If you need to get to MGM, National Harbor or Old Town, Alexandria, they’re only a 10 minute drive. And getting to Washington DC is an easy, single train ride (8 stops). With a dedicated driveway space, on a hill overlooking Northern Virginia, you can relax in a very green, nature-filled space that is all your own. That is unless you encounter some of the local wildlife including deer, foxes, raccoons, and groundhogs. Inside The Common Room is everything you need to hunker down for a movie marathon. Now, a great tenant lives there. While you may hear our squeaky, old floors as they move around, we hope you'll find comfort in the rhythm of shared living. We feel it creates a lively atmosphere that feels dynamic and full of life. If you've experienced apartment living before, you should be just fine. If you need an extra layer of privacy, we've provided ear plugs, a noise machine, and other devices to enhance your peace. If you're used to apartment living, you'll be just fine. The bedroom also includes a Bluetooth connected soundbar to immerse yourself in music and movies. Guest access ★ ENTRANCE ★ While the Common Room is the lower level of our house, it actually opens up to ground level with many windows and a private entrance providing a very well-lit, and spacious place to stay. No keys to lose or to return! This property provides secure, keyless entry with a Schlage Smart Lock. You can unlock the door with your personal entry code issued to you for the duration of your stay. After a hard day's work, relax with a glass of wine in the comfort of your private patio or on the picnic benches amongst the trees and greenery of the backyard. ★ LIBRARY ★ We encourage you to take advantage of the Little Free Library, which features books of all genres and a few puzzles to make your stay even more enjoyable. ★ EV CHARGER ★ The Level 2 EV charger is just a NEMA 14-50 outlet. Please bring your own charger to plug in. ★ ACCESSIBILITY ★ For those with accessibility concerns, there are a set of stairs that must be used to enter and exit this home. ★ QUIET HOURS ★ We ask guests to respect quiet hours from 11pm-7am both inside and outside. Despite our best efforts as sound isolation, noise travels and we hope to keep our neighbors happy so we can continue to make this space available for guests. However, we cannot control the occasional bug creeping in to say hello or found dead (this a good sign as we have a pest control service). If you happen to see a bug just let us know, we can schedule our pest control for a visit. While we don't foresee this being an issue during your stay, we are near a lot of green space and several bodies of water, so wanted to mention it. ⚑ MONTHLY LEASE ⚑ Virginia law requires we use a standard lease agreement for all stays that are 30 nights or longer. The standard lease agreement includes the following contract terms: a description of the premises, the lease term, early termination, multiple tenants, rent, failure to pay rent, parking, landlord details, truthfulness of representations, uses, pets, smoking, utilities and services, landlord maintenance, fixtures and appliances, smoke and carbon monoxide alarms, move-in inspection, tenant obligations, holdover tenant, landlord consent, costs of enforcement waiver of exemptions severability and statutory requirements, access to premises, transfer of tenant, landlord's inability to deliver possession to tenant, bankruptcy, condemnation, death of a tenant or landlord, fire or casualty damage, tenant's right to purchase, move-out inspection, subordination, notice, lead-based paint, miscellaneous, counterparts, notice regarding diplomats, waiver of right to trial by jury, discrimination, statutory notice to tenant, and other.
