Do not have an expectation of dropping off your luggage early for free, a fee will be imposed, depending on your circumstances lowest fee is 50 dollars to 100 dollars and over. Depending on how many luggage pieces you need to store. 2. "Guests are required to inform the host of their estimated arrival time at least 24 hours in advance to coordinate check-in time regarding your early or late checkin." and receive all entry codes to security doors. Also because I have nosy neighbors and I prefer your entry to my apartment to be “discreet” I also asked that you refrain and do not talk to my neighbors EVER, if you have any questions or your lost talk to me, your host not to my neighbors. If you talk to my neighbors that is a violation of house rules and I will ask you to leave immediately WITHOUT A REFUND!! 3. "Each guest is limited to a specified number of luggage pieces allowed inside the property, typically two pieces per guest since it’s shared limited space." (my home is a tiny apartment) as seen in the photos, please adhere to this restriction to be mindful of a minimalistic lifestyle. 4. Please review “local New York laws in the airbnb app” about “host collecting taxes” for your stay, if airbnb doesn’t apply it to your reservation, you will be required to pay the taxes which are approximately 18-22 dollars per day. This is an estimate equation (New York City sales taxes of 8.875%, room occupancy fee is 5.875% also flat rate room fee of 3.50 dollars per night) Anyone staying longer than 5 days will incur a long stay fee the rate tax for this is 5.50 per day. Lastly if you book in advance and the rate is lower than the surcharge rate and the time I have the right to charge you the price difference as an example you book at a rate 50 dollars per day 5 months in advance then the surcharge rate increases do to the rate change for the current month or a specific event rate increase to 75 dollars per day, I have the right to charge the price difference, (just like uber would during rush hour traffic times) so in conclusion for long stays the— accommodation tax, and surcharges, the taxes will be “approximately for this year” you paid a super low amount of around 45 dollars per day and my rate increases per day, you will be asked to pay the difference as a surcharge rate. Especially for holidays and special events like US Open tennis tournament during September and October months, also Christmas, Thanksgiving, new years concerts, special events and weekends and etc, etc if you need an explanation, all you have to do is text me through the Airbnb chat thread. 5. "All guests must present a valid ID and there Airbnb booking confirmation upon check-in” I do this for your safety for identification purposes and since I don’t allow third party booking or multiple people on the same booking, the listing is intended for only one person not multiple. If you are intending to book third party or multiple person booking “without prior authorization” all reservations will be cancelled without any refund since it violates airbnb policy’s. 6. "Late check-in after 10pm may incur an additional fee, if you need “additional assistance” from the self checkin method, make sure you get confirmation from the host if your arrival is after 10 PM that it’s ok, otherwise anything from 10pm to 1am it’s an IMMEDIATE 50 dollars fee, If after 1am, it’s 100 dollars fee NO EXCEPTIONS! 7. "Hosts should NOT be obligated for storing your luggage “before or after the check-in/checkout times; guests should make arrangements for early arrival or late departure with the host." This means you have to take responsibility for your travel needs which is including your own luggage, or pay the early/late checkout fees. If you “assume” that you can leave your belongings behind, after 10am check out, it is an immediate fee of 100 dollars, from 10am to 1pm, also if you’re items are still here from 1pm to 3pm 100 more dollars will be added, 3pm to 5pm 100 dollars and so on, so be prepared to take ALL your belongings (BEFORE 10am for no fee) 8. "Quiet hours must be observed during check-in to respect bed-neighbors and other guests." quiet hours are 10pm to 8am Please, no loud talking on speaker phone calls and ALL lights are out in the living room shared space after 10pm. This including ALL lamps in your area. please use your phone flashlight, if you’re planning on needing a light. You can come and go as you please but mindful of others in the shared space. Since some people have early mornings flights to the airport. Also, Please enter the home quietly, Do not to slam the grey kitchen door, again be mindful that people will be sleeping after 10pm. 9. "Any damage caused to the property during the guests stay will be the responsibility of the guest and charged in the resolution center." 10. "Failure to return the key or lost key will be an automatic charge of 25 dollars in the resolution center." 11. Interior: NO CAMERAS IN MY HOME— Exterior of apartment building: “my landlord has a camera monitoring the apartment OUTSIDE THE building” for delivering packages and safety. (But it’s turned off.) 12 there is a TV in the living room but it’s not for guest use. 13. "any kind of service” needed your welcome to talk about it with the host prior to checkin, so you have prior approval or you know what fees will apply for charges or for free. Honesty and transparency is important. 14. I have a refrigerator for my apartment and for ONLY MY FAMILY USE! Do not use touch or open my fridge to store your left over food or drinks IT IS NOT ALLOWED! if I catch you drinking or stealing anything from my fridge you will be charged in the airbnb app immediately, or dealt with by me and you have to pay on the spot immediately. if you need something or help with anything, ASK PERMISSION first! 15.) The microwave “above the refrigerator” is for guest use. However, “PLEASE DO NOT USE” the microwave during “quiet time” hours of 10pm to 8am, People in the shared space can’t sleep well with the noise from the microwave going off! Also Please eat at the table and when you’re done with your food, throw it away in the trash next to the table . No eating food is allowed in the shared space areas this is a violation of house rules. I do not have any roaches or mice or bugs in my apartment. So ONLY eating at the kitchen table, is a very strict rule for me, please help follow this rule. lastly this is my personal and private residence, these rules are subject to change at any last minute if a guest violates them, you will be asked to leave immediately, airbnb will be called, and if you refuse to leave the premises, the police will be happy to escort you off the property. Important rule while in my home never knock on my personal and private room, guest can text me in the app. lastly, please remove your shoes and absolutely no smoking in the house!
