SLEEPS MAX- 8 from 3yrs up The space BEDROOMS: There are 4 bedrooms all on the same level. Three have a Queen bed and one has Two Singles beds. All beds are ready made with fresh clean: sheets, pillow cases, Dounas with covers and extra pillows. BATHROOMS: Two bathrooms, one on each level including a full bathtub. TOWELS- Guests received a bath towels. Also provided are: Bath/shower matts, shampoo, conditioner, body soap, moisturiser, toilet paper, tissue paper, and a hair dryer. KITCHEN: Fully stocked kitchen with all big and small appliances including a Delonghi Expresso coffee maker. ( bring your own favourite pods). Tea towels, dish soap, sponges, wiping cloth, Coffee, tea, sugar, jams, cooking oils, herbs and spices. Breakfast bar for extra prep space or casual eating. LIVING ROOMS: There are two spaces, one on each level with T.V Net Felix etc. Main living room is on the first floor with wood fire place (wood provided), 8 seater dining table, two couches, arm chair, bean bag and stereo with record player. Walk out access to relaxing ocean view deck. A fantastic large open plan space to spend time comfortably with family and friends. Watching a movie playing board games, having a meal or just sitting back and enjoying the gorgeous ocean views. Both living rooms are fitted with split system heating/cooling for your comfort all year round. BEACH: Direct walking access to a calm swimming beach, either - exit the house via back yard gate, walk straight ahead towards the large Pine tree and take the stairs down to the beach. To avoid any stairs turn right when you exit our gate, walk along the grass area towards the beach carpark and follow the path down to the beach. Total time walking 2min. (excellent swimming section of the beach) Provided beach toys, buckets, umbrella, sun shelter. Bring towels a hat and sunscreen. RUMPUS ROOM: lower level living room with TV with NETFLIX, DVD, Xbox 360 and board games, balls, bats, trunk full of toys, cricket bats,footy etc. Walk out access to lower deck, yard and beach. DECKS: There are three upper decks and one lower. Two of which have a BBQ and outdoor dining facilities plus comfortable reclining furniture. The main upper deck apart from the spectacular sea views also has a bird feeder with seed provided. Enjoy the many local native birds that come to feed morning and afternoon..its quite a beautiful thing to see and enjoy. BABY: Portable baby cot, safety gate, booster chair, plastic dinner ware, toys and books and a night light. These items are kept in the cupboard under the stairs. Please return them here when your down. YARD: Large landscaped and private, easily accessible. Bonus flat cleared open grass field adjacent to backyard, great for a match of cricket, footy, Frisbee etc etc.. LAUNDRY: Washer and dryer with detergent provided. Fixed exterior clothes line and portable clothes horse. PARKING: On the property- Four car parking spaces and or boat parking. (Covered parking available for one small car). FISHING: Small dingy can be launched directly from our beach access via the carpark. STRICTLY NO PETS ALLOWED and no smoking in the house please. SPLIT SYSTEMS : in every room Guest access The entire 2 levels of the house and all 4 upper and lower decks and gardens. All except the lock up sheds. Other things to note The cleaning fee also includes the supply and laundering of all linens and towels provided. Prefer guests do not wear shoes in the house to protect floor boards and carpets. The property is a privately owned and maintained to a high level. All items and furnishings in the home have been purchased and collected by the owners on their many travels overseas. Care with all household items is very much appreciated. EXTRA GUESTS we only allow the booking of a max of 8 guests, children under 3yrs are not counted. We strongly advise against any unauthorised guests sleeping over. They will be subject to the extra guests fee of $100 per night and or immediate eviction.
