Description

A centrally located coastal holiday home in the heart of the South Coast of Australia. This 2 storey 3 bedroom beach house is approx 100m from Nth Broulee Beach (which is mostly dog friendly), 200m from Shark Bay and 150m to South Broulee Beach. Fully fenced backyard. Coffee shops, surf school/hire, liquor & convenience store, Surf club, skate park, pharmacy, Broulee Wellness Centre are all within easy walking distance. Can sleep 7 with an extra 2 x double pullouts for an additional 4 people. The space THE PROPERTY: Is well established and ideally located. It would have to be one of the best locations on the South Coast. There is unlimited wi-fi throughout the house. Professionally cleaned after each stay and all linen/bath towels are provided and we can assure you that the house will be sparkling clean. The property has a lot to offer the whole family with numerous outdoor entertaining areas to enjoy the coast's environment and to spread out. Just an easy walk to each of the beautiful Broulee beaches. There are plenty of scenic walks close by, including around Broulee island. The skate park is under 100m away and the area includes swings and a basketball backboard/hoop. Broulee tennis courts are available for hire and are also within an easy walk. The Tomakin Sports and Social Club is about a 5 minute drive and they also have a courtesy bus that can be booked for pick-ups and drop-offs. There are also other numerous restaurants and pubs in the surrounding areas and in particular at Moruya which is a 12 minute drive. GROUND FLOOR Consists of a good sized bedroom with a try-bed (double and a single bunk) and built-in robes; a large second lounge/rumpus room with a large sofa and a large TV (includes a chrome-cast device); two desks for any study or work commitments; laundry with washing machine and dryer and the second toilet and shower. Split system heating and cooling unit in the second family/rumpus room. FIRST FLOOR: Has an abundance of natural light and consists of an open plan kitchen/meals/living area with a large sofa and has sliding doors leading onto the tiled front patio area; main bathroom with a shower/bath/toilet and two spacious bedrooms both with queen beds and built-in robes. There is an electric oven, induction cooktop, rangehood and dishwasher is in the kitchen area and the kitchen is fully equipped. Ducted heating and cooling throughout the upper level, including in the bedrooms. There is also a TV in this area (includes a chrome-cast device). There is an outdoor setting on the front patio area. OUTSIDE: There is on street and off street parking, including a carport on the property. The large back balcony on the upper level is accessed from the backyard and from the kitchen. There is an 8 seater table and chair setting and a gas (bottled) weber BBQ. There is also a 4 seater bar table with 4 stools and a small outdoor setting to enjoy. The backyard consists of a good sized grassed area; large covered Gazebo area with a large table and seating for approx 12 people. There are two outdoor showers. One is in an enclosed private space (in a converted water tank) and has hot and cold water and the second has just cold water which is behind the garage. There are two outdoor clothes lines for any extra requirements. SUPPLIES: A complimentary welcome pack will be provided that includes several single-use items to get you started including tea, coffee, sugar, long life milk, soap, laundry, and dishwashing supplies. For extended stays, please bring extra provisions just in case. Guest access Guests have access to entire house (as listed above) and enclosed backyard. Other things to note If you are using the clothes dryer in the laundry, could you please leave the laundry back solid door open for ventilation Guests will be provided with a code for the key lock-pad for entry on arrival. Carport available. Garage unavailable. No smoking inside. Sometimes the wi-fi in the area lags or is a bit slow due to peak periods, etc.... but it usually gets going again. AGE LIMIT: We do not accept reservations for groups of travelers under the age of 23 years unless a specific exception has been approved. Sorry, no Schoolies groups.
