Cozy studio apt (full kitchen& bath, WiFi,air cond) on lower level of a private home (w/your own separate entrance) in a safe, quiet neighborhood on the outskirts of New York City is ready to be your home as you explore the Big Apple! Grocery, pizza, sushi, Chinese food, CVS pharmacy, Dunkin Donuts, ice cream shop & 24 hour bagel shop all within 5 blocks. Apartment has refrigerator, microwave, toaster, coffeemaker, stove, washer/dryer, & easy street parking. Guests welcome from all backgrounds! The space There are 8 steps into the apartment (sorry, no wheelchair access). The living space contains a double (full) bed & a small sofa. Local TV and excellent hi speed wifi. The modern, tiled bath has a glass-enclosed shower, wicker linen cabinet, and vanity with mirror. This is your own complete apartment, however, if you're staying for more than 1 week, the owner will be accessing the laundry closet in the space on a preset day/time (ie: every Monday from 9am -12 noon, we are flexible for what works better for you/us). If you're staying for more than 2 weeks, the utility company requires access to read the gas meter (weekday, usually between 8a-10a, you will have at least 24 hours notice). Essentials (toliet paper, dish & hand soap, paper towels etc) are provided for short term rentals, but please note: for stays longer than 10 days, you will be responsible for these yourself after the initial provision. Easy access to NYC's awesome 24hours/7days per week public transportation (see below 'Getting Around' section). Guest access The entire 2 room studio (kitchen and living/bedroom) plus full bath (shower only, no tub) is your private space. The only part shared is the laundry closet, and only if you are staying longer than one week. Other things to note Guests are expected to adhere to all NYC/Federal laws. Loud noise is prohibited from 10pm-7am. No smoking of any kind is permitted on the property (owner is allergic). Use of candles or any other open flame is also expressly forbidden. Violating these rules will result in immediate termination of your stay, no refund, forfeiture of security deposit. Small pets may be permitted on a case by case basis for an additional fee per day. If your stay is for longer than 7 days, a security deposit will be required.
