Tsuyukusa-an is a beautifully renovated Kyoto Machiya, combining classic charm with modern comforts since 2015. Located in a peaceful yet convenient area, it offers easy access to Kyoto’s attractions via nearby subway and bus stops. ※Futons are provided for bookings of three or more guests. ※Children under 6 years old stay free when sharing a bed (no bedding or amenities provided) Check-in details will be sent via message prior to your stay. Please check for a smooth arrival The space Tsuyukusa-an is equipped with a fully furnished kitchen, a living room, a Japanese garden, a bathroom, 2 separate toilets and a bedroom. *Entrance: a small Japanese garden is welcoming our guests. *Kitchen: IH stove, fridge, microwave, toaster, kettle, knife, cutting board, pan, pot, dishes, glasses, cups, ... *Living room: low table, TV and futon beds in the closet. *Japanese garden: can be lit up at night and can be enjoyed from the living room and the bathroom! *Japanese-style bathroom: bathtub and shower separated, the floor is waterproof. The bathroom is spacious and beautiful. *Toilet: 2 separate toilets, one on each floor. *Bedroom: 2 single beds . For more than 2 guests, additionnal beds (futon beds) will be prepared in the Japanese-style room. *Special service: Powdered matcha green tea and tea ceremony tools are at your disposal. Please enjoy having a tea ceremony in the house. *For Free: Wi-Fi, coffee, tea, shampoo, conditioner, body soap, facial cleanse, make-up remover, hair dryer, cotton, razor, toothbrush and towels. Towels are prepared according to the number of guests and the number of day of your stay. Every 3 days we clean the house and change the linen (cleaning fee is included). Guest access Please make yourself at home. Other things to note Housekeeping is scheduled between 10:00 AM and 3:00 PM during your stay. We kindly ask that you vacate the room during this time. If you do not require cleaning, please inform us by the day before. If bulky items such as suitcases, electric appliances (e.g., fans, rice cookers, microwaves), or furniture (e.g., chairs, shelves) are left in the room after check-out, a disposal fee of 2,000 yen (tax included) will be charged. Please note that the definition of "bulky waste" varies by country, but we follow Kyoto City's regulations when making this determination. The fee will be charged through Airbnb's payment system or via an external invoice. If we are unable to resolve the matter, we may contact Airbnb Support for further assistance. Please complete your order and payment via the QR code in your room by 8:00 PM the day before. Breakfast will be served the next morning between 7:30 and 8:30 AM.
