Offering a 2 night stay at weekends, the property is an ideal space for groups, multigenerational families, quietly located in a charming rural village. Explore wooded areas, enjoy waterfalls, wild swimming, play areas & more. A peaceful Georgian listed cottage. Light, spacious, with modern living & original features. Located off road in a farm yard (parking area) in Staindrop conservation area. Love the huge fireplace with wood burning stove and comfort. 6 hot tub for 6, with minimum age 6y The space The Back House is located on the public footpath system and adjoins our home, originally the two properties formed The King’s Arms, a Coaching Inn. The rooms are large and airy and with the same colour scheme throughout, the house feels calm and helps relaxation. Natural light floods the living space. The huge original inglenook fireplace with wood burning stove provides a focal point in the attractive sitting room. Hard flooring covers the downstairs areas whilst thick carpeting runs upward from the bottom of the stairs. Together with plenty of seating the space is perfect for cosy nights in! Books, games and DVDs provide a change from TV. 3 bedrooms all offer super king beds with hotel grade mattresses. (can be split on request at time of booking please) We can supply a high chair and travel cot on request. Please note we supply a bottom sheet for the cot. Please bring your own linen per health and safety recommendations . The generous bathroom provides a shower over the bath. GC and DG throughout. Hot water heated by combi boiler. The kitchen has hand painted F&B ammonite cupboards with integrated appliances and is well equipped to cater for 6 people. No shortage of items to cook great meals in the large kitchen whilst enjoying a glass of wine. Well equipped kitchen including sage Bambino Plus for coffee fans. Please bring your choice with you. From 1/9/25 we welcome bookings for 2 well behaved medium sized (Labrador size) dogs, aged over 12 months only. Sorry - we do not accept pups. ( May consider more dogs based on size, please ask! ) Essential items are provided including throws for the furniture and dog towels. Dogs not to be left alone in the Property at any time. We partner with a local award winning dog exercise field, 2 miles from the house. Guests staying three nights and more can make direct contact with the Owners, Chris and Caroline, who will book down the session to our account. You will need your vaccination details at the time of booking. The facility is Adventure Paws Dog walking field in Ingleton, Co Durham. (ABB policy does not allow me to post the link). We are Durham dark skies accredited and there are night binoculars available to use. Please note we are fully compliant with all current fire safety regulations and a copy of the Fire Risk Assessment is provided in the property. Guest access In addition to the good sized indoor accommodation there are 3 nominated parking spaces located safely off road for your personal use. We can accommodate up to 3 cars. The cottage opens onto a large attractive enclosed courtyard area with a lovely raised planted area featuring a mature shrubbery. A 6 person hot tub with a minimum age of 6 is located 10 steps from the back door in a pergola area for your private use with outdoor dining furniture for 6. It also provides an area to enjoy a glass of wine or a good spot to enjoy a book. Cashmere throws are provided for cooler weather. The area is private, fully screened and gated. Pricing reflects inclusion of the hot tub facility. If you do not want to use the HT, please make contact and we will reprice accordingly. There is a further private seating area with luxury sofas for 6, which again is screened and gated with multiple planted pots of flowers etc and is a real suntrap. The areas are lit with Lampsy LED lights at night and provide a lovely relaxing vibe. Other things to note There are lots of things to see and do locally. There are castles to visit, museums to explore and outside fun at multiple places including Raby Castle with its various areas and nearby Hamsterley forest for its great playground as well as daring mountain bike trails!! There is a new attraction that just opened 23/9/25 at Bishop Auckland 8 miles away, "Game On". It is described as a family entertainment complex. It offers bowling, adventure golf, arcades, pool tables and electronic darts. There is a restaurant with a world buffet. Sounds perfect for soggy days! We are lucky to have lots of activities locally that don't break the bank! Hamsterley Forest offers adventure walks, a playground area, shallow becks to play around for the cost of parking. Barnard Castle offers crazy golf during peak holiday season with a low cost entry fee and access to the river Tees. Egglestone Abbey Bridge just on the outskirts of Barnard Castle offers wild swimming. The village has a wooden playground for children, 5 minutes walk along paths and bridle ways from the house. There are several becks in the village that offer paddling and splodging. Don’t forget wellies and nets! Prior to arrival we will send you a digital guide that includes details of things to do in the area, plus there are paper leaflets in the property. You will find most information on the house and area in the guide, it can help you maximise your holiday enjoyment. The coast is only 45 minutes away at Seaham where you can search the beach for pieces of polished glass to remind you of your holiday. Sample the local ice cream rated very highly in an article published by Visit London! You may spot the local pod of dolphins! Spotted most recently on 3/8/25. A pod of pilot whales were spotted 20/9/25. The property and courtyard benefit from being a complete non smoking area, smokers may use the lane area. Prior to arrival we will send the health and safety information on the hot tub. Please note children under 6 cannot use the hot tub. Please note due to insurance clauses and the fire risk assessment the property cannot accommodate, at any time, more than 6 guests. For avoidance of doubt children over 2 years, are counted in the total, under two years do not count in the figures. We can accommodate ONE child under 2. Maximum number of guests is 6 including children over 2 years, plus 1 child under 2 years. Travel cot supplied, please supply linen. High chair available. Parties and events are not allowed.
