The space Waterfront and close to great skiing, the property is situated at the beginning of the designated East Rosebud National Wild and Scenic Rivers System. It is a 30 minute drive to Red Lodge Mountain where you'll find excellent, affordable skiing without the crowds as well as enjoy multiple dining choices in the quaint undiscovered town of Red Lodge. The Cottonwood unit is located at 21 East Rosebud with its own entrance, kitchen, living areas, and wrap-around deck. Completely renovated in 2019, it was designed and furnished by an owner who is also Tippet Rise's interior decorator using western-themed furniture, beds, and luxury linens. Our mission is to help you create beautiful memories at The Rosebud as well as to make all our guest’s stay as comfortable as it can possibly be. For us to do so, prior to confirming your booking, we would truly appreciate it if you review our house rules and confirm that they fit into you and your other guest’s plans for a stay at The Rosebud. Specifically - to protect the privacy and enjoyment of all registered, paying guests we do not allow any outside visitors on the property at any time or gatherings of friends/family members on the property who are not paid and registered guests. So if you are coming for a local wedding or get together, its perfect as long as you understand you cannot bring visitors or guests back onto the property at any time. The Cottonwood is the fully separate, upstairs space at 21 East Rosebud with its own entrance, kitchen, living areas, wrap-around deck with outside stairs to backyard on the E Rosebud River. There are 2 bedrooms, one with 1 queen bed, another with 2 extra long twin beds, a queen daybed in the large living room as well as 1 and 1/2 bathrooms so it very comfortably accommodates up to 6 people (with 4 sharing the 2 queen beds.) A shared area (when there are other guests downstairs) with a treehouse, firepit, and riverfront lawn completes this perfect place to enjoy Montana. There's a fishing and swimming hole about 30 feet from the back door so bring your fishing gear if so inclined. The internet service is provided by Nemont and is DSL 30/5 with Advanced WIFI Modem. PLEASE NOTE: The Cottonwood is the UPSTAIRS unit and is one of two units on the property. The DOWNSTAIRS unit is listed as The Aspen on Airbnb. These two units have completely separate entries, living areas, bedrooms, kitchen, baths and decks but do share the grounds (outside areas) with guests staying in both units. This unit (The Cottonwood) accommodates up to 6 guests sharing 2 queen beds and 2 singles). The whole house (21 East Rosebud listed on Airbnb) can be booked (and includes both upstairs and downstairs units) by searching for the listing on Airbnb: 21erosebud-roscoe-montana and can accommodate up to 10 guests. Guest access Guests have access to the grounds of 21 East Rosebud including the sandy beach, tree house on the river, lawn toys, upstairs deck, large side, and front yards, front porch, and the fishing hole right off of the front lawn! It has a completely separate entry, living area, bedrooms, kitchen, baths and deck with stairwell to front yard and shares the grounds (outside areas) with guests staying in both units. This unit (The Cottonwood) accomodates up to 6 guests max sharing 2 queen beds sharing 2 queen beds and 2 singles. Once your reservation is booked and confirmed, we will request an email address where you will recieve our Rental Use Agreement via Adobe esign. It includes our house rules among other conditions and is signed by the guest requesting the booking with the names of the paid guests be listed on the agreement who are paid for and staying on the property. Please review and complete this agreement at least 7 days prior to check in date or hosts reserve the right to cancel the reservation. If you would like to host an event or gathering that would include persons other than those who are not named, paid and registered on the Rental Use Agreement, please message us with a request for that with details prior to booking for our consideration and approval. Additional charges will be incurred based on number of visitors and type of event. Please do not request to book unless you are aware of and agree to this policy.
