Sleeping arrangements This single-level home accommodates up to 9 guests across four bedrooms with 2 king beds and 2 queen beds. Each room includes comfortable bedding and clothing storage, while one king bedroom features private patio access, a smart TV, and a minibar. The home includes 3 bathrooms with a combination of walk-in showers and bathtub options, along with bathroom essentials. Living & entertainment The main living space centers around a traditional indoor fireplace and a large sectional, creating a comfortable place to unwind. A 55 inch HDTV with Roku makes streaming simple, while the pool table, books, and board games provide relaxed entertainment. A dedicated children’s playroom offers a separate space filled with toys, books, and games. Kitchen & dining The kitchen provides everything needed for shared meals and easy mornings, paired with a dining table for gathering together. Whether preparing a full dinner or enjoying coffee at a slower pace, the space supports both convenience and connection. Outdoor living Step into a private backyard - fully fenced and surrounded by greenery. The space includes a fire pit, hammock, sun loungers, outdoor furniture, and an outdoor dining area with a BBQ grill: charcoal. The private hot tub is available daily from 7:00 AM to 12:00 AM, offering a relaxing way to start or end the day. Work & convenience Stay connected with Wifi and an Ethernet connection, and make use of a dedicated workspace in a common space. Additional conveniences include free parking on premises, free street parking, washer and dryer, and self check-in with keypad. Family-friendly features Designed with families in mind, the home includes children’s dinnerware, safety features, and a children’s playroom. The single level layout with no stairs allows easy movement throughout the home for guests of all ages. Location Situated just minutes from Main Street, the home offers quick access to Fredericksburg’s dining, shopping, and local attractions, while still providing a peaceful and private setting to return to. Guest access You will have the entire home to yourself minus the locked owner's closet. You can park in the driveway and will be given a keypad code for secure and easy entry. The home boasts modern amenities to make your vacation as comfortable as it can be. Feel free to log in to the high-speed WiFi, use the washer/dryer, kitchen/bathroom essentials, and children’s equipment, including a Pack ‘n Play and high chair but don’t forget to bring your login details for the smart TVs. Other things to note -Check-in: 4:00PM -Check-out: 10:00AM -Self check-in -No parties or events -No smoking of any kind ($500 fine enforced for smoking) -Be respectful of neighbors -Quiet hours after 10PM. Failure to comply can result in being asked to leave -We allow up to two pets but they must be approved first-Pets are not allowed -Take out all trash including leftover food and drinks before leaving -Do not put trash in recycling bin-Return the house in condition it was found -Minimum age to book is 25 years old.
