Located in a quiet community at the North end of Lake Winnisquam on Bear Point, our home is just a two minute walk to a privately shared beach that has a boat launch, docks, picnic tables, and a swimming area with a floating dock. A beam vaulted open-concept kitchen, living and dining room is the perfect gathering area to enjoy meals, play games, or just relax. Three bedrooms, a large yard with fire pit, a 1200sf stone patio, and plenty of on-site parking. Central heat & AC, Wifi. The space Top Floor: The shared Loft bedroom has 3 double beds. Main Floor: The master bedroom has 1 king bed with access to a shared main bathroom. Basement Floor: The downstairs bedroom (located off the garage) has 1 double bed and one double/twin bunk bed with private access to the second full bathroom/laundry room. All new smart tv’s are located in the loft, living room, downstairs bedroom, and master bedroom. Wifi enabled. Outside: NEW FOR 2022: A brand new 1200sf paver patio has been installed. The patio has a bbq grill, a comfortable seating area for 6+ people situated around a propane fire table, and a pub table with four chairs and umbrella. Large yard with picnic table and a fire pit to enjoy evenings sitting around a beautiful camp fire (fire wood provided). No smoking in the house, ash trays provided outside. The pellet stove is not in use. The cabin shed is not included. We also have a bin in the garage with a couple noodles and sand toys. There’s also a beach umbrella, beach/camping chairs, and beach towels for use during your stay. This beautifully decorated lodge is sure to melt all your stress away and envelope you in total relaxation. The Loons calling during the Summer months is a soothing experience in and of itself. The main floor has a vaulted open-concept kitchen, living and dining room, making it the perfect gathering area for adults and families alike to enjoy meals, play games, or enjoy watching movies together. Large deck with patio table to enjoy your morning coffee or casual meal, an outdoor fire pit, gas grill, large yard with plenty of on-site parking and a U-shaped driveway that allows easy access for your boat or snowmobile trailer. Central heat and AC, will leave you comfortable year-round regardless of the weather. Only 25 minutes to Gunstock Mountain, 15 minutes to the Tanger Outlets and 10 minutes to Weirs Beach or downtown Meredith. You’ll have quick access to all the amenities the Lakes Region has to offer through-out all four seasons. Boating, golfing, hiking, snowmobile trail access right from the house, skiing, leaf peeping, biking, craft fairs, excellent restaurants and various yearly events including Laconia’s Bike Week in June, Lake Winnipesasauke’s Ice Fishing Derby and the New England Pond Hockey Classic in February. Other things to note Liability Waiver: You understand there is NO Life Guard on Duty at the beach, and use of the beach area is at your own risk. You accept full responsibility for any bodily injury arising from swimming and hold the owner harmless. You understand there are potential dangers that swimming may present to people and children who are not carefully supervised, as well as the dangers to any person who swim while intoxicated, using any kind of drugs or medication, or while pregnant. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks stated above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner for accidents or claims arising from use of the house, both indoors and outside, and the outdoor area to include the stream in the back of the property, and the neighborhood's Association's beach/lake area. All Airbnb Guests in my party acknowledge and agree that they have read and understand this waiver, and they acknowledge that confirming below constitutes a binding and enforceable contract between Airbnb Guests and Airbnb Host. We always try to offer an earlier check-in time if the house is ready, and a later check-out time if possible. We cannot offer either if there’s a same day turnover.
