Guests staying in this resort will have access to many exciting amenities including 2 swimming pools (outdoor pool & seasonally heated indoor pool), an oversized hot tub, grilling area, and exercise room with sauna and steam room! There are 12.3 mi between the closest airport, Panama City NW Florida Beaches, and Ocean Villa. The drive to the airport from the hotel should take you 24min with a normal traffic flow. Do note that traffic is much higher during high season.. Rental Agreement (Please review prior to booking) Age: Booking guest must be 25 to reserve and check-in. For every 3 guests between the ages of 18-25 there must be at least one guest 25 or older. No exceptions. Renting under the age of 25. without prior written authorized approval from Sand Seeker Vacations is grounds for immediate eviction without refunds. Guests: Reserving Guest (named guest wherein this rental has been made) is responsible for any guests that use the property during the term of this agreement. No smoking: No smoking is allowed inside the vacation rental. • Towels and bed linens are provided. These are not replaced or refreshed during your stay. Use of washer/dryer is expected. NO additional towels will be provided. No beach towels provided What we provide: Vacation rentals differ from hotels. For your convenience we do supply an initial small stock of toilet tissue, paper towel roll, laundry tab, dishwasher tab, shampoo, and soap.There is no refreshing of the initial stock of supplies offered. What to bring: Guests are expected to purchase toilet tissue, trash bags, laundry and dishwasher soap, paper towels, etc. in the amounts necessary for the length of their stay. This is common practice among vacation rentals. Security deposit: Stays over 29 nights will be charged a $500.00-$1,000.00 Refundable Security Deposit. We also reserve the right to request an additional security deposit for daily/weekly reservations, in addition to the Damage Waiver. Limited damage waiver: Your reservation includes a Limited Damage Waiver. This fee covers you for accidental damages up to $1,500.00 per reservation. Property availability: We cannot accept responsibility for aesthetic conflicts. Sometimes furniture and appliances have been replaced, new paint, décor changed, etc. We reserve the right to change unit assignments for any reason. We are unable to guarantee a specific property due to unforeseen circumstances. Reserving Guest shall hereby indemnify and hold harmless Sand Seeker Vacations against any and all claims of liability for units sold and/or removed from our program. Efforts will be made to accommodate guest in same unit type by rental agency. If none are available or accepted by guest, a full refund will be issued. Rates/reservations: We reserves the right to not accept and/or cancel online reservations in the event of rate discrepancies due to software integration issues, website issues and errors, maximum capacity concerns and credit card declination. Arrival/Departure Check-in time is no earlier than 4:00 PM Central Time on arrival date. This time may be delayed should unforeseen circumstances arise. We cannot fulfill requests for full or partial refunds due to ultimate availability times. Rest assured we do all in our power to have your vacation rental clean and ready to go for your enjoyment. Check-out time is NO LATER than 10:00 AM Central Time on the departure date. Payments/cancellations: See listing on Airbnb. Noise: We have a strict noise ordinance that must be followed. No loud noises, music, load vehicles are allowed between the hours of 10:00 pm and 7:00 am. Please note if the these are not followed you can be fined up to $500.00 and asked to vacate the property. Condition of Property: Property will be delivered to guest in a professionally cleaned condition. All properties inspected prior to arrival, however, please notify Management of any cleaning concerns or any appliances, fixtures, furniture, etc. in any disrepair or need of maintenance within 24 hours of your scheduled arrival date and time. We are not liable for any external property complaints which fall under the jurisdiction of a Home Owners Association, and therefore no refunds shall be given based on any of these external circumstances. Lost or left items: Management assumes no responsibility for lost, stolen or abandoned items. Any items not claimed for longer than 14 days, may be donated or sold. illegal Substances: No illegal substances are allowed in the rental, and minors should not be in possession of alcohol. Violations will result in eviction from the property and no refunds will be issued and fines of up to $500.00 plus prosecution may be faced. tv and internet: No refund shall be given for number of devices, outages, content, or lack of content or personal preferences with regard to cable/internet/satellite service. Services are provided as a convenience only, and are not integral to this agreement. Security systems: Any security cameras are disclosed in the listing. Guest may not tamper with or cover these cameras. System failures: In the event the rental unit sustains a failure of a system, including but not limited to water, sewer, septic, HVAC system, electrical, gas, plumbing, mechanical, appliances, heat pump, ventilating, pool, hot tub or other system or structural systems, neither the property owner nor the Management shall be liable to Guest for damages, and no refunds will be given for such failures. However, Management will make an effort to promptly repair or replace the failed system or equipment. Management Agreement: Management and Managements representatives and agents have the right to enter the Premises at any time as applicable under the law. Bed Bugs: This property has been inspected for bed bugs. Guests' agree to hold the property owner and Sand Seeker Vacations harmless from any actions, claims, losses, damages, and expenses that may incur as a result of a bed bug infestation. Personal property or injury: (i) Owner Insurance: Guest personal property, including vehicles, are not insured by Owner or, if applicable, HOA, against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Owner/Management does not insure against personal injury to Guest, guests or licensees due to any reason other than the condition of the Premises. (ii) Guest Insurance: Management recommends that Guest carry or obtain insurance to protect Guest and licensees and their personal property from any loss or damage. (iii) Indemnity and Hold Harmless: Guest agrees to indemnify, defend and hold harmless Owner and Management from all claims, disputes, litigation, judgments, costs and attorney fees resulting from loss, damage or injury to Guest or licensees or their personal property. Mediation: Guest agrees to mediate any dispute or claim arising out of this Agreement, or any resulting transaction, before resorting to arbitration or court action. Mediation fees, if any, shall be divided equally among the parties involved. Joint and individual obligations: If there is more than one Guest, each one shall be individually and completely responsible for the performance of all obligations under this Agreement, jointly and individually with every other Guest. Entire Contract: Time is of the essence. All prior agreements between Owner and Guest are incorporated in this Agreement, which constitutes the entire contract. Waiver of liability special features: Guest acknowledges waiver of liability, including but not limited to, where applicable, hot tub, whirlpool, sauna, play areas, play grounds, pools, elevator herein after called special feature, if so equipped. Release: In consideration of the right to visit the home, Guest agrees to release to the fullest extent allowed by law, Owner and its Management, members, officers, associates, employees, agents, representatives, attorneys, assigns, and affiliates (collectively, the Affiliates) from all liability or responsibility of any kind whatsoever for any personal injury, death, property damage or other loss sustained by me, my minor children, any guest identified on this form, or any guest or person allowed onto the property during my rental dates as a result of my, my childrens or the guests participation in a visit to the home, due to any cause whatsoever, including without limitation negligence on the part of Owner or Management. I understand that this release will bind my heirs, administrators, executors, and any other person or entity seeking to claim under or through me. If there is a pool or hot tub, etc. Swim at your own risk Balconies, decks, high stories: Lock balcony doors when away or not in use. Keep furniture and trip hazard away from the rails. Do not lean on the rails. Do not climb the rails.
