LOCAL GUESTS: Do NOT inquire or request booking if you do not have an ID on file with Airbnb in your profile and if you cannot share from the start your ID after booking. FOR ALL GUESTS: No ID means you cannot stay. This is as per the new rules and laws by Tourism or Interior ministry. ABSOLUTELY NO-SMOKING INDOORS ( this means, no cigarettes, nargile, hookah, pot, weed, marijuana or any drugs inside. ) Guests need to return keys just before they are leaving or during check out. ==GREETING and KEYS - Host will welcome you after the street, garden entrance gate of Villa, to meet and greet and make a brief orientation and hand over the keys. 👉🏼- Guest will present ID's, Passsports, as necessary by the new law as soon as possible, to the host ( ideally send digitally prior to arrival ). This is similar to typical hotels at check-in, worldwide == PRICE for overnight touristic or business stay : ( it does not include 10% VAT tax charged by the government- upon departure we report to the government and develop an invoice to the customer after departure ( for all visitors, individuals or groups or corporate customers alike ) with the 10% VAT tax added, that guest will pay to the host upon entry, similar to all the hotels and motels etc, according to the new regulations and laws that took affect on January 1, 2024. 👉🏼- Daily base Price is up to 6 people per night. - There is an additional $40 per person per night fee calculated automatically for each additional person above 6 visitors, above 2 years of age. This is paid to Host when checking in or through the original booking and Airbnb calculates into the price. 👉🏼 - UTILITY FEE: Guest maybe required to pay to Host 10 % of the total cost as utility fee (gas, electricity, water, pool, garden maintenance etc) similar to the 10% VAT tax upon entry, during check-in. 👉🏼🥇== PRICE for Corporate Senior Management Teams, Business meetings, or extended business stays: - There will be special pricing for corporate meetings, corporate retreats by senior teams that do not require overnight stay and there will be an added 10% VAT Tax and 10% utility fee that the guest will pay upon entry. We do have however a Stenna brand chair lift that can take you to upstairs from the entrance. ==LODGING / BED ARRANGEMENT: On two floors in spacious villa bedrooms ( BR ) and 2 living rooms ( LR ) there is a combination of Queen size 2 person beds (db) and single beds (sb) and sofas. First floor: -BR1= 1db -BR2= 2sb -BR3= 2sb + 1 sofa / divan -LR = 1 sofa / divan Second floor, Penthouse Loft -BR5= 1db -BR6= 1db, 1sb -LR = 1 sofa-bed ( enough for 2 people ) + sofa / divan Total: 8 beds, 3 sofa beds and 11-12 guests -Although our potential guest capacity is high we are currently accepting reservations for up to 12 due to government resteictions. Also due to CoronaVirus type health concerns and for the sake of guests' comfort, we regretfully may have to limit max. guest group size to 10 or less if the situation arises. ==> Because of the recent pandemic, and health concerns interior/exterior decorations and furniture were changed and were simplified for optimum hygiene considerably. So, interior and exterior furniture locations may not correspond exactly to some of the pictures provided but it is very close. == FIRST FLOOR: ~165 m2. Spectacular views of Marmara Sea and Prince Islands. ==SECURITY ! : --First floor's large windows and balcony doors are equipped with electrically operated STEEL SHUTTERS from inside. Also a word of caution about children: They should not be allowed to the balconies or be supervised around the pool as well. All other windows have locking pins. -- ( BR 1 ) large windows, ceiling fan, high ceiling, --( BR 2 ) large windows, ceiling fan, balcony. --( BR 3 ) ( master bed room) -A/C split unit, ceiling fan, small dressing room. Large balcony, private full bathroom, sofa bed, high ceiling, --( LR 4) ( MultiPurpose Living room) mainly used as living room and office room, Sattelite TV, Internet TV ( Netflix/ Prime/ YouTube + other channels ) If needed this room can be used as bedroom during night. 2 Balconies ( 1 in master bedroom and one in living room). Large office desk, sofa , home library, intercom, tower fan. Sliding door for privacy, for entry to large hallway. --Large hallway: Open architecture with a chatting-dining space, table, chairs, bathroom and an open kitchen. A big capacity A/C unit cooling both first and second floors. The hallway has a big open access above to the second floor. Partial high ceiling. --Open type kitchen: Optimum sized. Oven with 4 IR cooking range on top, a microwave, bread toaster, mixer, water kettle, egg boiler machine, electric Turkish coffee maker, large refrigerator with deep freezer. A fire extinguisher. --Bathroom: Full size Bathtub, WC-toilet, large sink, marble countertop, washing machine, drying racks, iron, ironing board, hair dryer, cabinets, first aid cabin, high ceiling. EMERGENCY EXITS : ATTENTION ! - MAIN EXIT: From Main Door of Entry floor, through the stairs to Entrance Hall. - SECONDARY EMERGENCY EXIT: ( Rope Stairs for Emergency ) : Through balcony floors of ( BR2) . There is a flexible steel rope ladder (similar to ship emergency flexible hanging rope - ladder with steel steps ) on the floor of the