A short drive will also get you within reach of numerous vineyards and other places of interest such as the beautiful Notley Fern Gorge walk or walking and picnic spots along the Tamar River. The house is surrounded by rolling hills and each window will treat you to its own unique view of the surrounding farmland and stunning rural landscape beyond. A semi-protected outdoor dining area can be accessed from the kitchen or lounge area. The fully insulated house, including double glazed windows throughout is well equipped for those cooler nights with a wood heater, as well as a split system that can be used for heating and cooling. The orientation of the house, as well as the addition of double-glazed windows throughout the home help to regulate a comfortable indoor temperature. A little about the farm… Notley Valley Farm is striving to achieve best practice in grazing and livestock management, regenerative agriculture, sustainable forestry management and carbon sequestration, all contributing to increases in biodiversity throughout the farm. We believe that biodiversity plays a pivotal role in responsibly balancing agriculture with a happy and healthy environment and so our farming strategies strongly reflect this central goal. Other things to note Please note: - The house is split over 4 levels and so consists of several staircases. This may not be suitable for some toddlers or young children. However, for those who find frequent stair climbing difficult, it is possible to live comfortably without using the stairs, as the main living space including the kitchen, one bathroom and two bedrooms can be accessed without going up or down any stairs. - There is a small dam within 100 metres of the house that is separated by a fence that encloses the backyard. Although a fence separates the dam from the backyard, supervision of young children would still be required. Registration details PA2021280
