Bachelor suite hosts large multi purpose bedroom/office with extensive cabinetry & Queen Murphy Bed, (stowable wall bed), that when stowed offers roomy interior space directly accessible & adjacent the exterior covered patio. 65" Q led TV through AV receiver to paired in ceiling speakers & exterior side yard speakers with convenient individual pair wall dial volume controls. Rogers fiber op TV programming including Netflix/Prime/etc. apps & high speed internet. Large desktop/computer 2 person work station with 2 leather office chairs adjacent a fully equipped summer kitchen including full size fridge, stove & large above stove microwave with exhaust fan. Laundry/2 pc bathroom with separate large porcelain tiled shower with sliding glass doors in cedar lined sauna/steam style room with bench (not a sauna or steam room). Large windows and Double French Garden Patio Doors offer Inviting view and direct access to side yard, forest, stream & pond with reeds & huge covered poolside patio, mid level pool access deck & elevated deck above. Covered granite patterned concrete patio area hosts ceiling fans, lights and large stainless steel tankless propane barbecue. Approximately 100 sq. ft. Mid level deck for above ground pool entry and sitting poolside. Approximately 440 sq. ft. upper level deck with motorized retractable awning. Loungers and bistro sets for all three levels. Upper 2nd story 2 bed suite with queen beds features separate large full kitchen/great room with large Pacific Energy hi eff/quality woodstove. Large main bath featuring Jacuzzi tub & separate large sliding glass door porcelain tile spa shower with optional ensuite style access privileges to Master bedroom. Work/computer desk in 2nd bedroom/office. Spacious yet cozy with High ceilings & 8' Pine interior doors including barn door sliders add to the roominess in this extremely functional feel good loft. Living area features oversize sectional sofa facing Kitchen/dining area peninsula & large screen HDTV with multiple room in wall, in ceiling & exterior deck & patio speakers with separate paired dial speaker volume controls. Roger fibre op TV with Netflix & Prime apps. High quality, intriguing, inviting non personal decor allows guests to feel at home. Quality Stainless appliances include 2 side by side double French door fridges with ice/water dispensor in one & ice maker in 2nd with bottom drawer freezers. Stainless stove in island counter with raised bar counter overlooking kitchen table and three large lite doors to large elevated deck overlooking pool, pond & forest. Included ground level bachelor suite & upper level suite do not have direct or interior access to each other, only exterior. Upper suite & lower suite Audio/Video/Stereo/Speaker systems do not interconnect. This allows different source listening in separate areas, or co ordinated source listening. Guest access Guests can access the entire second level 2 bedroom suite & ground level bachelor suite, both decks, patio & pool as well as approximately 12 acres of diverse woodland with variable wetland areas to the rear of the guesthouse with walking trails, spring fed streams, unguarded ponds and fire pit areas. Guests can also access yard space to the west of the guest house with flowing creek, large spring fed well fed bass pond with centre island (we can't guarantee you'll catch one or they'll always be there, they come up the stream (which we have seen brook trout in) that empties into other creeks & eventually Lake Erie 20 minutes away. Fire pit and volleyball/badmington net. Gravel parking area for several cars is adjacent guest house. Guests can access free deadfall softwood for outside fires. Guests must collect & prepare this for themselves as needed. Guests can also access cut, dried and stacked hardwood fire wood for burning in the apartment woodstove at a rate of $15 per 2'X2'X15" stack or 1/8 of what is commonly referred to as a face cord of wood. Other things to note Upper loft level accommodations require climbing stairs. The large motorized retractable awning on the upper deck is susceptible to severe damage if left open during extremely high winds and/or rain. It can be left open during rain if you vigilantly clear it of water regularly as needed by gently pushing up. The property is very protected from winds by the forest so it takes an extremely windy day to require closing it due to wind. Prevailing winds are from the west so typically do not require closing of the front large south facing windows or rear large entrance doors during rain however depending on direction of winds they must be monitored and should be closed at all times when leaving the apartment to prevent serious water damage. Opening the skylights & the Venetian blinds on the skylights requires a special rod to open. When opening Venetian blinds you must be careful to not over crank them or you will damage them at considerable cost. Flying pests are for the most part fairly absent especially during the day in open areas on sunny days & of course on cooler days. They are usually not bad on the trails either especially on warm sunny days/cooler days. Black flies are seasonal usually for a short period in May and Deer fly populations are dependent on many factors but usually not too bad. Wearing a ball cap or something similar when deer flies are present keeps chances of bites to a minimum since they typically go for the highest point landing on the hat. We walk without any protection most times. I am a mosquito magnet & very averse to applying poison to myself except in the most demanding of times such as dawn, dusk or in the thick bush. I usually just wear long clothes at those times rather than applying the poison. The pool shown in listing picture is typically erected late May to mid June and disassembled sometime during September.
