Flat Oot-Central Peebles, cosy flat with character

'Flat Oot' is a first floor, fully reburbished two kingsize bedroom apartment in the heart of Peebles. We are currently working on enclosing our garden area but it already has a bike storage unit and picnic table. Directly outside our private close you are spoilt with restaurants, bars, boutique shops and art galleries. The world renowned Glentress mountain bike venue and 'GoApe' are two miles away, beautiful walks into the local hills, salmon fishing and golf are all on the doorstep. The space The first floor apartment is accessed through a private vennel and outside stairs which lead to a push button secure communal door that leads into a small foyer where the 'Flat Oot' front door and key box is situated. You enter into a cosy open plan hall/lounge with oak floors, windows to the front and rear and furnished with lovely rugs, comfortable sofas, side tables and a satellite smart tv. Directly off this area there is a cloakroom, kitchen, bathroom and a door to the stairs that lead to the two upstairs bedrooms. The newly fully fitted kitchen has an integrated washing machine, dishwasher, induction hob, oven and microwave so everything you need if you wish to dine in. There is also an oak dinner table and four stools. The bathroom is fitted with a new electric power shower, bath to soak in, comfort fit toilet (taller than normal) and a large vanity unit to tidy away bath bags and toiletries. The door and stairs leading to the loft space are original to the flat which was built in 1873. The stair is steep and narrow but does have a handrail, comfortable deep pile tartan carpet and window with views of the hills to the rear which make it worth while. The two cosy bedrooms have new carpets, kingsize beds, lovely white linen, bedside cabinets with lamps and chest of drawers. We have now changed over to summer feather and down duvets and a throw. Guest access The apartment does not have a dedicated parking space. However there is free on street parking (some with time restrictions) both directly outside and in the surrounding streets. There are also paid car parks dotted around the town which are low cost. We have never seen a traffic warden personally, although historically there have been infrequent sighting. Peebles is a small bustling town where you can easily walk or cycle everywhere, so park the car and explore. Other things to note The flat is on the first floor and is accessed by its own private close. There are 13 outside steps which lead to a push button security lock communal door which allows access to a shared foyer. The key lock is positioned to the left of the front door. We will change the code after every booking so the one you receive is only known by and unique to you.
