Lodge for up to 28 people in a mountain paradise

Large self-catering chalet in the mountain village of Boden. The house has several bedrooms with 2-6 beds each on the first floor. On the ground floor there is a cozy parlor, a large kitchen, a lounge for games, darts and foosball, a terrace. A children's ski lift and toboggan run is right in front of the house. The nearest major ski resort is the Jöchlspitze. The Arlberg (largest and best ski resort in Austria) with Lech, St. Anton, Warth and Zürs is also just around the corner. The space On the first floor there are - depending on the number of people - up to 8 bedrooms. These are prepared depending on occupancy. Please note: It is a hut and not a hotel, so there are no single or double rooms in the classic sense. In addition, there are 2 separate bathrooms and 3 toilets, and each bedroom has its own sink. A total of up to 28 people can be accommodated. However, a maximum of 16 people can be booked on Airbnb – but please write to us if you are more people regarding the conditions for the entire stay. On the ground floor you will find a cozy parlor, a large kitchen, a lounge for games and a terrace. Location & activities In winter, there is a children's ski lift and toboggan run right in front of the house. The nearest major ski resort is the Jöchlspitze in the Lech Valley, the Arlberg with Lech, St. Anton, Warth and Zürs are also easily accessible. In summer, the Tyrolean Eagle Trail starts right at your doorstep – perfect for hiking! A popular destination is the Hannauer hut, and motorcyclists also love the fantastic route over the Hahntennjoch. The royal castles of Neuschwanstein, Hohenschwangau and Linderhof are also easily accessible. Important information 🚫 No parties or alcohol excesses allowed! 10:00 p.m. outdoors is quiet time! 🧹 Final cleaning is to be paid separately. 🗑️ The garbage must be disposed of at the collection point yourself – please inform yourself in advance about the exact location. If you do not agree, please do not book! Guest access There is a key safe for access and parking for about 6 cars right next to the house. Other things to note The entire house is exclusively available for your group – there are no other guests in the house. Please note that the chalet is not suitable for parties, soccer matches or bachelor parties. We do not tolerate any noise pollution towards our neighbors. 🚫 Reckless or loud celebrations, outdoors or with open windows/doors, are strictly prohibited. If you come to drink and party, you are in the wrong place - in this case, an additional deposit of € 500 will be charged immediately. For families with children, friendly meetings or quiet celebrations, however, the house is perfect. 🍽️ Catering can also be arranged on request. 🔥 Firewood and organic products are available right next door. On Airbnb, a maximum of 16 people can be specified on Airbnb – please let us know about additional guests by message to find out the conditions! 🧺 Please also clarify final cleaning, bed linen, etc. with us before booking! 🛏️ Please let us know your room requests up to 8 days before arrival. 🗑️ Waste disposal is done independently at the collection point. If you do not agree to this, please do not book the house.
