Hudson Valley Hilltop Barn

We can point you to the best people to book for private massages or yoga classes right at the house. The space Part of what makes this house most special for us is the setting in nature. It can be so beautiful on the hill, especially during sunsets. It's a quiet place to unwind & relax or have fun with privacy in nature. You're not just getting some rooms to sleep in, but a private hilltop oasis and a large indoor space to spread out and enjoy privacy with family and friends. Sled in the winter snow right from our hilltop! The type of land/privacy/views you get here, while also being accessible/close drive to the best shops and restaurants and hikes in the Hudson Valley and Berkshires, is rare even for upstate. The indoor space is a mix of comfort, luxury & rustic/quirky charm. Touches of luxuries include parachute cloud robes, ouia & public goods & grown alchemist soaps/shampoo, linen bedsheets, and have high end cookware options such as Staub cast iron pots & copper pans. We also have heated floors & heated toilet in the master bathroom. We always choose furniture that is both high end and comfortable such as the togo couches or tuft & needle mattresses. Enjoy cooking with luxury appliances such as a Wolf oven & stove, illy milk frother, Balmuda toaster, a large slow cooker, food processor, Nutri blender, and much more. For morning coffee we have a drip coffee maker, French press, and espresso Moki pot. We have wifi throughout the house. We have a very large movie theater projector screen set up in the living room to enjoy streaming services, TV or movies. For daytime tv viewing we have a 75" Samsung Art TV with streaming services. We have lots of activities and tons of games: cards, clue, chess, monopoly, uno, sorry, backgammon, tic tac toe, dominos, puzzles, and much more. Make a fire in the outdoor fire pit, watch the sunset and eat s’mores! Sauna is available year round inclusive of your stay. Stock tank pool is up and running summer available inclusive of your stay. Hot tub must be requested in advance. Our lawn is huge (we mow 5 acres weekly!) and you can sled down the hill in the snow, run around or play corn hole, outdoor, bocce, ping pong and more. Our shed is filled with tons of outdoor games. We are near tons of outdoor hiking, waterholes, waterfalls and lakes. Go for a hike at a mountain nearby. We have a fast level 2 universal charger for Tesla or J Plug inclusive of your stay. The barn is located in Hudson Valley & Berkshires, with plenty of outdoor activities and hikes and swimming holes nearby. The house is in near great towns, shops & restaurants. Check out Great Barrington, Hudson, Tivoli, Germantown, Philmont, Millerton, Chatam, Lee, among many others. The primary bedroom with a king bed is ensuite on the ground floor. The two other bedrooms are on the second floor up a small metal spiral staircase. There is one king bedroom upstairs. The other smaller bedroom has a queen bed. This smaller bedroom has walls only 3/4 of the way to the ceiling. While you have complete visual privacy in the bedrooms and some noise barrier, the rooms are not 100% fully sound proofed from each other. We do provide ear plugs and sound machines for use in the bedrooms. Upstairs there is also a bathroom that is shared by those two bedrooms. There are light filtering and blackout shades in all the bedrooms. House has both AC and Heat and a Nest thermostat to set your preferred temperature. We're looking for guests who are mindful of caring for our families home. For example floors in this home are a rare soft wood that scratch & dent easier than hardwood. With this in mind, we ask guests remove shoes, lift furniture instead of dragging, and clean up any spills or accidents promptly. This doesn't mean you can't relax and enjoy the home. It means our home is better for responsible families or adults looking for a chill time to unwind in nature. If you're looking for a party house to trash and beat up without any worry, or if you let your kids draw with markers all over the walls, this is not the house for you. We can tell you the best private yoga or private massage people who you can book and they will come right to the home. Pets are mostly not allowed due to the soft pine floors, they can get damaged. This is strictly a non-smoking/ no vaping home. We have a baby, and smoke from cigarettes or e-vapes leave harmful chemical residues on fabrics, linens, walls, floors, rugs which babies then crawl on. You are permitted to smoke outside on the lawn. There are fines for breaking these rules (read below in "Other Details to Note") For those who are health conscious, we use non-toxic products such as Aspen Clean and MollySuds and/or use simple non-toxic items to clean where possible like Baking Soda, Vinegar and Water. Air ducts and air con filters are regularly maintained, air quality is excellent and monitored, no pesticides are used for lawn care, etc. Relax and breathe in fresh air, Only the # of guests staying at the house which you enter when you reserved, are allowed at the house. If you'd like more guests than you originally booked, please write to us to update your reservation, as the pricing is based on the number of guests and there are small fees for additional guests. No parties or large gatherings are allowed. No commercial photography or video allowed. Baby/toddler items are available, just ask. The basement is normally off limits but we might be able to let you use it if requested in advance. It's not temperature controlled like the rest of the house is, but typically stays around 64-70 degrees year round. We have a crib, peleton, free weights, tv and couch down in the basement. Guest access You will have the entire property to yourself. The only areas off-limits are the basement/ basement gym; which is sometimes allow access to for an extra fee for cleaning and prep but we need advance notice. Other things to note Breaking our house rules (ie. unauthorized parties, pets or guests) can result in immediate eviction with no refund, plus fines for damages. If you bring a pet without permission, it will be billed at 1,500$ per pet, plus fines for damages. That might seem like a lot but pets can cause thousands of dollars in damages on the soft pine floors. If it's found you have smoked or e-cig vaped in this home you will be fined $3,000 plus all costs related to getting the smoke smell out of our linens, furniture, and home; any downtime or fees for canceling future guests while smoke smell gets resolved, etc. There are security cameras on driveway, on the entry doors, and one outside with a very far away view of hot tub which is checked on occasion only to ensure the cover of the hot tub is on.
