HOUSE RULES – 30+ DAY STAYS This property is intended exclusively for residential stays of thirty (30) consecutive days or longer and operates in accordance with applicable California law, Los Angeles regulations, and Airbnb policies. Prior to occupancy, guests may be required to complete additional residency requirements associated with long-term stays, including identity verification, occupancy documentation, and supporting insurance documentation. Guests are expected to maintain active Renter’s Insurance (HO-4) or Personal Liability Insurance that remains effective for the entire duration of their stay and should be prepared to provide proof of coverage before check-in when requested. Acceptable documentation may include an official Declaration Page, Certificate of Insurance, or equivalent documentation issued by the insurance provider. Guests acknowledge that Airbnb AirCover is not a substitute for personal insurance coverage and may not cover all damages, expenses, or operational losses associated with a residential occupancy. Examples of expenses that may not be fully covered include, but are not limited to: • Loss of rental income during repair periods • Vacancy-related expenses • Excessive cleaning expenses • Excessive trash removal expenses • Delivery, transportation, and installation expenses for replacement items • Administrative and coordination expenses associated with repairs and restoration • Business interruption losses Guests remain financially responsible for damages resulting from negligence, misuse, unauthorized occupants, unauthorized pets, policy violations, or excessive wear and tear beyond normal residential use. Guests are required to promptly report any damages, safety concerns, maintenance issues, or incidents affecting the property during their stay. Nothing contained herein supersedes, replaces, or conflicts with Airbnb’s Terms of Service, Airbnb AirCover protections, payment policies, or platform rules. Any provision that may conflict with Airbnb policies shall be interpreted and enforced in a manner consistent with Airbnb requirements. Please always keep doors and windows closed, and if you see any, use ant spray. Avoid dropping crumbs of bread, rice, and snacks on the floor, and keep your living space clean daily, as it helps maintain both your health and the cleanliness of the house. Utilities (Water & Electricity) Utilities are included up to $200 every two months. If bills go over this amount, guests must pay the extra cost. By booking, you agree to cover any additional charges if usage exceeds this limit. Pet Policy and Waste Disposal Clause In the event that the Guest brings any pet, including but not limited to a dog or a cat, the Guest agrees and undertakes to immediately collect all pet waste using an appropriate bag and dispose of it in the designated trash receptacles within the Property, and strictly refrain from leaving any pet waste in the yard, common areas, sidewalks, or surrounding premises. This obligation forms an essential part of the Guest’s duty to maintain the Property in a clean, sanitary, and lawful condition in accordance with applicable California state law and local municipal ordinances. Failure to comply with this clause shall constitute a material breach of the terms of stay. Upon observation of such a breach, the Host shall have the right to terminate the reservation and/or occupancy immediately and without prior notice. In such event, the Guest shall remain responsible for payment of all applicable cancellation fees pursuant to the reservation policy, and additionally shall be liable for liquidated damages in an amount equal to one (1) month’s rent as compensation for the impact of the violation and associated costs. The Host may document the violation by photographs, video recordings, or other reasonable evidence and may retain and submit such documentation to Airbnb and/or competent authorities if necessary. By entering the Property and/or confirming the reservation, the Guest acknowledges and agrees to this clause and all House Rules in full and without reservation. PROPERTY CONDITION, DAMAGE RESPONSIBILITY, INSPECTION, AND LEASE VIOLATION For all stays of thirty (30) days or longer, Guest acknowledges responsibility for maintaining the premises in a clean, safe, and undamaged condition throughout the occupancy. 1. ROUTINE INSPECTIONS Host reserves the right to conduct a property condition inspection once every thirty (30) days upon providing at least twenty-four (24) hours prior notice, except in emergencies where immediate access is permitted by law. Inspections may include examination of the dwelling, appliances, fixtures, furniture, flooring, walls, doors, windows, plumbing, HVAC systems, smoke detectors, and other property components. 2. GUEST DUTY TO REPORT DAMAGE Guest shall immediately notify Host of any damage, malfunction, defect, leak, appliance failure, safety concern, pest issue, or condition that could cause further damage to the property. Failure to promptly report such conditions may result in Guest being held responsible for additional damages that could reasonably have been avoided through timely notification. 3. RESPONSIBILITY FOR DAMAGE Guest shall be financially responsible for all damage beyond ordinary wear and tear caused by Guest, occupants, visitors, invitees, contractors, pets, or any person allowed onto the property by Guest. This includes, but is not limited to: • Damage to walls, ceilings, doors, windows, flooring, cabinetry, countertops, and fixtures; • Damage to furniture and furnishings; • Damage to appliances and electronic equipment; • Damage resulting from negligence, misuse, abuse, unauthorized alterations, or failure to report problems promptly; • Damage caused by pets, smoking, excessive moisture, water overflow, or improper use of the property. 4. REPAIR AND REPLACEMENT Upon written notice from Host, Guest shall reimburse Host for the reasonable cost of repairing or replacing damaged property. Host shall have the sole discretion to determine whether damaged property will be repaired or replaced and to select the contractor, vendor, service provider, or replacement item. Guest shall not perform repairs, alterations, installations, or replacements without Host’s prior written approval. 5. FAILURE TO CURE If Guest fails to reimburse repair costs, fails to correct a lease violation, refuses reasonable inspection access after proper notice, conceals damage, or allows conditions that threaten the property, such conduct shall constitute a material breach of this Agreement. In such event, Host may pursue all remedies available under California law, including termination of occupancy, recovery of damages, legal fees where permitted, and eviction proceedings where applicable. 6. EARLY TERMINATION FOR SERIOUS PROPERTY DAMAGE Any intentional damage, repeated negligence, unauthorized alterations, destruction of property, or conduct creating substantial risk of injury or significant property loss shall constitute grounds for immediate legal action and termination of the tenancy as permitted by California law. 7. SECURITY DEPOSIT AND AIRBNB CLAIMS Host reserves the right to seek reimbursement through the security deposit, Airbnb Resolution Center, Airbnb AirCover, civil proceedings, or any other remedy available under applicable law. 8.