balcony. Use it by hooking to 2 eye bolts on the concrete girder of the balcony. Be extra careful when stepping on the wood panel floor of the balcony when attaching the ladder. This is all we can provide, you have full responsibility of any misuse. -First and second floor is connected by wooden large and wide stairs in the hallway. == SECOND FLOOR - Villa Penthouse : ~165 m2. Great views of Marmara sea, Prince Islands and city skyline. Beautiful panaromic view from the movable glass enclosed balcony. Rectangular open loft architecture : An open loft type living space with 2 open bedrooms ( BR5 - BR6 ) created in this spacious area, SEPERATED  by a half- height wall, staircase and buffet and shelves. In between, there is a glass sided enclosed terrace, with magnificent views, used as hobby room, with foldable windows.  ( BR5) and (BR6) and LR6 placed on two far sides of the open space.  At (BR5) side, a queen size bed, a large office desk, bathroom with shower for the entire floor, kitchenette (not in use use due to Pandemic), armchair, portable hanger rack, portable tower fan and books and  shelves.  The other side, (BR6) consists of a Living room 2 + bedroom, one queen size bed, one single bed, one sofa bed ( for 2 people ) + one sofa/ divan intercom, portable fans and portable hanger racks.      ATTENTION ! : Partially low ceiling and girders on this floor. PLEASE Pay attention in order not to hit your head on the girders and ceiling. ==  -Vacuum cleaner provided on 1st floor.  - Floor Heating throughout the House (For Winter) ==TO REACH TO BACK YARD AND POOL SIDE: by outside concrete staircase located on the right side of front entrance yard. == Stone House studio ~25 m2 (in the lowest garden ): The 4 th bathroom ( mostly during pool use ) is located inside the stone house at the bottom (4th garden) only for shower and toilet use when the guests are at the garden and poolside. ==ACCOMODATION : Clean, disinfected and comfortable luxury. -==This VillaPRV* is not a hotel or a party house. You are not our customer but you are our Guests. We also expect guests to behave like grown-ups :)) ( DO NOT ENTER THE POOL WITH DRINKS, ( glass containers are NOT allowed by the pool ) DO NOT swim with CLOTHES OR SHOES! Please take a shower before entering the pool and can use the 4th bathroom as well as the hoses provided in the garden. You can even voluntarily water gardens in the evenings :) and join us for a chat during pool maintenance:)). Children are the joys of life and can be more free and will definitely enjoy the outside pool during Spring, Summer and Fall :)) Please take extra caution for children who do not know how to swim. There is no lifeguard. # SOME REMINDERS TO OUR DEAR GUESTS: ==COVID and similar Outbreaks: -IF required by the Host, Guests are required to submit the proof of vaccination or negative PCR tests. The sample for the test must have been taken within 72 hours prior to the guest's scheduled departure from their country. - Host family has been vaccinated with all the required multiple shots. NOTE: We disinfect and air out the premises in between each guest. ==WHERE TO FIND IMPORTANT INFORMATION FOR YOUR STAY: -All important notes about the Villa, emergency phones, house manual, Emergency Exits are given on a board attached to wall of first floor and pool side wall. You are now only 1 to 4 flight hours from Europe or Western - central Russia, 6-7 hours from Northern Asian continent depending on where you are coming from. We are 25 minutes to SAW Airport; 1.5 hour to the new IST Airport, 11-13 hours from California, 7 hours from Tokyo, 6 hours from Beijing; 6-7 hours from Kuala Lumpur. Guest access 🏖️🏊🏼- Guests can access and enjoy all open terraces, gardens, pool, canopies, gazebos and stone house at the lowest garden below the pool garden level and they can retreat to their private quarters or office space. For corporate guests there is an office as well as a rooftop meeting space that could be provided for meetings. - The outside places are shareable with host for garden and pool maintenance and assistance that maybe needed by the guest. - Host will not use common area, pool, gazebos if specifically desired so by guests, with the exception of routine - regular necessary maintenance, but special care will be given for pool use and maintenance hours so that it does not interfere with the guest hours of use. But this should not be exaggerated by Guests! SAFETY !: => Due to potential of contagious pandemic disease reasons: -As needed, out of an abundance of caution, during arrival or orientation, host's representative may interact with guests for a very short time and ideally outdoors if possible. - During normal stay period, Guest and Host may not visit each others' premises and host shall not enter guests' quarters for maintenance or interact indoors in close proximity ( only outdoors ) to safeguard both sides. - Whenever there is an interaction inside the building with the host, the first 4-5 days after arrival both sides are recommended to use masks. - All initial communication can be by mobile phone, whats-app or similar phone app and with Home telephone intercom. - We value privacy for everyone, however we also like to socialize. We would give ample space and privacy as much as