Near great shops & restaurants in Hudson & Great Barrington. *Pets must get written approval* Part of what makes this house most special for us is the setting in nature. It can be so beautiful on the hill, especially during sunsets. It's a quiet place to unwind & relax or have fun with privacy in nature. You're not just getting some rooms to sleep in, but a private hilltop oasis and a large indoor space to spread out and enjoy privacy with family and friends. This type of land/privacy/views you get here, while also being accessible/close drive to the best shops and restaurants and hikes in the Hudson Valley and Berkshires, is rare even for upstate. The indoor space is a mix of comfort, luxury & rustic/quirky charm. Touches of luxuries include parachute cloud robes, ouia & public goods & grown alchemist soaps/shampoo, linen bedsheets, and have high end cookware options such as Staub cast iron pots & copper pans. We also have heated floors & heated toilet in the master bathroom. We always choose furniture that is both high end and comfortable such as the togo couches or tuft & needle mattresses. Enjoy cooking with luxury appliances such as a Wolf oven & stove, illy milk frother, Balmuda toaster, a large slow cooker, food processor, Nutri blender, and much more. For morning coffee we have a drip coffee maker, French press, and espresso Moki pot. We have wifi throughout the house. We have a very large movie theater projector screen set up in the living room to enjoy streaming services, TV or movies. For daytime tv viewing we have a 75" Samsung Art TV with streaming services. We have lots of activities and tons of games: cards, clue, chess, monopoly, uno, sorry, backgammon, tic tac toe, dominos, puzzles, and much more; tons of games. Make a fire in the outdoor fire pit, watch the sunset and eat s’mores! We have a fast level 2 universal charger for Tesla or J Plug. Sauna is available year round inclusive of your stay. Stock tank pool are available seasonally from May-September inclusive of your stay. Our lawn is huge (we mow 5 acres weekly!) and you can sled down the hill in the snow, run around or play corn hole, outdoor, bocce, ping pong and more. Our shed is filled with tons of outdoor games. We are near tons of outdoor hiking, waterholes, and lakes. The barn is located in Hudson Valley & Berkshires, with plenty of outdoor activities and hikes and swimming holes nearby. The house is in near great towns, shops & restaurants. Check out Great Barrington, Hudson, Tivoli, Germantown, Philmont, Millerton, Chatam, Lee, among many others. The master bedroom with a king bed is on the ground floor. The two other bedrooms are on the second floor up a small metal spiral staircase. There is one king bedroom upstairs. The other smaller bedroom has a queen bed. This smaller bedroom has walls only 3/4 of the way to the ceiling so while you have complete visual privacy, it's not totally sound proofed. There are light filtering and blackout shades in all the bedrooms. House has both AC and Heat and a Nest thermostat to set your preferred temperature. The floors in this home are a rare soft wood that scratch & dent easier than hardwood. With this in mind, we ask guests remove shoes, lift furniture instead of dragging, and clean up any spills or accidents as soon as possible. We're looking for guests that will be mindful in trying to care for our home and the beautiful things we've curated inside it. If you're looking for a party house to trash without worries, this is not the rental for you. Most pets are not allowed due to the soft pine floors. We may allow up to one dog based on approval but there is a 500$ per dog fee as well as a long list of pet rules that might be too much for some people. This may seem like a lot of money but when you see the damages created on the floors from dogs you will understand why we have to have rules and fees. Hot tub is not listed as an amenity as of last year, so it's not guaranteed, as of December 2023 it has not been in working order, we are working on getting a new one for sometime in 2024. Stay tuned. This is not a house you can party in and trash it, care-free. This is a house lovingly renovated by us, we've put our heart and immense time into it, we'd be devastated if the house was trashed or destroyed. So please, no parties, gatherings/events, or professional photoshoots are allowed. This house is best suited for people who will try their best to care for our home and things. This is strictly a non-smoking/ no vaping home. We have a newborn baby, and smoke from cigarettes or e-vapes leave harmful chemical residues on fabrics, linens, walls, floors, rugs which babies then crawl on. You are permitted to smoke outside on the lawn. There are fines for breaking these rules (read below in "Other Details to Note") For those who are health and/or eco conscious, we do our best to source healthy/non-toxic products for the house and property to create the safest cleanest environment we can. Only the number of guests staying at the house (which you enter when you reserve) are allowed at the house. If you'd like more guests than you originally booked, please write to us to update your reservation, as the pricing is based on the number of guests and there are small fees for additional guests. No large parties or gatherings are allowed. We have a bundle of high quality baby items available to rent for a small fee. Must be reserved at least one week in advance to guarantee usage (as we need to schedule our property manager to go retrieve from storage to leave out for you). Our lawn mower service comes Thursdays (occasionally changes based on weather) and they are there for ~1 hr. We put a lot of love into this house, and it means so much to us to have people enjoy their stay. The only areas off-limits are the basement/ basement gym; which is sometimes allow access to for an extra fee for cleaning and prep but we need advance notice. We're available by text/email/cell. Close to great restaurants in Great Barrington, Hudson, Germantown, Tivoli, Chatam, Philmont, among many other nearby towns. House is 2 hours 15 min from NYC. From NYC: Take Amtrak to Hudson station, house is a 25-30 minute cab ride from Hudson. Or take bus from NYC to Great Barrington, house is 15 minutes away. Breaking our house rules (ie. unauthorized parties, pets or guests) can result in immediate eviction with no refund, plus fines for damages. If you bring a pet without permission, it will be billed at 1,500$ per pet, plus fines for damages. That might seem like a lot but pets can cause thousands of dollars in damages on the soft pine floors. If it's found you have smoked or e-cig vaped in this home you will be fined $3,000 plus all costs related to getting the smoke smell out of our linens, furniture, and home; any downtime or fees for canceling future guests while smoke smell gets resolved, etc. There are security cameras on driveway, on all entry doors, and one in basement. If you rent out the basement room for an extra fee, you should feel free to turn off/unplug the basement camera for privacy.
