A luxurious basement studio flat close to Leeds City Centre. Take an early morning stroll and enjoy the scenery at Roundhay Park without the tourists. Wander around the streets while the city sleeps, then head back for a morning coffee at this urban-chic studio. This is a unique apartment which offers a brilliant en-suite bathroom finished to a high standard as well as a fully equipped kitchen and dining area. The space A lovely space to unwind and relax after a busy day whether it is work or play. Awake refreshed and ready for a day exploring the city via this clean, modern apartment with impressive reach to anywhere in Leeds. Head out and wander through the nearby markets and pick up local ingredients to later craft a meal in the kitchen. Guest access Guests can make entire use of the small, beautiful garden which is just outside the property. The garden is shared with tenants living above. But since they are both young professionals, the garden is hardly used. Other things to note Once again, thank you for booking to stay at our home. We require photo ID (showing address) to be provided and this is mandatory. Just a gentle reminder for all our guests. Please do not wear shoes around the house- use the slippers we provided. In addition, since the area is a family-orientated neighbourhood, we have the following house rules in place and it is the main guests' responsibility to make sure they are strictly abided by. By placing a booking with us, you and your booking party agree to the following rules: 1. No PARTIES or LOUD MUSIC in the property of any kind. This is so neighbours are respected and no complaints are raised to the hosts. Furthermore, this is so other guests in the property are not inconvenienced or disturbed. A fine of £200 will be payable if rule is broken and your stay terminated immediately. 2. Smoking is PROHIBITED in the property. This includes e-cigarettes. A fine of £80 will be charged to the main guest if we find evidence of smoking within the property. The garden is a suitable place to smoke and there is an ashtray provided. 3. Damages must be reported promptly and the cost to repair where possible or replace must be covered. 4. The numbers of guests must not exceed that which is stated in your booking. For a private bedroom, this is a maximum of 2 guests and for a full house booking, this is 4 (unless we have agreed beforehand). Visitors coming in and out of the property are NOT allowed. In case of rule 1 and/or 2 being broken, all guilty parties will be removed from the property and the booking will be immediately cancelled. In case ANY of these rules are broken, we reserve the right to impose a reasonable fine for the inconvenience caused. CCTV is recording 24 hrs outside the property for your safety.
