Quiet countryside ranch/farm environment intended for rest and relaxation. Not suitable for parties. A 10pm curfew is observed to avoid disturbing others. The space Upstairs residence located above the host’s shop. Private bedroom with a king bed. Two full-size fold-out sofa beds in the living room. Bathroom with a large shower (no tub). Kitchen includes an oven, four stovetop burners, microwave, coffee percolator (Folgers coffee provided), paper and porcelain dinnerware, utensils, pots, and pans. Full-size refrigerator with freezer. Cooking oil, salt, and pepper provided. Charcoal grill at the rental; propane flat grill and BBQ grill located about 200 feet away at the cabana. Campfire pit approximately 100 feet away—contact the host before use due to possible burn bans. Water is potable and supplied by a 150-foot deep well. Roku TV, Starlink internet, and board games (Yahtzee, cards, checkers, chess) provided. Outdoor chairs and a hammock are available at the cabana. Evaporative air conditioning and electric heat. Fan and background noise console provided. Located 9 miles east of Ruidoso Downs in Glencoe on US-70. The 38-acre property is elk-fenced (7 ft) and gated, with Ring surveillance covering gates, parking areas, and outdoor spaces. Parking accommodates two vehicles, with additional space available for trailers. 18-hole pasture golf course and extensive walking trails. Property adjoins the Lincoln National Forest with access permitted for hiking and mountain biking only. No ATVs or motorcycles may be operated on the property or in the forest. Intended for guests seeking a quiet rural Ruidoso Valley countryside getaway. Not suitable for traveling back and forth to town for gambling or partying. A 10pm curfew is enforced to avoid disturbing other guests. No pets of any kind allowed, including service or emotional support animals (see house rules). Attempting to bring a pet onto the property will result in cancellation without refund. Host lives on the property and is active onsite. All persons entering the property are considered guests and must be included in the reservation. This is not a party destination. Nearby attractions include Ruidoso Downs Racetrack (11 miles west), Inn of the Mountain Gods (16 miles), and downtown Ruidoso (15 miles via four-lane US-70). Property spans 38 acres and is fully fenced with two gated entrances, entry/exit alarms, and 24-hour video surveillance covering all outdoor areas, parking areas, roads, and common spaces. No cameras inside rentals in compliance with Airbnb policy and state law. Alcohol permitted; loud, disruptive, or unruly behavior will result in cancellation, removal from the property, and loss of fees. 420 use permitted outdoors only and must comply with New Mexico law. Guest access Access is via an improved, well-packed gravel road off US-70. Motorcycles have no issue using the road. There is no risk of flooding or mud; the property sits on the side of a mountain with proper grade and water diversion. The property is gated; guests must open and close the gate upon entry and exit. Guests may walk or bicycle the trails on the property and have direct access to the Lincoln National Forest for hiking or mountain biking. No ATVs, dirt bikes, or other motorized vehicles are allowed on the property, except e-bikes. Guests may trailer ATVs, dirt bikes, or other recreational vehicles and depart directly from the property on them; however, please do so quietly and do not exceed 5 mph while on the property. Other things to note Bring flashlights. This is a rural property, and many areas are not lighted at night. Guests must bring their own firewood and charcoal. High-speed Starlink internet is provided. The property is enclosed with 7-foot elk fencing, which deters deer, elk, coyotes, and wolves. Guests should still expect the possible presence of raccoons, feral cats, foxes, skunks, ringtails, insects, and snakes, including rattlesnakes. Four working pasture dogs roam the property and significantly reduce wildlife activity. Guests who walk beyond the immediate area of their rental (30-foot perimeter) do so at their own risk. The host and Airbnb are not responsible for accidents or incidents occurring outside this area.
