Each unit has its own private entrance and indoor living spaces, but outdoor amenities and the driveway may be shared with guests in the upstairs unit. For complete privacy and exclusive access, consider booking the entire property. The space Location: -Located on Lake Jessamine right next to Cypress Grove. -22 mins from Disney World -20 mins from the Convention Center and Universal Studios -15 mins from Orlando Airport -5 mins from Downtown Orlando The Space: ***The pool and spa are private for downstairs guests. - Access to the pool, hot tub, cold plunge & sauna. 🏊♨️❄️ (Pool heater available upon request for $69/day, charged for entire stay). - Mini golf, fire pit, fishing, and paddling. ⛳🔥🎣🏄 - Spacious patio with outdoor grill and sunset views. 🌅 - Boat rentals (jet ski and boat rentals are through a third-party provider and need to be booked separately, depending on the availability.) 🚤 - You can also rent our water sports package for $25/day, which includes a canoe and three stand up paddleboards. - Pet-friendly. 🐶🐱 Accommodations: - Master Bedroom: King bed, private bathroom - Bedroom 1: Queen bed - Bedroom 2: Queen bed - Bedroom 3: Detached, twin beds - Living Room: Futon House Rules: - $500 security deposit required. - No parties or events. - No smoking indoors; $200 fine for violations. - Excess noise after 10 pm prohibited (city ordinance). - Address may not appear accurately on Airbnb’s map; correct address will be provided upon booking - A fee of $150 will be charged if the hot tub needs to be drained and cleaned due to misuse. - There’s a $25 cleaning fee for grill use. - Amenities are rented on a first-come, first-served basis because it is a shared common area. - You may be responsible for any septic damages that come from flushing things or parking in the yard. Guest access You'll have access to your own laundry room, kitchen, shared access to the lake. Other things to note Additional Information: -The pool and spa are private for downstairs guests. -Pool heat is available as an optional add-on and must be added for the entire duration of your stay. It cannot be requested for individual day(s) only. -Since our electric pool heater relies on ambient air it may automatically pause for safety if outside temperatures drop below 55°F. In this case, we will refund the specific pool heating fee for the affected days. No refunds or adjustments will be made to the nightly rental rate. -Lake Jessamine Villa is brought to you by Orlando Epic Rentals, a locally owned and operated company dedicated to delivering exceptional quality. To ensure convenience, we provide a welcome kit of essential amenities such as trash can liners, small dishwasher detergent, dish soap, dish sponge, a roll of paper towels, laundry detergent, 3 toilet paper rolls per bathroom, and facial soap for our guests. For longer stays, we recommend purchasing additional supplies to meet your specific needs. -No parties or events allowed please. Someone may be on property during check in to verify identification. -Excess noise after 10 pm is against city ordinances and therefore not allowed. -Kindly be aware that smoking cigarettes or marijuana is prohibited inside the property. Any evidence of smoking will incur a fine of $200 per day. -The property has outdoor security cameras for your safety and anyone caught breaking these rules will be escorted off the premises without refund and will forfeit their deposit. -The neighborhood is very safe, all the neighbors are extremely friendly, but please don't go knocking on their doors. -This is a vintage home. While occasional hiccups may occur, our team is on call to address anything quickly and ensure a comfortable stay. Please note that non-working amenities do not constitute a refund. -Our tropical environment may bring about encounters with critters and insects. While we have monthly pest maintenance, you can help by keeping doors and windows closed and disposing of trash regularly. If you spot a few pests, kindly guide them outside, but if the issue persists, please contact us. -A security deposit of $500.00 is required and will be automatically authorized by putting a hold on the credit card 2 days prior to the arrival date.
