A beautiful 1840s barn loft steps away from miles of hiking trails. Fully separate and private entrance, bathroom, and kitchenette. Enjoy a serene, rustic cabin atmosphere with a historic brick hearth and exposed beams. Southeast facing windows overlook patio, garden and ruins. Off the beaten path but only 5 min. to Rte 2, Rte 495, and Boston commuter rail. Drive times w/o traffic: 45 min. Boston, 20 min. Lowell/ Rte 3, Burlington, Bedford, Nashua 30 min. Enjoy the rustic, airy loft loft which is 450 square feet with a private entrance, bathroom, shower, and kitchenette, and pellet stove/AC for seasonal comfort. The bed has a high quality mattress topper and 100% cotton sheets, and in winter a cozy quality down comforter are provided for your comfort. The private entrance gives access to two rooms. The main area is spacious with a queen memory foam bed, couch, window seat, table, and bookshelf. The kitchenette and bathroom are separated by a curtain, with a wooden door between the kitchenette/bathroom and main room . There is one sink for the bathroom and kitchenette. The property is surrounded by 140 acres of conservation land with trails, ponds, and wetlands, with historic orchards within walking distance. The old farm is bisected by the street, across the road are goats, garden, and the stone ruins - all surrounded by forested conservation land with trails. The loft and house are in an “L” shape. The residents private laundry room is located below the kitchenette and the garage is under the loft. Otherwise no walls intersect between the house and loft, so the privacy of guests and residents from one another is ensured. Seats and tables are around around the shared property, and guests are welcome to enjoy many semi-private areas. The loft has a completely separate entrance and full bathroom, offering you comfort and privacy. Guests can independently check in anytime after 4:00. The woods surrounding the property are great to walk and explore, or one can enjoy relaxing at one of the various outdoor tables. There is a trailhead just down the street across from the large barn, which you can see from the parking area on our property. The flight of steps to the loft are old granite slabs with a wooden railing. A few older people have expressed concern and anxiety. We have done our best to photograph them. However, please consider this before booking if non traditional stairs and your footing stability might be a concern - this is the best warning we can offer! Guests are also welcome to walk the long way around the back of the house through the lawn to avoid the steps if preferred. A couple steps are slightly wobbly - they are stable, but are in no way single plane wooden treads. Complementary coffee is available in the loft for your arrival. We are often present on the property and busy with various projects and family things, though there are multiple areas around the property ideal for sitting privately. Tables and chairs are around the yard that you are welcome to pull a chair up to and relax. The loft has its own entrance and you can arrive any time after 4:00 to check in independently, please see check in instructions. Check out is 11:00. HEAT: A cozy pellet stove is the primary heat source. Heat is controlled with low/high knob on the stove's side. *The stove needs to be topped up in the evening with pellets the evening you arrive and then filled fully once a day. We provide pellets and clear instructions prior to your arrival and are happy to help as needed. MULTIPLE/SEVERAL NIGHT STAYS: Every third day, the firebox in the pellet stove needs to be emptied/cleaned. We are happy to communicate about a time that works for guests when we can do this. OTHER: We live in the main house are often around. The loft steps are right next to the woodpile, which is usually in a working state. The area outside is shared. Feel free to enjoy relaxing outside in the space! There is a sportsman club a bit over a mile from our house. As a result, one can hear activity at the shooting range in the distance. The Beaver Brook wetlands create a barrier so one cannot stumble upon the sportsman club when hiking in the woods despite the sounds. Additionally, the house is close to the road so you may be aware of passing vehicles. We are surrounded on 3 sides by conservation land with trails, 45 minutes - 1 hour from Boston and 10 minute drive to groceries, stores and restaurants. The house is right off a country road with our property and conservation land both across the street and behind our house. The area is in the heart of New England and is beautiful at all times of year. Minutes from Rte 495 and 2, we are along a popular bike route, 10 minutes from Carlson Orchards and the bistro/cafe Harvard General Store. Enjoy the rustic loft and the enchanting property with its stone ruins, large garden, animals, and walking trails. We are off the beaten path but 5 minutes from Rte 495 and Rte 2, and a short drive to the Boston commuter rail. Westford, Groton, and Concord 15-20 drive; 20 minutes to the Lowell Connector/Rte 3. Burlington, Bedford, Lexington and Lowell are around 30 minutes away. The house itself is on a side road with easy access to highways. There are good grocery options about 10 minutes drive, most restaurants are slightly farther. If you don’t have a car, remember the “off the beaten path” note above! As far as we know, it is not an easy area to use Uber or a taxi. The walk to the train station is on a main road for a couple miles. Good rental options are easy at the airport and nearby. Parking: to the left of the house in the area under the big tree. Do not pull your car all the way up to the steps, please park in the area between the tree and the road. Please see check in instructions for access to the loft! The kitchenette and bathroom are in one shared space, with a curtain for the bathroom door. A wooden door divides the kitchenette/bathroom area from the main room. ACCESSIBILITY: To get to the loft you have to use the ancient stone staircase. It is stable, yet steps not single plane treads. Often one step has a wobble to the left/right when stepped on. There is a handrail. If mobility/stability are a concern, please consider this prior to booking. Check in is anytime from 4:00 on. Check in is independent, please free to park and let yourself in! We are available to communicate about any questions, and the wonderful caretakers are generally available in a short time if you need anything. Check out is at 11:00. PLEASE use only one kitchen appliance at a time to avoid blowing a fuse (kettle, range, toaster oven, microwave.) If using a hairdryer or some other high powered thing, please turn off cooking appliances and AC/Electric heater while in use. If in doubt please check with us! DAYBED: is just a thin mattress for a window seat. Most people would not enjoy sleeping on it. The bed is the one, queen sized memory foam bed. There is NO TELEVISION in the space. We did this on purpose. Wifi service is great. If you run the AC, please close the windows in the main room. Due to mosquitoes, keep screens in or close windows. Goats and chickens are present on the property.
