Our place is our ‘home’, an end of terrace three-bedroom family flat in the heart of Hackney, East London - superbly located right next to an amazing greenspace - London Fields; that provides immediate connection to many great local assets, from farmers markets, cafes serving world class coffee, to award winning restaurants and outlet stores for fashion icons. The light-filled open plan arrangement offers fluid indoor - outdoor links, with carefully considered design touches throughout. The space Tastefully appointed and decorated family home, over-looking London Fields park. Our place is a split over 3 levels, with a private entrance off a communal terrace with pedestrian access directly from the park, and side street vehicle access with visitor voucher off-street parking available – no through-route traffic is great for child-safety and a calm public realm. The ground floor has ample storage for bicycles, scooters, buggies and suitcases, the 1st floor has a generous open-plan kitchen / living / dining room with a west-facing balcony, and the 2nd floor has 3 double bedrooms along with a family bathroom. Being an end of terrace, the flat benefits from 3 aspects, kitchen / bathroom + bedroom 3 have easterly views across the park; living / dining + bedrooms 1 & 2 have westerly views – creating spaces filled with afternoon light; along with a private balcony accessed from large sliding doors which also offer great cross-ventilation during warm sunny days. Nb. There are a few little bits around the house which are in-progress ‘projects’ (the joys of living with an architect, always tinkering:-) – don’t be put off, the home is fully functional as is. A little bit more about the location – Rochford Walk, Blackstone Estate Our flat is within an ex-local authority block, Rochford Walk. The estate was originally built in the mid 1970s by a private developer, but they ran out of money and so it was taken over as social housing by Hackney Council, the local authority. This perhaps explains why it’s not your typical ‘council estate’. It’s right next to the park, with wide walkways and facing front doors which make for a great community spirit - we have regular street parties here and there is a lot of friendly interaction between neighbours. The general location is a mixed and vibrant community - with a balance of privately and socially rented properties. The wonderful location of the flat (directly overlooking London Fields park) means that it is, for the most part, very peaceful and relaxing. However, especially in summer, you sometimes get people walking back from the pubs on Broadway Market and making a bit of a racket. And on very hot nights, when people have been on the park all day, you might hear chatting, singing and even drumming etc before they disperse. Also, the rubbish/recycling collections for this estate are often as early as 6.30am on weekdays (Monday & Friday), and this can also be quite noisy for around 3-5mins, since our flat is close to the bin area.
