West End Standalone 1br 1.5ba Ptown Cottage

Welcome! I purchased this beautiful standalone cottage in the West End of Provincetown in Fall 2021 after visiting for over a decade and staying in countless other places. I loved its perfect location, the full-height ceilings on both floors, and how private it feels - unlike most cottages in town, it's a good distance away from the nearest neighbor, and gets a stunning amount of natural light. The space On the lower level, there are two entrances: one off the street next to your exclusive parking spot and into the kitchen, and one from the rear of the complex, into your exclusive outdoor patio, and then the living room. The lower level includes a full bathroom with shower (gas-fired instant water heater), well-appointed full-size kitchen (with a brand-new three-level Bosch 300 dishwasher), and living room (with a fireplace, a brand-new Article sofabed, and a Roku TV with soundbar). A very STEEP set of stairs leads up to the second floor. The second floor is entirely the bedroom, with a brand-new California king bed (four drawers for storage, and a Casper mattress), a second Roku TV with soundbar, a home office (with a desk, monitor, keyboard/mouse, and laser printer), a brand-new LG washer & dryer, a closet with hangers, and a small half bathroom. New additions not in photos: bedside tables and lamps, and a full-length mirror. Both levels, but especially the upper level, get an astounding amount of sunlight. For your comfort, each level has independent climate control (AC in summer and heat in winter), all powered by renewable energy. Guest access Guests have full and exclusive access to the entirety of the cottage, including the parking space out front and the patio in the rear. Behind the patio are the parking spaces for the main house on the grounds (please don't park there - your space is out front!) and the exclusive trash/recycling cans for the cottage. The pathway from the driveway past the main house to Cottage Street is shared space and you may use it to enter and exit the grounds (but please be fully respectful of the main house and the residents/guests there). Alternatively, you may enter/exit the grounds via Nickerson Street. Other things to note Number of guests: the cottage is cute and cozy, and is best for 1-2 adults (I do not allow children as the steep stairs are not gated). A comfortable fold-out is available downstairs for your use, but no more than 2 guests are permitted by town. For larger spaces, my neighbors each have 3bd/2ba units, and we have great friends around the corner with both a 2bd/2ba and a 2bd/1ba. Climate control: winter 2022 brought upgrades! Both levels now have ductless mini-splits (heat pumps) that provide powerful, efficient, environmentally friendly heat and a/c. Adjust by using the thermostats, or the included smart screen. There's a wood-burning fireplace downstairs (winter use only) as well as a ceiling fan, too, if you aren't a fan of a/c. One last note: this place is my full-time home, not an income property, which means two things. First, I hope (and require) that any guest will treat it just as if it's their own home! There are a number of excellent hotels in town if you'd like to be a bit more carefree (I particularly love the Gifford House). Second, my prices might be higher and I won't adjust them downward on request. I love to have guests, but I also love to be there myself; pricing helps balance that equation. If the prices feel too high for you, there's a ton of other great options here on AirBNB or in various hotels or guest houses, and maybe that'll mean I'll see you around town! :)
