The fully enclosed garden courtyard with hot tub, BBQ, dining, and seating spaces, offers privacy as well as ocean viewing. HOUSE RULES: Guests are expected to follow the house, HOA rules, and Sonoma County ordinances: * The primary guest must be at least 25 years of age and be present for the entire stay. * Guests are required to sign our more in-depth legal rental agreement within 24 hours of booking. Failing that, the owner reserves the right to cancel the booking for failure to follow house rules. * Maximum occupancy is strictly limited to 6 persons, including infants and children. * No house parties, events, or third-party bookings (including Airbnb Experiences). * No smoking or vaping is permitted anywhere on the property. * Quiet hours are from 9:00 p.m. to 7:00 a.m. * A maximum of two dogs is welcome. A pet fee of $80 for one dog or $160 for two will be added. Please pick up after your pets to avoid a $100 fine. * Light restrictions at night require shades drawn and outside lights turned off when not in use. * A ban on drones- leave them at home. Please supervise children at all times and never turn your back on the ocean due to dangerous sneaker waves. * Security: Exterior security cameras monitor the driveway and entryways only. No cameras are in the private courtyard or interior spaces. * Safety Features: Fire extinguishers are located in the kitchen, garage, and BBQ areas. CO monitors, fire alarms, and first aid kits are also provided. * Hot Tub: The hot tub is professionally maintained, chemically balanced, and serviced after each guest for your safety. * Construction Activity: New home construction next door is expected to be completed by September 2026. * No Air Conditioning: The home does not have air conditioning. Ventilation fans supplement natural sea breezes to keep the house cool. * Septic System: The house operates on a septic system. Please do not flush anything other than toilet paper. * Generator: A full-house generator ensures power during outages, though it does not heat the hot tub. * Accessibility: While a single-story home, there are entrance and deck steps, steps into the game room and living room, and grab bars for outside exits and in bathrooms. The home is not fully accessible for guests with mobility challenges due to various steps and limited turning space in some areas.
