The space Long term rental only, compliance with Anaheim city’s long term rental (31 days or more). * Property type: single private resident family home. *Location/majors Crossroads: 9th street/Katella * Number of bedrooms: 4 bedrooms * Number of bathrooms: 2 * Numbers of fixed beds: 5 (3 queen, 2 twin) * Couch/sofa: 1 large. * Square footage: approx 1,300 sq home. * Fully furnished: yes. * Kitchen: inside the house. * Laundry: inside the steal shed, outside in the backyard. * No central heat, no central AC. Please use individual units as below. * A/C: individual window units for 3 bedrooms, living room. - 1 unit for room 1, left side of hallway. - 1 unit for room 2, left side of hallway. - 0 unit for room 3, right side of hallway. - 1 unit for room 4, right side of hallway. * Heat: individual units for all 4 bedrooms. Backyard: yes, enclosed. Pets are safe inside. Secure your pet before gardener services, twice per month. Front yard: yes. No fence. * Closets: - 1 built in closet for room 1, left side of hallway. - 1 dresser and 1 portable closet for room 2, left side of hallway. - 1 small built in space with small rods, for hanging clothes and 1 built in dresser for room 3, right side of hallway. - 1 portable closet with wired shelves for room 4, right side of hallway. All mirrors are for viewing only, do NOT force open the mirror as there are no hidden closets inside. * Garage access: NOT FOR RENT and NOT AVAILABLE for renters to access. If this is important to you; please contact us before booking. We do not have garage access for renters. We store old furnitures inside. It is private for owner use only, we will gain the access to our garage sometimes, as we need from the outside driveway. We won’t enter the house during your time renting here. * Parkings: some limitation as follow: - driveway parking. - for street parking: please check nearby street signs or local street parking rules for appropriate parking right. City changes their rules all the time, we can not be held responsible for the city. - driveway parking: 2-3 slots depending on your vehicle types. * Check in: anytime after 4pm, unless there is another arrangement needed. * Check out: anytime before 10am, unless there is another arrangement needed. * Pets: long term tenants with 30 days or more and if you have pets, please contact before booking or check in for owner approval and pet deposit fee invoice will be paid upfront. Pet deposit is different from pet fee. * Trash days: every Tuesday morning from 8am-4pm. Please do NOT mix trash with recycles. Please pull the bins down toward the street on Monday night and pull bins back up on Tuesday night or after they are emptied. - green bin: recycle items - brown bin: garden waste only. - black bin: trash or everything else. Do not put wrong items inside wrong bins, either city will not pick up, or will issue us ticket. If that is the case, we will also send you the bill and charge to your card. * Utilities: + fully finished + full utilities (non central air usage only). + high speed internet, Amazon prime video. ***important: Owner and hosts reserve the right to send guests the bill of utility costs if their total utility’s consumption exceeds 20% more than the other average guests consumption (we will provide the proof of same month a year prior, during the similar months) so guests can have a fair pictures. We are willing to pay for an extra 20% increase cost only, but if guests open the windows while running heat, and waste water, gas, electricity, the bill will be significant higher and we can not bear the cost. Please make sure you are aware of this before moving forward with booking. If you are not comfortable with this, please do not book. Contact us to move forward. * Smoking or any kind: This is a non smoking home. You are welcome to smoke in the backyard, away from windows and doors 25 feet or more. Traces of smoking smell inside the home/room, or the incorrectly disposal of cigarette ash (burning cigarette or any other type inside our trash bins that potentially a fire hazard) would be consider a violation as well. No party/gathering/event will be organized in the home. * Pest control: inside the home, front and backyard. We will notify you 3 days to ask for permission inside the house for the service. Guests have the right to reschedule 1 time if the proposed time does not work with your schedule. For 2nd time, we must have the right for our pest control tech to provide service, as this is non negotiable as we are required to keep certain standard for the house and pest control is part of it. * outdoor furnitures, pls close off the umbrella during the windy days or the wind will cause damages. * we provide regular twice per month for lawn services (front and backyard). ***security devices: - For your safety and vehicles protection, we installed 4 security cameras in common place outdoor in property. The 1st camera is located on the house driveway to watch over any all vehicles the driveway. - The 2nd camera is located by the side gate which guests need to past to enter the backyard. The 3rd camera is located by the backyard where it watching over the entire backyard and whoever walking through the backyard. The 4th camera is located by the main door mailbox to ensure the safety of our mailbox. Just a head up to let you guys know. We do NOT have any access to your privacy, DO NOT have any cameras inside the house, so please do not worry. Only outdoor areas. But having security system will ensure if there is any mishap happening in the neighborhood, we have some way to check and assist the police during their investigation. For whatever reason that we find out that any of our renters are tempering with our security system, we will send a first notice and our handyman will be there within 24 hours to restore the system. However, if this continue to happen, we will reserve the right to end the booking, and our cancellation policy applies. * cleaning: we do provide cleaning service for an actual cost, we do not charge you for extra service fee, whatever the cost maybe, we will let you know. * We do not provide “discount” for any of your dislike of the house. We will try the best of our ability to describe and list photos of the actual house condition, but if after check in for more than 24 hours, and for whatever reason you don’t like our place, please initiate the cancelation on your end, base on our policy, and we will gladly accept to assist you to check out whenever you desire. But we do not offer “discount” based on guest’s dislike unfortunately to lower the overall rental rate because of guests listed issues. We will try our best to provide assistance to fix things that are not working properly, but not going to provide discount because of that. Please be aware of this. * Attention: we help our customers by providing the very basic toiletries items such as: some toilet paper, hand wash, body wash, shampoo, paper towels, basic cleaning supplies, they are considered “starter kit” for your convenience during first week of moving in, but we do not replenish those items on any monthly basic. Please plan your use accordingly so you don’t run out of toilet paper in the middle of the night as we do not have any one to be available or on standby to “rescue” you in that situation. * after check in, within 7 days, we will assist you with any issue in our plumbing system (sink, kitchen, toilet…). However, after 7 days, which is a good time to determine that our system is running well, (unless there is a major issue coming from the house infrastructure), guests are responsible for their own back up issue. if there is any issue regarding pluming backup (toilet back up, sink back up, or laundry backup), we will charge $75 service per call. This means, please let your children know not to throw anything doesn’t belong into the toilet, (except body waste and toilet paper), nothing else. * lockout: we install 2 smart lock system (inside front door and kitchen back door). If you are locked out for whatever reasons, try the back door to gain the access. Guest access Everything inside the house. Backyard/Front Yard. Garage is NOT included. This house does not have a GARAGE. Street park at your own risk Driveway parking is available. Other things to note Garage is NOT included. This house does not have a GARAGE.
