(Please be advised that we do not supply charcoal or lighter fluid, guests must provide their own). **SECOND LEVEL: -All the bedrooms have ample clothing storage and cozy linens. Guest access ACCESS: -Guests will have access the entire home, front patio and back deck. -Please note there is a studio apartment on the ground level. -There is no access between the units, and the property has it's own private entrance. -There is a flight of stairs to enter, stairs to the second floor and stairs to the third floor. -There is also a flight of stairs from the deck to the backyard. -Please be respectful to the neighbors and the surrounding homes and businesses. -Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding! ENTRY: -There is a lockbox with a key on the front door for your access. -Your host will provide you with the code approximately one hour prior to check in the day of your trip. PARKING: -There is no driveway or designated parking area. -Guests may park directly in front of the home or across the street where available. -Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets. MAIL: -Please do not ship items to the property. -If there is something of priority that you need shipped please reach out to us directly for alternative options. -We are not responsible for any items shipped to the property. Other things to note HONESTY & EXPECTATIONS: At "Easy Time Estate", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue. CLEANING: Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay. HOUSEHOLD ITEMS: As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues. AMENITIES: -WiFi included; exterior ring camera security for added safety. -Linens, towels, and basic amenities provided. -Guests must purchase their own amenities when stock runs out. -No laundry detergent is provided. -Basic cookware supplies; no salt, pepper, oil, or kitchen condiments. RESERVATION/CANCELLATION NOTES: -If your dates are booked, please ask about our other listings. -Changing reservation dates or guest quantity may incur additional fees. -Rates/prices subject to change based on reservation adjustments. -Guests may request to change booking dates up to 14 days before check-in, subject to availability and possible rate differences. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures. -Beaches are free; no tags or passes required. Beach amenities not provided. -We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in. -If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind. -Atlantic City is an urban environment and, like many cities across the U.S., it can occasionally have a lively or city-like atmosphere. This may include noise from neighbors or occasional police activity in the surrounding areas. It is also a diverse cultural city, with a mix of people, backgrounds, and experiences that make it unique. While this is not uncommon for a city setting, we encourage guests to consider this when booking, especially if you’re seeking a quieter experience.
