This 160 m2 luxury house is ideally located for holidays with family or friends in the heart of the Riviera des Alpes. Close to the lake, in a quiet residential area, the green environment with its 1000 m2 of garden open to the South, invites you, in summer, to relax under the pergola where hammock, sunbed, armchair and garden furniture are located. The day is punctuated by the benevolent shade of the trees and in particular its 3 hundred-year-old trees: the cherry tree, the olive tree and the fig tree... To the north, you have access to a fully fenced and enclosed courtyard of 150 m2, paved with old stones with the Jacuzzi, sauna and terrace of the wellness area. Intimate and Zen space, in the middle of Mediterranean essences that invites you to laze around, and meditate. From the large front door surrounded by sandstone, you can immediately enjoy the living room with its original stone walls and concrete ceiling. To the minerality of this room is added the softness of the rubber wood with the staircase suspended on its double silt as well as that of the oak of doors and beams fixed in the walls. The softness of the set is added a subtle note of design with the large open fireplace on three sides on a black-mat background and ultra contemporary oak wood. Black marble dressing invites you to relax after skiing or reading cocooning by the fire. The living room incorporates a large sofa and two iconic Togo Ligne Roset armchair, as well as a designer flat screen on the ground floor. The large kitchen open to the living room is equipped with high quality furniture, designed and made by Comprex kitchens with an XXL oven and a microwave oven, an induction plate as well as a large double-door American fridge/ freezer with distribution of cold water, ice cubes and crushed ice. From this central space, you access through two large glass doors in the garden to the south as well as in the courtyard North (private access on request), each of these spaces benefiting from a pergola with tables, chairs, sunbeds and hammock (in summer). All the dishes, cutlery and glassware are of very good quality, according to the design of the house. Floors with light oak tones are equipped with low temperature heating that provides warmth in winter and cooling in summer. Upstairs, the floors are wooden floors. A master suite with dressing room and a large double entrance bathroom with double vanity, Italian shower and large bathtub. Two other large bright rooms facing East and West with views of Mont Revard and Mont du Chat respectively. In 1h00, you access the Trois-Vallées ski area and in particular Courchevel, the world capital of skiing, and in less than 45 minutes you reach the largest ski area of the Belledonne range with the resort of Les 7 Laux . There are plenty of parking spaces on the property, you won't have a problem parking. Guests will have access to the entire house as well as the outdoors. Only 2 rooms of the cellar remain closed as well as the garage for our personal belongings. The mezzanines of the two bedrooms will also not be accessible because they are not secured by a railing. The staircase of the main room serving the floor does not have a protective railing, so it is not recommended for families with small children.
