The studio is opened floor plan with Sofa bed for extra guest desk and TV and full shower and bath in main house and is shared and the formal living room with fireplace and outside Veranda that over looks garden and tennis court is acessable to the guest. The house is very quiet and private. The home kitchen over looks a garden area and seating is outside on warm days or seating in the Kitchen for early morning coffee and TV for morning news. The location is perfect for walks to the beach or Fashion Island and Balboa Island across from the Bay in Newport Beach, great location and places to eat and much more... Guest access You have access to the front entrance garden and outside seating and Kitchen for a meet and greet. They also would have access to the kitchen for self serve Continental Breakfast each morning. Coffee or Tea Orange Juice...Fruit...pastry or toast with butter and Jelly. Other things to note My home is quiet and peaceful most family and friends and guest love to visit. I have a tiny dog she is also very quiet sleeps all day and night very friendly and sweet.
