The space You are renting a entire front guest home in the property, or commonly called mother in law suite, it is similar to a duplex (more than 1 house in the same lot of land). This 2bedroom/1bath front guesthouse provides you and family with maximum privacy. Everything are seen in the photos are included in your own space. No sharing. However, this front guest home is not a standalone home, there is another house structure inside the property, which the front guests house is part of the structure. Each place is uniquely individual by itself, but because of the thin walls, we prefer traditional working family who leads a quiet life, no party, no loud gathering, nor late night disturbance to the peace and quiet. Your own space: - 2 bedrooms - 1 bathroom - kitchen space - dining space - living space - total space is about 1,200sq. What is shared: +Laundry access + Central AC. Important: We have posted these rules inside listing itself but most guests miss them. We are listing the house rules here once again so you can read and be on the same page with us. In order for us to keeping the booking and send the check in information, all guests are required to confirm with us that you have read, and agree to follow house rules: Security devices: For your safety and protection, we installed 4 security cameras in common place inside our property to prevent any suspicious activities. The 1st camera is located on the house driveway to watch over any all vehicles the driveway. The 2nd camera is located by the white steel side gate which guests need to past to enter the backyard. The 3rd camera is located by the backyard where it watching over the entire backyard and whoever walking through the backyard. The 4th camera is located by the main door mailbox to ensure the safety of our mailbox. Just a head up to let you guys know. Quietness: - walls are thin between this home and other duplex, so please be considerate after 10pm, your noise may affect next door neighbors and disturb their sleep. Pls lower your voice and all activities that are loud. - quiet hours from 10pm-7am daily (city ordinance). Please be considerate of others as increasing numbers of work from home adults and children attending online classes during the day, your noise level should not annoy our neighbors, inside and outside the property. Smoking: - no smoking inside the house. Please walk off the property, or you can walk around the neighborhood to smoke. No where in our property permits smoking. Pls walk outside toward the street to smoke. - no illegal drugs use, or dealing any kind of drugs inside our property. Pets: no pets without approval from host and pay for deposit. Mails: - we do not allow guests’s mail delivery services here. Exception is food/drink delivery is okay. Please rent a PO Box for this purpose. - To make sure the cleaning load is not too heavy on our house keeper when longer term guests check out, we do require guests to agree with us that we will have our house keeper to enter and clean the unit every 3 weeks for month long stay, or 7 days before check out depending on the booking length, (the exact date can be arranged between guests and hosts), and if there is any issues with unit appliances or home equipments, we would have noticed and fixed right away to prevent further damages in the room, and also enable enough time for us to place work order or order parts, so once guests finally check out, next guests don’t have any issue experiencing missing amenities. This is one of the rules, if guests are not okay with it, pls let us know right away, we will request to cancel and issue you full refund. - no shirt, no shoes, no services. (We reserve the right to refuse to host any guests who are not fully clothed when walking around public area (backyard/front yard, laundry facility), guests are expected to wear pants and top when walking outside of their own units. This is not public beach, so we and our other guests do not want to see your half naked bodies walking around and in the property. Please be respectful. - street parking is free daily. No street parking on Thursday weekly from 11am-3pm due to street sweeping.
