Magnificent two-level modern loft w/ private entrance, custom garden & 1 parking space w/ free EV charging. Sleeps max 6 adults in 3 bedrooms; additional children are allowed. Located at Riverwalk & Pedestrian Bridge. 5 min walk to bars & restaurants. 10 min walk to Brown & RISD. Central A/C, premium kitchen w/ professional appliances, built-in surround speakers & custom artwork throughout. Balcony features a natural gas BBQ grill & overlooks private garden w/ space for dining & entertaining. The space This is a modern, light-filled, contemporary loft space with a 1,000 sq ft open plan main level with extra large kitchen and dining room connected to expansive living room with original art. Loft is split across two levels with living areas upstairs, and bedroom downstairs. Please note that this loft is not a generic rental or hotel room—it’s my personal home, and I’m opening it to you with care and trust. You may notice some of my belongings, such as clothes, toiletries, and a few personal photos in the loft. These are part of the character and warmth of the space, and I hope they make you feel more like a welcomed guest than a temporary tenant. The Kitchen features high-end cooking equipment for your use, including: Duel-fuel 6-burner stove/range, Breville Espresso Machine, Sub-Zero Refrigerator, Wine/beverage fridge, Dishwasher, Le Creuset bakeware, wine, beer and cocktail glassware, ceramic dining plates and bowls, drip coffee machine, and WiFi TV with Roku and YouTube TV. Balcony features two chairs, a small table, and a Weber Genesis II natural gas BBQ grill. No propane need! Private garden features natural gas fire pit, custom parallelogram wood table and concrete bench, with six side chairs. Included parking is located in the front of the private garden. The garden is for the exclusive use of this loft. Living room amenities include: AppleTV, YouTube TV, Netflix, high-end surround sound system, AirPlay, 6 seater sofa, two side chairs, ottoman, built-in bench, and console table. 1st Bedroom amenities include: Casper King size bed, Restoration Hardware down comforter and cotton-linen sheets, 32” TV, high-pressure shower-head, built-in audio system/speakers compatible with Airplay, desk and chair, two dressers and two closets with ample hanging space, and private en suite bathroom with shower/tub. TV is WiFi enabled and has RokuTV, Netflix, YouTubeTV, Amazon Prime Video, etc. 2nd Bedroom amenities include: Casper California King, Restoration Hardware down comforter and cotton-linen sheets, work desk and chair, contemporary private en suite Master Bath with high-pressure rainfall walk-in shower and dual sinks, built-in audio system/speakers compatible with Airplay, one dresser and walk-in closet with available hanging space. 40” TV with AppleTV, RokuTV, and YouTube TV, Netflix, Amazon Prime Video, etc. 3rd Bedroom amenities include: Queen memory foam mattress, work desk and chair, 28” TV with RokuTV and YouTube TV, desk and chair. Free weights are available in the 1st bedroom for recreational use. This includes a pair of 7.5, 12, 15, 20 lb free weights available along with resistance bands and a 30 lb kettlebell. Guest access Guests are free to use all features and accessories in our loft, including all kitchen utensils and cooking supplies (e.g. spices, oils, etc). Other things to note Number of guests: The loft sleeps 6 adults. Additional children, up to 8 total guests (6 adults + 2 children or 5 adults + 3 children, etc.) is permissible. But no more than 6 adults allowed. Please note that there is no pullout sofa or air mattress available for use. Booking eligibility: All guests are required to have a government-ID verification along with a positive review from another host on their Airbnb account. Parties: No parties or other social events (bachelor, bachelorette, bridal showers, baby showers, weddings, etc.) are allowed. Unregistered Guests / Visitors: Only the guests listed on the reservation (i.e. 2, 3, 4, 6 guests, etc.) will be allowed in the loft for the duration of the stay. No other guests or visitors beyond the number listed on your reservation are allowed (i.e. local guests, other friends / family, etc.) without our prior written approval. Unregistered guests are also not covered by Airbnb’s liability and insurance protections for guests and hosts. Pets: Generally, no pets allowed. However, pets may be accepted on a case-by-case basis only. Please inquiry further if interested. Noise: After 11pm please reduce loud noise in respect of the building neighbors. This includes limiting noise on the balcony and in our garden. Noise complaints by my neighbors are taken seriously. Use of Fire Pit: Use of fire pit is at your own risk, and you accept responsibility for any damage to property, or harm caused to others, by using the fire pit. Further, no substances, including, but not limited to, wood, branches, paper, cardboard, and fireworks, should ever be put in the fire pit, or lit from the fire pit. You understand and acknowledge the risks associated with a live fire. Use of Marijuana, Tobacco & Vapes: Smoking marijuana, tobacco or vapes inside the loft is prohibited. Infants: The loft is not suitable for infants. There are no child protections, cribs, etc. in place. The loft has many fragile items and hard corners. Further the loft does have interior stairs. If bringing an infant, please know you will accept responsibility for their safety during the stay and please bring any necessary additional items you will need to make loft suitable for your stay. Children: The loft may be suitable for children between 2-12. The loft has stairs, an open carport w/ gate onto a city street and cleaning products under the sink and in utility closet which could be reached by a child. If bringing a child, please know you will accept responsibility for their safety during the stay. Please bring and/or make any necessary accommodations to make the loft suitable for your stay. And please note that children ages 2-12 count toward the 8 guest maximum. Master Closet: Limited hanging space may be available. You may alternatively hang garments on the hanging rod in the laundry room or 2nd bedroom. Drawer space is available though. Late Check-out: A late check out is available by request subject to availability and additional fee. Please inquire if interested. Break It, Replace It: I understand accidents happen and wine glasses may break! It’s okay—I won’t hold it against you! I kindly ask that if you do break or destroy anything, please be upfront and let us know, it’s okay! I can then provide you a replacement/repair cost estimate and coordinate a suitable solution. Use of Exercise Equipment: Use of any exercise equipment in the loft, including, but not limited to: dumbbells, free weights, kettlebells, resistance bands, foam rollers, etc. is done so at your own risk.
