The space The house was completely renovated, new and modernly equipped in 2023 and has a new fully equipped kitchen with dishwasher, oven and steamer, bathroom with large walk-in shower and heat pump. The house includes two 3 1/2 room apartments, one on the ground floor, which is permanently rented with a dog until the end of September 2026, as well as another in the upper area and in the uniquely beautiful garden, which is equipped for 4 people and is rented to vacation guests on Airbnb on a daily or weekly basis. The very large garden, which belongs to the apartment in the upper area, guarantees full privacy as well as the lake access, which belongs to the property, can also be used by holiday guests. The complex also offers a lot of privacy – ideal for relaxing sunbathing in a unique setting. Riva San Vitale is a quiet and charming town in the far south of Lake Lugano. Easy to reach from nearby Mendrisio and from Italy, it is also a convenient base for Lugano, about ten kilometers away. Riva San Vitale is a gem of natural and cultural wealth surrounded by nature with an enchanting landscape suitable for pleasant walks. The surrounding greenery and panoramic position make it a magnificent and quiet place to live. Guest access The house has 2-3 parking spaces that can be used on the other side of the street. There is also the private lake access, which belongs to the property. In our typical Ticino Viletta with two 3 ½ room apartments, there are 2 bedrooms with double beds, an open kitchen with oven, dishwasher and steamer, a small salotto, 1 bathroom with walk-in shower, sink and toilet. The entire interior has been kept in taupe colors and includes a breathtaking view of Lake Lugano, a large seating area as well as a terrace and a non-visible garden that offers complete privacy and is second to none! Surroundings and location: The history of Riva San Vitale: The historic center of Riva San Vitale has numerous ancient finds, especially of Roman origin. These indicate continuous settlement since the Neolithic period. It is said that the founders of the village came from Italian Liguria and are thus the distant ancestors of the Rivensers. After the Ligurians came the Etruscans, who in turn were expelled by the Gauls. They extensively populated the area and gave today's Riva San Vitale its first place name: Primo Subino. During the subsequent Roman rule, Christianity was introduced. Finds and church walls document that Riva San Vitale plays an important role in its spread. The baptistery, the famous Romanesque baptismal church from the fifth century, is considered the oldest Christian building in Switzerland. At that time, Riva San Vitale was the commercial port for the city of Como. It served to continue freight traffic via the mountain passes of St. Gotthard, Lucomagno, St. Bernhard and then via Lake Lugano. According to ancient documents, during the time of the Roman Empire, the ancient name of the place changed from "Primo Subino" to "Rippa Sancti Vitalis".
