Expansive views of the Blue Mountains escarpments and the Great Dividing Range on a country farm setting. The space The Black Barn is a newly built modern 'barn' set on 16 acres (although the sheep and cows use most of this space) with uninterrupted views of the Blue Mountains escarpments and the Great Dividing Range. The barn is architecturally designed and takes advantage of the incredible views. The interior has a rustic but luxurious feel that blends into the country setting. The Black Barn has all the modern conveniences to make your stay as comfortable as possible. This is a family friendly property. A lot of the design choices are based on kids having fun here. Let us know the ages of your children and we'll make sure we have the equipment you need. The living, dining and kitchen is an open plan area with double height exposed ceilings. The dining table seats 8 people and the kitchen has all modern appliances including a dishwasher and a Nespresso coffee pod machine. The kitchen is well stocked with pantry items like herbs, spices, olive oil, tea, coffee pods, paper kitchen towel, tin foil, cling film, paper napkins etc. You'll just need to bring the main ingredients for your meals with you - everything else is supplied. Our slow wood burner will keep this area warm - you will be given instructions on how to use this if you haven't used one before. We have a clothes washing machine and a dryer and rack for drying clothes inside. Laundry detergent is supplied. Iron and ironing board available. We use environmentally friendly cleaning products at the barn that are also septic tank compliant. There is a guest toilet in the laundry area. The Primary bedroom is located on the ground floor and has a queen sized bed, ensuite (no bath) with wall heater, hairdryer, wardrobe space, sofa, desk, ceiling fan and Bluetooth speaker. An electric blanket is available during winter. This room caters for up to 2 people only. Bedroom 2 upstairs has a queen-sized bed, armchair, sofa, desk, wardrobe space, ceiling fan and Bluetooth speaker. Bedroom 2 uses the main bathroom which is shared with the Kids bedroom. An electric blanket is available during winter. This room caters for up to 2 people only. Kids bedroom is called the hayloft as it has large sliding barn doors which can open and look out into the living area. The bedroom has two bunk beds. It has wardrobe space, ceiling fan and aircon. This room shares the main bathroom with Bedroom 2. Hot water bottles are available during winter. This room caters for 4 children or 2 adults (strictly bottom bunks only for adults). Note: the noise insulation in this room is low due to the barn doors that open out onto the kitchen/living area. Great for parents to listen out for the kids at bedtime, but you may need earplugs if you're an adult and a light sleeper and if the rest of your group are still chirpy and wide awake in the living area. Main bathroom comes with a freestanding bath and separate shower, is upstairs and services Bedroom 2 and the Kids bedroom. Heating and cooling: All bedrooms have reverse cycle air conditioning for heating and cooling. All rooms and living areas have ceiling fans. The living and dining area has a slow combustion fire with double-sided access/viewing and this is the only heating source for the kitchen/dining and living. Some firewood is available during the winter. Every opening door and window has flyscreens so you don't have to worry about the insects when you're here. There is plenty to do on a rainy day. We have Netflix, Disney+, Stan and Stan Sport available, plus plenty of classic novels and board games. There is Lego and Duplo for the kids as well as Thomas the Tank Engine trains and tracks. The outdoor area has a table that can seat 8 people. We have a small CUBE table-top charcoal BBQ (670sqcm cooking capacity) with some charcoal supplied (strictly for outside only!). We have an in-ground fire pit with some firewood supplied. Our landscaping is young and it's a work in progress. We have planted a little orchard that will hopefully yield fruit and nuts in a couple of years. We currently have 14 sheep and 3 steers on our property that we jointly own with our lovely neighbours who live up here permanently. We will supply some treats for the kids to feed the sheep and cows. *** GUEST INFO *** The Black Barn is suited to families, couples or small groups and is unsuitable for large groups of adults. Strictly no pets, no smoking and vaping. Maximum adults is 6, maximum adults/kids is 8. Strictly no additional guests other than what is stated and paid for in your reservation are allowed on the property. Any additional guests must be approved and paid for 24 hours before check-in. We do not give discounts on our rate - please do not ask. No visitors or commercial activities are to take place on the property, for example, weddings, elopements, parties, loud gatherings, and photo/film shoots. We are very strict about this and not following these rules will initiate your early eviction. *** CHECK IN *** Check-in is after 2pm and check-out is before 12pm. These times can be flexible with some notice. Tell us which times are convenient for you and if we can, we will be flexible to suit your needs. Upon check-in, you will be welcomed in person by us and we will show you around and tell you about the important things. It will take 15 minutes of your time, please be prepared for this. *** PRICING *** Current 2026 pricing and fee information, all year round including public holidays and peak times. Minimum stay is 2 nights, excluding public holidays. From $675 per night per couple/one bedroom. Extra people are $50 per person per night. Cleaning fee is $150 per stay. Bedrooms not booked will be closed off during your stay (this is to help keep our nightly rates down). Easter holiday weekend requires a minimum 4 night stay (check-in Thursday).
