Detached house, paradise view, cool. Private pool.

The former hay barn on a hill is detached and has incredible views. THERE ARE NO OTHER GUESTS! Cooled by ceiling fans. Private swimming pool (4 x 9 x 1.10m) at private terrain with olive trees. There are upstairs 2 small bedrooms for 4 p. with bathroom and downstairs a shower/toilet, living with a grand PIANO and kitchen. If you are with more than 4 p. you can use a double room inn the basement with a bathroom and stairs to the terrace (and eventually another room). The space This cozy house is a former hay barn on a hill, with splendid panoramic views on the Tuscan vineyards from the terraces. The whole house can be cooled by big ceiling fans. Outside is always a breeze of wind. The floors can be heated with geothermic and there is a wood stove. . The house is detached and has two small bedrooms (each for 2 p.) with bathroom on the first floor and on the ground floor a separate shower/toilet, living room with grand Pleyel piano and a cosy beautiful and well equipped kitchen on the ground floor. The third room is in the basement with stairs outside to the terrace (and eventually a fourth room). If you are with no more than 4 persons, but want to use a room in the basement, you pay a supplement of € 50 p.d.. At the big terrace behind the house is a partytent to protect you against too much sun. Before the terrace is down the hill the swimming pool with inflatable beds. The total renovation was in Tuscan style with heavy chestnut rafters and ‘cotto’ tiles on the ceilings. There are also modern and artistic details like a steel cutwork stair handrail and red and gold mosaic in the bathrooms. The cosy bedrooms (10 square meters each) on the first floor are connected by a little balcony. The bathroom here is equipped with a comfortable shower with gold mosaic. You can park for free and you can charge (slowly) your electric car (about 10-14 km per hour at 230V, level 1, it is not a charging station but a normal socket). Ideal starting point for people who like me are passionate about nature, culture, gastronomic, walking and cycling. The house is NOT specifically made child/baby-friendly, but there is a cot. In the basement there's a washing-machine and the third room (and eventually fourth). Guest access If you don't need the rooms in the basements, they will be locked. There are several terraces with tables and seats. On the biggest terrace is shade by a party tent and a bbq. Around the house is a big private terrain with olive trees with the swimming pool which is only for you: there are no other guests. In the basement there's a washing room. Other things to note The minimum period during the WINTER is one month (November until 1st of April), for an adapted price. The costs are INCLUSIVE water, gas and electricity. It is not just a holiday house, with a poor furniture. On the contrary: my home is very nice and my private house where I live. The furniture is often antique and artistique. I hope you feel the warm atmosphere. In the house is in the corridor at the entrance a table with all kind of information, about things to do, but also instructions how to use the house. Please read all the HOUSE RULES in advance as they will make part of the agreement: 1. SWIMMING POOL: The use of the swimming pool is included during the SUMMER period and is for the EXCLUSIVE use of the renter; there won't be other guests. Please put the ROBOT regularly in the pool and CLEAN its filter inside afterwords. If not, please let me know and I will ask the gardener. You should also nearly every day clean the SKIMMERS in the two corners of the pool as they might be full of flies and leaves. Please FILL WITH WATER if the level gets beyond the white/beige line. The tube is near the pool. Put the timer! After an hour it might poor over the border! 2. CUSHIONS: After use cushions can be put down the stairs next to the terrace. Please don't let them in the rain outside. 3. CHILDREN are welcome, but of course you are responsible for them. The house is not child-proof So please control the house when you arrive at points that might be watched. 4. COOLING: The house is on a hill and therefore normally there is always a refreshing breeze. In the living, kitchen and bedrooms are big FANS on the ceilings to cool the spaces. Electricity is very expensive in Italy, so please switch them of if you go out. 5. RESPONSIBILITY: The renter takes full responsibility of all possible risks that can derive from the use of the house, garden and swimming pool either for him/herself or others who have the possibility to use the house. The landlord is explicitly exempt from any responsibility for direct and indirect damage to the renter and his/her whole group. The landlord is also not responsible for interruption of services for which he cannot be blamed. 6. ANIMALS: are welcome, for example a dog, but we should discuss it in advance. 7. SMOKERS are welcome if they smoke OUTSIDE, but please don't throw cigarette buts into the garden. 8. ELECTRIC CARS: it is possible to charge at my home. In the corner of the garden. But at low speed.
