The place is a two-storey private,cozy, safe, modern and spacious villa with own pool located in a high end and secured subdivision near Clark. Villa is located in Friendship near Korean Town, 10-15mins to SM Clark, Balibago Business and Night Life District, Fields Avenue and Walking Street. It's also around 15-20 mins away from Marquee Mall and NLEX. It is also accessible by grabfood, foodpanda etc. Subdivision has 24hr security guard roaming around. Have this place all for yourselves! The space The villa is a private, modern, cozy villa with: • 4 air conditioned bedrooms with their own bathrooms. • 1 extra powder / bathroom at the ground floor for visitors not staying overnight. • Living room with couch, aircondition and Smart TV with FREE NETFLIX and YOUTUBE and karaoke • 8 seater Dining area near the living room. • Kitchen area with stove, refrigerator. • The Villa also has a fiber wifi. • The villa has it's OWN private 4 x 5 sized pool around 4-5ft deep. Other things to note House Rules: •We require a php3000 cash security deposit before or upon check in. Airbnb is asking around php5k+ security deposit, if you want to use credit card for the security deposit, please let us know so we can add it here exclusively for you. Please also leave 1 valid ID of an overnight guest. We may also require all guests to show valid id, or vaccination card. Please make sure that the number of guests you put on your online reservation is the maximum number of people sleeping or staying overnight in the villa. We will be checking. There will be extra charges if the number of people exceeds our indicated limit for guests. If you need another villa for more guests, we might have other units available in a different location. Please let us know as early as possible. • You can accept visitors but must not sleep or stay overnight without our permission. Please declare and pay extra person charge. Maximum pax is 30 pax and must pay extra charge. • If you think you are uncomfortable with the 5 queen bedrooms, you may bring your own foam / mattress but number of guests is just the declared number of guests. Depending on availability, we may have extra thin mattress available for pre-order or reservation. (with php450 extra charge). Please let us know ahead of time. • Family gatherings and parties are allowed inside the villa but make sure you don’t damage anything or disturb our other guests with loud music or noise. 1 car parking only for garage, the rest may park outside at your own risk • Super loud volume of voice (shouting, singing etc)which might disturb other guests is not allowed. Super loud music and karaoke is only until 9pm. • Alcoholic drinks are allowed only inside the villa. • NO SMOKING inside the rooms. Smoking is only allowed outdoors. • NO EATING or DRINKING in the pool. If it gets contaminated, security deposit will be forfeited. • Small Pets are allowed but with diapers. And make sure to discipline them so as not to damage anything or to prevent making the villa dirty. Super Foul smell, dirty villa or damaged items caused by anything or anyone will incur penalties. • No illegal activities allowed in the villa or the compound premises. The villa and the compound management, employees and owners will not be responsible for any illegal acts. • Management, employees and owners of the villa will not be responsible for lost valuebles, any injuries of any guests due to negligence or the fighting of guests and accidents in case of calamities. • Doublesided tapes and glitters are not allowed or may incur penalties due to marks and damages. • Any damaged or missing item/s upon checking out must be paid before leaving the villa premises. • Please clean your extra mess if having a party with a lot of guests. • The Indooelr Pool is private for the villa. • The swimming pool is family sized at approximately 4-5 ft deep only. No time limit and at your own responsibility. • To keep the villa extra safe and clean, shoes are not allowed inside the villa. There are house slippers or just be barefoot or with socks. Violation will incur penalties. Before checking out, our housekeepers will check the villa first, we can’t allow you to go without the housekeeper checking the unit and if there are damaged items or missing items, guests would definitely have to pay for it. • Check-in time is at 2 pm. If you need to check-in earlier, please let us know first so we can check if the place is available for early check-in (only if we don’t have previous day guests). • Check-out time is strictly at 12pm if we have next guests arriving. Please take note that we will not be responsible for it after check out time. Late check-out can only be permitted if there are no next guests and may be subject to fees per hour.
