The space As you drive up the circular shell driveway and see the stonework, gardens & wrap-around porches of Incandescence, you'll feel the delight of your own dream home. From sunrise flooding the breakfast area til the last rays of sun set over the moors, the house glows with the beauty of Nantucket’s ever-changing light. It's a house classy enough for entertaining but comfy enough to kick off your flip flops, put on music & relax after a day at the beach. 'Incandescence' is decorated in a warm, beachy-country style with plenty of blue and white furnishings, wicker and antique pine. And although this large (4,800 square foot) house comfortably sleeps 12, it is chock full of unpretentious places, intimate spaces, and the quirky little hideaways that make a classic Nantucket home linger forever in your memory ... 'Incandescence' is spacious enough for 2 or even 3 families to vacation together. Each of the five bedrooms has its own beautifully tiled en suite bath, and there are two half baths off the 'public' rooms. Guests rave about the 2 large living rooms, the gourmet kitchen & the fact that large groups can spread out (everyone finding their own special niche spot), but even small groups find the house warm and inviting. The huge master bedroom on the second floor boasts a king bed, a sitting area with sofa and club chairs, a private covered balcony with views across Tom Nevers and out to sea, and a spa-sized, luxurious, tumbled-marble bath with a JACUZZI tub, from which there are also beautiful views. The master bath also has his & her sinks and a large two-person, glass-enclosed shower with double shower-heads and multiple wall jets. Two of the bedrooms on the first floor - one with a king bed, and one with a full/double bed and a futon - are off a large, private hallway. Both rooms are large (particularly the king), and could easily serve as second 'masters' when two or three families vacation together. Another bedroom - with two twins - is off the living area. Bedroom #5 has a queen bed and is on the second floor. THE 'LIVING' AREAS: The living room features cathedral ceilings, high gable windows, a wood burning fireplace, and French doors out to the deck, which is equipped with table, chairs, umbrella, gas grill and an outdoor shower. A wonderful gourmet kitchen with butter-yellow glazed cabinetry, limestone counters and stainless steel appliances awaits your culinary flair; an open floor plan to the large dining area allows hosts and guests to feel equally at home. Off the kitchen is a charming, inviting family room with stereo, TV and games for the whole family, plus a gas-fired fireplace to take the chill off those late summer/early Fall nights. Air conditioning, cable, high speed Internet, and WiFi allow you to remain comfortable and stay in touch, even on the Far Away Land. *For WINTER and EARLY SPRING rentals only* the house will be offered with 4 bedrooms (not 5), including: 2 bedrooms with king beds, 1 with a queen bed, and 1 with a queen bed *and* a futon that opens into a double bed. There is also a third floor "bonus room" which has a second futon that also opens into a double bed. Each of the four bedrooms has its own full *en suite* bathroom, and the house also has two half baths. (The bedroom with 2 twin beds will be locked and inaccessible.) Other things to note By booking this property, guests acknowledge that our OUR CANCELLATION POLICY supersedes and replaces the policies set forth by Airbnb on this listing and elsewhere on Airbnb's site, and acknowledge and agree to the other terms listed below. After booking, guests will be asked to sign and return a rental contract that includes these terms, and will provide the names and approximate ages of all guests in their party. 1. OUR CANCELLATION POLICY: Cancellations received more than 90 days prior to the arrival date will result in a full refund less a cancellation fee of 10% of the total rental amount. If GUEST cancels less than 90 days before arrival date, payments received will be refunded ONLY if premises are re-rented by HOST/OWNER for the reservation period at the same rate and terms, in which case GUEST will receive a refund of the monies paid less 10% of the total rent due for this lease. If re- rented for a lesser amount, the difference between this rental and the lesser rental amount shall not be refunded. No refunds period will be made for cancellations within 30 days of arrival date. 2. The HOST/OWNER shall have no liability to GUEST for inclement weather. No refunds will be made because of boat or plane crossings being canceled or delayed due to weather conditions. 3. The house is to be occupied by no more than 12 guests. 4. The rental fee is based upon a maximum of 12 occupants, and the property shall not be used for functions or gatherings involving more than that maximum number of occupants, except with prior approval of the HOST/OWNER. GUESTS shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any laws or ordinance, nor commit waste or nuisance on or about the premises. 5. NO DOGS, CATS or OTHER ANIMALS, BIRDS, or PETS OF ANY DESCRIPTION shall be kept on the premises. 6. NO SMOKING is allowed in the House. Any smoking must be restricted to outdoors, and GUEST agrees to use extreme care in disposing of any smoking materials. 7. GUEST shall not sublet the premises/House or any part thereof without the prior written consent of the HOST/OWNER. 8. HOST/OWNER will provide clean bed linens and bathroom towels at the outset of the rental period. Interim maid service is not included in the rental rate but can be arranged at additional cost to GUEST. HOST/OWNER will present the property in a clean and habitable condition. Upon arrival, if GUEST is not satisfied with the cleanliness or condition of the premises, GUEST will so notify HOST/OWNER within 24 hours. 9. All personal property of the GUEST or GUEST’s family and/or guests brought on to the premises/House shall be at the sole risk of GUEST. 10. GUEST agrees to hold HOST/OWNER harmless for any injuries or claims caused by or contributed to by accidents, allergic reactions, or any other casualties or health problems which may arise during tenancy or as a result of said tenancy. Safety precautions undertaken by HOST/OWNER are not foolproof, and GUEST shall hold HOST/OWNER harmless from all claims to person or property arising out of the use and occupancy of the premises. 11. HOST/OWNER and GUEST agree that, should the property be destroyed by fire or other casualty so as to become unfit for human habitation prior to occupancy by GUEST, this Agreement shall become null and void and all payments made hereunder shall be refunded to GUEST, who agrees to hold the HOST/OWNER harmless in such event. Should the premises be rendered uninhabitable during tenancy by an Act of God (including but not limited to hurricanes, storms, lightning, floods, environmental disaster, loss of utilities), reimbursement on a per diem basis will be negotiated between the GUEST and the HOST/OWNER. 12. GUEST will comply with the HOST/OWNER’S “House Details and Policies” and the CHECK-OUT INSTRUCTIONS, which both shall be included in the rental contract. 13. HOST/OWNER or his/her Agent may enter to expel the GUEST, GUEST’s family and/or guests if he/she breaches this Agreement in any material way. Violations of the above terms and conditions could result in immediate eviction and/or loss of said security deposit.
