It is a much loved family home and is ready to welcome your family to create those special memories. Spacious and private, you arrive at the beautiful big gates and enter the property through a private road. The circular driveway lined with mature trees, abundant bird life and unparalleled country ambience delivers the winning combination of easy lifestyle living and only minutes to Brookfield and Kenmore shops. No wax candles are to be used on this property. NO PETS WITHOUT PRIOR APPROVAL DUE TO WILDLIFE /ANIMALS AT THE PROPERTY NOTE: A pet fee of $37 per pet, per night applies (maximum of 2 pets). All pets must be pre-approved prior to booking, and we kindly ask that you provide a few details about your pet(s) as part of the approval process. Enjoy space to relax and unwind, or come together to reconnect with family, work colleagues and friends. Enjoy a wine by the fire, or a swim in the resort style pool. Play a game of bocce, go for a bush walk or kayak in the dam. A picnic in the garden, lay back with your favourite book, board games with the kids or perhaps card games with the adults... The list of activities is limited only by your imagination... The main residence boasts a Family room with king bed and enormous ensuite, along with a single bed and trundle for when the littlies want to sleep nearby. A second generous king room with shower and the perfect spot to read a book and a double room next to it. All are air conditioned inside the main residence. There is another kids room with two singles that each have a trundle bed so four additional friends can sleep together. This room is not air conditioned but does enjoy lovely breezes and standing fans. It is accessed separately to the main rooms in the house. The formal and informal living areas flow seamlessly around the spacious gourmet kitchen, in the heart of the home. The large outdoor table provides the perfect spot for the most amazing of long lunches or dinners with family and friends, while the kids swim for hours in the pool just a few metres away. A separate, self contained 2 bed cottage with private entry is located on the other side of the circular driveway. The perfect space to relax and retreat from the hustle and bustle of city living. This cottage can be rented separately, however when the large residence is rented these guests will have exclusive use of the property. Upstairs you will find 2 queen beds separated by a wall but not completely closed off due to the open stair case design. Downstairs, the bathroom, kitchen and stunning living area where you'll find a table for four. Relax by the fireplace or out on the terrace. Listen to the sounds of nature and destress. This property offers a secluded wilderness with beautifully manicured country style gardens awash with the colours of the seasons. Pops of colour to lashings of foliage, an adventure playground for both adults and children. The perfect escape from reality. This is the Brookfield Country house. **NOTE FOR NETFLIX: Due to the new no sharing restrictions. You will need to log into your own Netflix account. You will need to select traveling on your account.** ***Please make sure to not be in the pool after 9 p.m. as a courtesy to the neighbours*** The cottage is no longer available for booking as it is tenanted The main house fridge water and ice does not work as the parts are no longer available to buy. Guest access You will need a car for access to this property and its surrounds. There is plenty of parking available. Please DO NOT park on the manicured lawns. Other things to note NOTE: - ALL GROUP STAYS ARE MUST BE PRE-APPROVED. Please inquire prior to booking if you are a group. - We don't take groups of more than 8 adults as we are in a very respectful neighbourhood. - Absolutely No parties or events of any kind and strictly quiet hours from 9pm - 7am. - Only the bedding set out for your booked number of guests is to be used. Usage of any extra bedding without prior approval will incur charges of $50 per night per item used Please note that as this is a rural property it runs on TANK WATER and therefore conservation of water is essential. Please limit time of showers to 5 mins to avoid running the tanks dry. Only toilet paper may be flushed down the toilets as ANYTHING else can cause a blockage. Please ensure the buttons on toilets pop back up before leaving the toilet (or you can run the tanks dry and be left without water). NOTE: A pet fee of $37 per pet, per night applies (maximum of 2 pets). All pets must be pre-approved prior to booking, and we kindly ask that you provide a few details about your pet(s) as part of the approval process. Although this is a magnificent property, it is located in area with a lot of wildlife. This can at times include spiders, ticks and snakes. VERY IMPORTANT- The property has unfenced waterways including 2 dams - it is guests responsibility to ensure all children and pets are supervised at all times. The pool is fully fenced. "Things You Need to Know Before You Book" - We have rental agreement as part of our terms and conditions. Guest must sign the rental agreement. - We also require a copy of the their ID (front and back). This is separate from Airbnb identity verification. - We also require a Security deposit which we will authorize separately. See House rules for more info - For last minute booking within 3 days, guests will be asked to send a selfie holding their credit card as an additional security measure. This is to ensure legitimacy and prevent fraudulent transaction. - All confirmed reservations made starting on the 9th of January, 2023 will be subject to an extra public holiday surcharge which will be equal to 50% of the cleaning price if you'll check out on a public holiday. This is to be charged separately a week before your arrival, or immediately if less than a week. - Booking tax notice: Starting august 16 2023, A $30 booking tax is levied on per bookings to cover guest and identity validation - Starting 16th February 2024, All group stays will require a $5000 external bond Insect and Pests- QLD is a tropical climate in which insects, rodents, lizards and other animals such as possums and snakes unfortunately exist and you may encounter these pests during your stay. All of our homes are treated regularly with insecticides and the residue of these treatments may sometimes leave some dead insects in the properties. This is not a sign of infestation, rather that the treatment is working. Please notify us immediately if you see any live insects, so we may take appropriate action. An encounter with a pest inside or outside of your rental is not reason for termination of your rental agreement nor a refund of all or any part of your monies. You may be required to allow access for service personnel should repairs or maintenance be necessary. The guest agrees to allow the agent and/or appointed tradesperson to enter onto the property at any time to effect or investigate repairs or complaints. All repairs will be affected as soon as practicable. On public holidays and after hours it may at times prove difficult to get tradespeople straight away. We will always do everything we can to minimise inconvenience caused but cannot issue partial refunds or give discounts. Maintenance issues will not cause for discounts or refunds. Please report any maintenance issues, if any, as soon as possible after your arrival, so that we can have the opportunity to rectify for you in a timely and efficient manner Only the number of persons advised on the website and confirmed booking, are permitted to occupy the premises. In the event of renovation/building work being carried out near the premises, such work is beyond our control and we cannot accept responsibility for any disturbance, noise or inconvenience you may suffer as a result.
