we can avoid the hassle of having to switch the utilities into different names with each renter change. Street parking is free during this off season. We are also renovating the interior of each place so please reach out to us so we can work with you to coordinate accommodating to your desire and our need to get in and upgrade our units. Guest access Access to Unit C (blue cottage house) is behind the white 1-story masonry building (units A + B) which is directly off Hamilton Avenue. There is a street level patio in front of Unit A with picnic table for gathering. There also is a common rear sitting area between units B + C. Other things to note PET FEE: When you are making your reservation, you need to type in how many guests AND how many pets will be coming. This way the one-time $90 pet fee can be assessed properly when you are making your reservation. REPLACEMENT COSTS for Parking Permit Placards / Beach Badges: I will charge you replacement costs for parking permit placards ($450/placard) and/or beach badges ($100/each badge, $400 for all 4 badges) not left in the "Welcome Basket" upon your check-out at 10 AM. Even if you wore them home by mistake and didn't realize it until you arrived home. I'm sorry, I need them in the room, fully available for the next set of guests who will be arriving hours after your check-out time at 10 AM. So, no, I am sorry, I cannot accept them in the mail a day or even hours later. If you drive off with them and don't return them before 11 AM, then you own them because I will only have a short period of time to travel to the town hall to purchase replacements during my busiest time (when I'm cleaning and preparing the place for the next set of guests). I'm sorry, I hate to be stern here, but I must. GUEST AUTHORIZATION: No one is allowed on the property unless checked in as a guest. We expect all to be HONEST about how many people are in your party for an adequate set-up. However, we are not naïve and will have security personnel monitoring the premises not only for your safety but also to verify actual vs. authorized number of guests. Potential discrepancies will be challenged. Violators may be asked to vacate without refund. STRICT CHECKOUT TIME! Sorry, once you check out, that means that you’ve checked out! Guests must vacate the property and leave all beach badges, parking permit placards, TV and fan remotes in the "Welcome Basket" and unit access key(s) in the access key lock box by 10 AM. There are local free or inexpensive parking lots for those who want to stay for a beach day before they head home. But we need full access to our units for proper cleaning and disinfecting at 10 AM. Thank you for your understanding. AGE REQUIREMENT: The borough of Seaside Heights enacted ordinances that require at least one person to be 21 years old or older to be permitted to rent a room, condominium, apartment or house in the borough during prom season (April 15 - June 30). We adhere to this ordinance and do not make exceptions. Since our units use automated check-in service (i.e. we are not always there to greet you), we require our tenants to adhere to these and all town ordinances. Should anyone be in violation of any of the town ordinances, fines levied onto us will be extended to those breaking it. After June 30, the age limit for rental properties reverts back to 18-years-old until the following spring, however, most facilities in the borough don't rent to persons younger than 25 - we do. We are of only a few places in Seaside Heights, this close to the boardwalk and beach, that allows guests younger than 25 years old to rent our places as long as there is at least one person 21 years old or older renting the unit during the whole reservation during Prom season (April 15 - June 30th) or at least 18 years old during non-Prom season (July 1 - April 14th). Our hope is that those 18-year-olds and older who rent our places realize what a big deal this is to have us rent to them and therefore they will do their upmost to not "wreck the place," will keep the volume of the noise down after 9 PM and will respect the house rules. We haven't been "burnt" yet by this policy so we will continue to rent to those 18 or older as long as there is one person at least 21 years old staying at the unit during the entire rental reservation during the six weeks of "Prom Season," 4/15 - 6/30. The rest of the time (7/1 - 4/14), there must be at least one tenant that is 18 years old or older. Should we have issues, then we'll be forced to set our policy like most everyone else to only rent to those at least 25 years old. Those guests in groups younger than 25 years old are required to wear wrists bands that we will provide at check in. The reason for these wristbands is that no one without a wristband will be allowed on the premises including inside the units or on our property outside the units. Again, only those paying for reservations with get wrist bands and will be allowed on our premises. Our security guards will enforce this as will the Seaside Heights police and code enforcement. These wristbands are to be worn throughout the guest's entire stay and are not to be shared.
