Bring your own sheets and towels. Perfect for families. Great place to relax and make memories! *SUNDAY to SUNDAY rental.* The space This is not your typical rental. We use this home in the off season and it has many decorative touches, a ridiculously well-stocked kitchen, and custom artwork. We love the space, the size of the rooms, the sound of the ocean waves, and the access to a life-guarded beach at the end of the street just steps away. This reverse-living three-story house has a modern kitchen but your family will feel comfortable. Repeat guests always comment that it feels more like you are staying at a friend's beach house. NO PETS are permitted. Eight beach badges provided. The ground level entry includes a owner's storage closet and stairway to the first floor and a doorway to the back patio. On the first floor, there are four spacious bedrooms, two full baths with bathtubs, and a washer and dryer. All four bedrooms are on this floor. The master bedroom has a king Tempurpedic mattress, dresser, flat screen TV, attached full bath, ceiling fan, full length mirror, and a slider to the front covered deck furnished with rocking chairs for your morning coffee. There is a full bathroom on this level that is open to the hallway. The second bedroom includes a brand new queen mattress with foam topper, two chairs, dresser, large nightstand, ceiling fan, full length mirror, and sliding door to the front covered deck. The third bedroom on this level includes two brand new twin beds with new mattresses, dresser, ceiling fan, and chair. The fourth bedroom on this level includes two sets of bunks with brand new mattresses in 2024 (sleeps four), full length mirror, and two large dressers. This level also includes a brand new super large capacity washer and dryer. The master and the queen bedroom open up to a covered deck with two rocking chairs, two couches, tables, and comfortable wicker chairs. This deck gets morning sun but stays cool and shady for most of the day. Climb the stairs to the bright and open main living area with vaulted ceiling, ocean-facing and bay-facing decks, lots of light, and distant ocean views. This very large family room (14x28) includes two seating areas. One has a sectional couch and rocker chair and 55" flat screen smart TV (new in 2025). The coffee table and sofa tables are filled with books, puzzles, and tons of games. The other side of the room has a large couch that opens to a sofabed, coffee table, more comfy chairs, and more books, games, and puzzles. Working from home? There’s a printer and great WiFi throughout the house. The updated kitchen includes stainless appliances, granite counters, dishwasher, electric stove, wine fridge, tons of cabinet space, and a breakfast bar. It's also well stocked with spices and specialty appliances like a toaster oven, toaster, panini press, crock pot, rice cooker, waffle iron, pasta machine, electric griddle, hand mixer, juicer, fondue pot, and blenders. The kitchen is open to the dining area with a new table and chairs providing seating for 8. This level also has a half-bath. The kitchen has tons of plates, dishes, cookware, bakeware, serving dishes, wineglasses, mixing bowls, and Henckels knives for the chef in your group. There are two coffee makers - one traditional drip and one Keurig. The front oceanside deck includes a new table with umbrella and 8 chairs for dining, and a smaller coffee height table with four rocker chairs for relaxing. Distant ocean views and morning sun from this east-facing deck. The small covered west-facing deck has a large propane grill with propane provided, two chairs and a small table. The rooftop deck is accessed from the back deck and provides both ocean and bay views, perfect for sunset viewing. The large backyard space includes a flagstone patio, small horseshoe pit, regulation corn hole game, large covered dining table with six chairs, another large dining table with four chairs, and five additional chairs around a gas firepit. There is an outdoor shower with large changing area. There's a clothesline in the back also. The garage level includes a ping pong table. In and around the garage, you will find four boogie boards, a 7'6" surfboard, a standup paddle board, floats & beach toys for younger kids, two beach umbrellas, volleyball net, large beach canopy, three beach wagons, volleyball set, badminton set, kites, two sea kayaks, and six bikes. LOCK THE BIKES UP when you are out and about and please put the bikes in the garage (not in the front). What we love about this house is that there are essentially four levels for your family .. from a hangout space on the ground floor/patio for games to a rooftop deck to catch the LBI sunsets. Too hot in the morning? Use the back deck or patio. Too hot in the afternoon? Use the front decks to hear the ocean waves. There is parking for five cars. The house is 2 miles from Fantasy Island, a mile from ACME, but quiet and private for when you are at home. The main living area is open and bright and very spacious and all the bedrooms are on one level (great for families with kids). The house has central air conditioning but you can also get nice sea breezes with both front and back sliding doors open. The house has a brand new on-demand gas hot water heater, new carpet in 2024, and new AC units in 2025. Sounds perfect, right? So... what might concern you as a renter? This house was originally built in 1987. There can be walkers, joggers, and bikes on Beach Avenue in the morning. The rooftop deck is three stories up so you will need to watch young children carefully. *NOTE: NO PETS, NO SMOKING or VAPING on the property. Like all LBI rentals, you provide your own linens (sheets, towels, beach towels). I provide bath mats, pillows, comforters, hand towels, and kitchen dish towels. The outdoor shower has a supply of soap and shampoo. This house rents SUNDAY TO SUNDAY but please contact me if you need different dates and we may be able to accommodate your schedule. The house is available for long weekends in the early summer and fall. Guest access Guests have the entire house and property to themselves. Other things to note This house was built in the reverse living style with bedrooms on the lower level and living space on the upper level. There are many stairs and you should be prepared to carry up things like suitcases and groceries up multiple flights and carry down trash. Consider it your vacation fitness plan! Things for the beach can be safely left in the garage or backyard area during your visit but don't leave bikes outside in the front. Please note we always do a little updating in the off season so the house may have different furniture, bedding, and accessories. **Check out is promptly at 10 am, and check in at 4 pm to allow for thorough cleaning .. It is highly LIKELY that you will be able to check in prior to 4 PM. Most guests can check in by noon on the start day of your rental. I have a wonderful cleaning service and as soon as they are done, I will text you and you can come to the house. On the day of check in, you are welcome to park in the driveway anytime after 10 AM and head to the beach while the house is being cleaned. You can use the lower level bathoom if needed. *** If the beach badges are not in the house when you check out, you will be charged $45 PER BADGE. That's $405 - so don't lose the badges! ** If evidence of pets is found by the cleaning service, guests forfeit their entire security deposit and must also pay for a complete house anti-allergen cleaning. Also - LBI has strict trash collection guidelines. For our house, we are Zone 2: trash pickup is MONDAY and FRIDAY and recycling gets picked up FRIDAY. Single stream recycling includes mixed paper, cardboard, newspaper, magazines, brown paper bags, cleaned and rinsed commingled bottles, cans, and plastic containers with a neck opening smaller than the base may be placed loose in the designated can (any of the six cans as long as it is separated from the trash). Do not put recyclables in plastic bags. If there is any problem with the trash (trash overflowing, not in cans, no lids) it's the renter's responsibility to pay the fines levied by the Township. They write timestamped tickets and the cost will be deducted from your deposit. Thank you!
