Spacious & comfortable: The Cottage is part of the historic ‘Listed’ Grade II* Kennet House, built in 1701 by the Bishop of Oxford, nestled near the village pond, church & the village pub. Ideal to visit Oxford, Blenheim Palace, Highclere Castle, Bath, Windsor, the Cotswolds + more. 2 large bedrooms, king beds + en suite bathrooms. The space Kennet Stables Cottage is a spacious village home flexible for families, small groups or individuals. It has been carefully refurbished to be stylishly comfortable whilst maintaining it’s heritage and Grade II* Listing. The entrance hall is ready for your arrival with room for luggage & coats, shoes & muddy boots, pushchairs & prams. There is a desk suitable for working at if required. There is a wc cloakroom (with hand soap) for convenience. The utility room has a washing machine, an iron & a board, a clothes drying rack and a 1.5 sink keeping it practical. There is a vaccum, floor mop & bucket plus cleaning products for you to use including surface cleaner, floor cleaner and toilet cleaner. The kitchen has new appliances; an oven & induction hob, microwave, a fridge freezer and a dishwasher (with a supply of dishwasher detergent). There is ample worktop space for food preparation. With olive oil, garlic, salt & pepper ready for you to cook. There is a selection of tea and coffee, including fresh coffee for the cafetière by the kettle for your arrival with freshly delivered (semi skimmed) milk in the fridge. The cottage is equipped for a sit down meal for 4-6 people including glassware for wine & champagne. There is also cutlery & tableware suitable for young children. The kitchen table and chairs comfortably fit 4 adults with a table lamp to keep it cosy. There are 2 ‘Stokke’ chairs for young children, plus the option to adapt one chair for toddlers needing more support. Please let us know your preference when booking so that we can prepare ahead of your arrival. Please help us recycle by using the bins provided for you (detailed in the kitchen). The sitting room is a generous space allowing a dining area, with an additional side table to hold trays of drinks or dishes of food. It has a constant warmth from the underfloor heating. There is a traditional ‘card’ table for playing games at, boards games, puzzles and packs of playing cards are all ready to be enjoyed. There is a smart TV set up on the Cottage wifi for you to access your online accounts. There is plenty of sitting space with a three-seater sofa and a two-seater sofa. We have shared a selection of board games to entertain both adults and children. A selection of books are waiting to be read too! The entire ground floor is warmed by an underfloor heating system. Upstairs on the first floor there are 2 bedrooms, well distanced and both with en suite bathrooms, ensuring privacy. We have provided hand soap, body wash and shampoo in each bathroom. The first bedroom has a king size bed, with a dressing table including a hairdryer, a chair and a cupboard for hanging and storing your clothes. The spacious bathroom has a bath with a shower attachment, and north facing views over the village rooftops towards the Ridgeway. The second bedroom has an area with cupboards for hanging your clothes, leading to the ensuite bathroom including a bath and a separate shower, also enjoying the same far reaching views towards the Ridgeway. The bedroom has a king size bed with a chair and large chest of drawers with a mirror above. A hairdryer has been provided for you. The matching views of the Ridgeway and the racing gallops where the race horses train daily can be enjoyed here too. The first floor is heated by individually controlled fixed heaters in each room. There is a fixed stair gate for child safety at the top of the staircase. The Cottage is a self contained property. No other guests will have access whilst this is your home. Guest access From the entrance hallway on the ground floor, leading to the entire ground floor space. The staircase and the first floor with the 2 en suite bedrooms, are all your private space. They are only accessible to you. The garden bench and table outside in the courtyard are for your private use too. No-one else has access whilst it is your home. Other things to note Kennet Stables are part of a historic family home built in 1701. We are Grade II* Listed. Our home is in the picturesque village of East Ilsley, in West Berkshire. We are located in the middle of the village, close to the pond, the churches, and the village pub, all within a few minutes walk. There are beautiful walks and biking tracks accessible through the village without a need to drive. There is a local map waiting for you with our favourite walks highlighted. We hope you will enjoy them too. Please note that this property is fitted with a child safety gate at the top of the staircase. If you have a baby then we can provide a ‘Baby Dan’ travel cot with mattress comforter by request when booking. There is also space to store a pushchair or pram in the entrance hallway.