needed by the guest and we would be happy to meet outdoors as time allows or as needed, for a tea or coffee or snacks. Other things to note 🏖️🤔¢❗== OTHER THINGS TO NOTE: == PRICE: 👉🏼 - Price is for 6 persons per nightly stay. It does NOT include VAT Tax. Like in many countries and their hotels, motels, B&B's, for all tourists, we typically have to prepare an official invoice for the customer after check-out, which will have an added VAT Tax component that the customer is responsible for in Turkey. Therefore we would have to collect a 10% of the VAT (tax) upon entry, since Airbnb does not collect and is not internal to Türkiye. This is as per new law dated October 2023 and regulations dated December 2023, which took affect as of January 1, 2024. - For each additional person above 6 people, and above 2 years of age there is an additional ($40) per person per night fee ( when entering the correct number of visitors during booking this is shown by Airbnb ), either to be paid to Host when checking in or through the original Airbnb booking. Some things that may help is reusing towels as long as possible, limiting shower ⌛🛀🏼🚿time and using the dishwasher after it is full and TURNING OFF 📴💤🫶🏼 air conditioning when leaving for outside or when it is not 🥶needed. Since Istanbul has water shortages and like many other mega-cities, and has higher carbon emissions, we wish to reduce our impact. - When inside if Air Conditioning is used, guest must keep all doors and windows closed. We sit on a windy hill, which is a blessing, which provides a cool sea breeze. When AC is not in use recommend opening windows with fly screens to let fresh sea breeze in - As mentioned earlier to also help us help the environment and reduce the carbon footprint we kindly request that you turn off all lights and air conditioning when leaving the building for outside. --As a short list please TURN OFF: ALL THE POWER ( LIGHTS, A/C, TVs, water FAUCETS ) when leaving home for outside == Corporate/ Business Stay: Company events, meetings, company retreat for senior management staff are all possible with or without overnight stay based on special agreement and availability. Please inquire. ==Extended Corporate Stay : Available for overseas company visitors, staff, expats based on special agreement. Please inquire. 👉🏼✨❗== Appropriate company celebration, childrens' birthday or post wedding reception type activities etc maybe approved on a case by case basis with no overnight stay or with good communication. HIGHER SPECIAL PRICING will apply depending on activity and approval. == IDENTIFICATION: DUE TO NEW LAW and REGULATIONS IN Türkiye we will need the ID's of everyone in the visiting group ideally before check in or during check in as a last resort. This is a recent mandatory local LEGAL requirement and we reserve the right to refuse service or entry and or cancellation and removal from the property if this is not provided. This is a similar procedure for all hotels, motels - You may not exceed the number of people specified at the time of booking without our pre-approval. If exceeding is a last minute necessity or for an emergency for the guest after booking, guest should ask Host the possibility, and guest agrees to pay $40 per night for each additional person for each day. For emergencies we are reasonable and will try to accommodate. - Tap water is not drinkable. May be supplied as a bottle of 18 liter to ~$3 per bottle which can be delivered locally. - The internet may not be used for any illegal activity, deemed by international or local laws. - NO smoking of anything indoors !! - NO pets !! # Check-in, check-out Times: -Check-in time: 3pm-8 pm. ( Could be flexible depending on the calendar and your itinerary, arrival time ). Please ask. -Guests should inform Host about their arrival time by whats-app or similar app and / or sms messaging and also possibly here. -Check-out time: 12pm. ( Could be flexible depending on the calendar and your itinerary, departure time). Please ask. -Guests will hand over the key to Host. -Guests will make sure to take all the belongings during check-out and leave place as neat as humanely possible. # YOUR SAFETY, SECURITY and COMFORT and personal care : - Unregistered guests not accepted !! =There are none of the following : - No Life Guard at the pool. - No guardrails at some of the staircases inside / outside - No regular Housekeeping - No Safe box. THEREFORE 👇🏼 -It is suggested that you take your own precautions of your own safety, and the safety of your health, your personal belongings, your car etc. We are not responsible for any loss to your property, or accident, injury, or for all personal items. -Since we do have a rather big backyard/garden, it is recommended to bring some sort of bug repellent (and your own sunscreen cream), as there may be mosquitoes on occasion (especially at nights). There may be also occasional harmless ants in the garden in the Spring, Summer or Fall season. # COMMUNICATION: --Because of local laws we require to see identification from visitors prior to arrival or up to 2 hours before check in. Please be ready to send photos of your identifications sent to us prior to arrival either via a messaging App or SMS text to our phone or via email to help a speedy check in.
