Year round retreat directly on Otis Reservoir offering 62’ of lake frontage on MA largest and fully recreational lake. Enjoy the lake views right from our docks, Solo Stove firepit, expansive deck, main floor or bedrooms. The house sits 100 yards back from the lake leaving a large lawn for outdoor activities. Updated and renovated in 2021! Many local snowmobile trails and ski resorts too! Heated garage and 2nd driveway for larger trucks/trailer or RV's. The space The house was renovated to allow lakeside views from almost anywhere! The kitchen is expansive with a 10' island and seating for 8. The open concept leads way to a dining room that provides additional seating with an adjacent reading nook. The kitchen is complete with a propane stove, full size fridge, beverage fridge, microwave, toaster and drip coffee maker making entertaining a breeze. The main floor includes two bedrooms, each with a queen bed, tv and dresser. The main floor full bath is spacious with a tub/shower and washer and dryer. The living room offers a large TV and the couch does fold out for a full mattress as well. The master bedroom is located above the garage on the 2nd floor with excellent views and features a queen bed, tv, dresser and it's own en-suite with larger shower and closet. Please note the stairs are on the steeper side for this 2nd floor bedroom. The lower level walkout provides the 4th bedroom and includes 3 additional beds (two fulls and a queen) but it is IMPORTANT to note it has low clearance (6 feet) and therefore was designed to be a great child and teen hangout. Adults likely will be uncomfortable in the lower level for extended stays. We have furnished the lower level with board games, craft table, an arcade, two tv's and a 1/2 bath. The lower level also has lake views and provides direct access to the ground level. The house has a heated garage and parking for two additional cars in the main driveway. To the left of the house is a 2nd driveway off the main road which is great for extra parking for cars or larger items like RV's, boats, boat trailers or snowmobile trailers. There is an expansive deck off the lakeside of the home with a propane bbq grill and cushioned seats for relaxing. The adjoining lakeside lot includes a bathhouse with working toilet (April - October only for the bathhouse) and access to our docks. The beauty of this location is that our lake frontage is in a large alcove away from the main center of the lake, meaning you are far from the boats and jet skis running up and down the lake. In turn, this provides an excellent area for paddleboards given the smooth water surface and also a very safe area for swimmers and tubers to relax. The main house sits about 100 yards from the lake which leaves an abundant space for outdoor activities on the green and a great way to get your steps in while on vacation! Otis Reservoir is a fully recreational lake meaning all motorsports are allowed. Speedboats are capped at 24' length and pontoon boats have no size maximum. We do have plenty of space on our dock for you to bring a boat if you wish. There are a few public spots on the reservoir to launch your own boat for a small fee. We have two paddleboards and a kayak available for guests use. We do not provide a boat or jet ski with the rental however Camp Overflow does rent small 5hp fishing boats and some local companies deliver rentals. Please note we do have one RING Floodlight camera which records audio/video and is the only monitoring system on premises. This monitors the front entrance and both driveways and is installed on the garage. This is not routinely monitored and ONLY reviewed on an as-needed basis. Guest access The house has a main driveway, a secondary driveway to the left of the house as well as an easement road underneath between the house and the lower lot to provide for additional parking. Other things to note IMPORTANT - We require all guests looking to book a reservation with us to have at least one review of 4.5 stars or greater, and no reviews below 4.0. The 4th bedroom is the lower walkout level. This is an open concept floor with the living room open to the bedrooms. Please remember the ground floor level is about 6' and is best suitable for young adults and children. There is a paved easement between the house and the lower level lot that gives access to just 1 house that is past ours that is only used during the summer. It is very infrequently used but we wanted to mention it. Access to the bath house is only available April - October to make sure pipes do not freeze.
