City ID#2678 The space This is a large house (1800 sq. ft) in a quiet cul-de-sac with 3 bedrooms / 3 baths, 1 office/bedroom (with a bonus queen bed), and all the amenities you need to enjoy your stay! - Unobstructed, breathtaking views of the San Jacinto mountains from the house and private backyard - your own garden of Eden! - Large main living area (open floor plan) with 2 sofas (one is a sofa bed) connected to the backyard by 2 sliding glass doors for seamless indoor/outdoor living - 82-inch TV, complete with Sonos sound system and streaming services available - Open kitchen with quartz countertops, stove/microwave/espresso maker, instant pot, and all the equipment you need - Dining table, bar, wet bar with wine fridge, island - Central A/C, ceiling fans in all bedrooms and living areas - Indoor gas fireplace - Relax in the saline pool & hot tub (simple and easy remote to control the jets, hot tub heater, lights and 3 spa-like fountains) - Spa heating included in the rent (turn on and off with the remote control) - Optional pool heating upon request (for an additional fee) - Lounge chairs and umbrellas - Ping pong table! - Outdoor kitchen with grill/BBQ in the backyard - Automated garden lighting at night which softly illuminates the palm trees to create that special Palm Springs atmosphere - "Work from home" in the independent office space with high speed internet, printer, monitor and desk BEDROOMS AND BATHS: - Large primary bedroom with California King bed, ensuite bathroom equipped with double rain shower! - Independent sliding door to go from the primary bedroom to the garden and pool area - Two guest bedrooms, one with a king bed, the other with a queen bed - Guest bathroom with toilet/bathtub/shower - NEW 2nd guest bathroom with toilet and rain shower! - NEW queen bed in the office space for additional sleeping arrangements! - NEW Upgraded outdoor sectional sofa - NEW 2025 Outdoor shower! Guest access Best location to explore what Palm Springs has to offer: - Half a mile walk to Albertsons for groceries, pharmacy, etc. - 5-min walk to World Gym - 1 mile to Ruth Hardy Park and the beautiful Mid-Century architecture of Palm Springs Uptown District - 5-min drive to downtown Palm Springs (2.2 miles) - 7-min drive from/to the Palm Springs PSP airport - 12-min drive to the Aerial Tramway! But there is much more than Palm Springs and this is the perfect base to explore: - Joshua Tree (50-min away) - Coachella Valley - Indian Canyon hiking trails Guests can easily park in front of the house in the driveway (3 cars max.). The garage is not accessible (owner only). Other things to note GUEST ACCESS: All the house and backyard except for the garage. There is a very large driveway for parking, enough for 3 cars. CITY TAX: Per the City of Palm Springs, all short-term vacation rentals are responsible for collecting an ADDITIONAL city occupancy tax (TOT) of 11.5% per rental + 1% (new TBID tax as of July 2021). The tax goes to the City and will be calculated by AirBnB when finalizing the reservation. NOISE: This is not a party house. There is a strict city ordinance related to noise: - no amplified music can be heard at ANY TIME at the property limit, - no noise at all outside after 10pm (pool/spa can be used in silence) A call from the neighbors to the City will bring the Vacation Rental Compliance Officers to your door. They may issue you a citation if you exceed the allowed noise levels or if another violation is observed. MAXIMUM OCCUPANCY: Per city ordinance, maximum of 3 cars and 6 overnight guests. 2 additional children under 12 allowed. AIR CONDITIONING: Electricity is very expensive in Palm Springs. During the hot season, please do not set the Air Conditioning below 68°F and close the doors at all times during the day. OPTIONAL POOL HEATING: Heating the pool for your visit is optional, and is an additional $80 per day during winter, $60/day otherwise. Please let me know at least 48 hours in advance if you would like to choose this option. Heating is typically not needed from June to mid-October. Note that there is an additional thermal system in place on the roof that increases the water temperature by ~10°F depending on the sun (free of charge, included in your rental). HOUSE MAINTENANCE: - Pool maintenance: Wednesdays and Saturdays (sometimes Fridays) - Garden maintenance: usually on Thursdays SECURITY DEPOSIT: The amount returned is conditional upon all terms of the rental agreement being met (examples: violations of the non smoking policy, maximum occupancy limits, abusing air conditioning, no party policy...). Tenants are liable for all replacements and repairs that are outside what is considered normal wear and tear and will be taken from their deposit. CHECK-IN Check-ins on Sundays may not always be possible. Please ask in advance.
