Contemporary two bed Queens Park house

This unique refurbished cottage is very well located; just moments to Queen's Park tube station. My home has a modern contemporary style and is set over three floors: lower ground, ground and first floors, with an open plan living/kitchen/dining area as well as a separate TV room and study. The space can accommodate up to four guests in two separate bedrooms and two bathrooms. There is both a large garden with patio and a first-floor roof terrace. And a bonus in London of off-street parking! The space There are two bedrooms- the generous principal suite with ensuite bathroom including freestanding tub is on the first floor, and the second bedroom is on the lower ground floor. This bedroom has access to an adjacent shower room, and separate toilet located on the ground floor. The living/kitchen/dining space takes in the whole of the ground floor and offers a wonderful entertaining space. You'll find everything you need to create delicious meals in the full service kitchen, with a spacious dining table to eat at. Step into the sun room next door and relax on the L-shaped sofa and watch a film on the flatscreen smart TV. If the weather is good, open up the doors to the patio to enjoy the garden and outdoor dining table and chairs! If your children are toddlers, please be aware the stairs to the lower ground floor are open with no hand rail. Guest access You will have access to the whole property but as this is also my home when I'm not hosting guests, please be aware that there are some personal possessions in the space, and some wardrobes and cupboards will contain my personal items. Other things to note You are welcome to contact me to discuss dates. Please note that the parking space is quite tight. It fits my mini perfectly but may be challenging for the larger car owner! Feel free to contact me for photos of the space once you have a confirmed reservation. The TV room can get cold in the winter! There is a large radiator in there but with so many windows it can mean putting on an additional heater to take the chill off or snuggling under the cosy throws to keep warm on the coldest of nights! The property is located close to an underground station which is great for getting around London but means you can hear the train line which runs in and out. If you are very noise sensitive, it may bother you, but I barely notice it now! The second bedroom is located on the lower ground floor, and doesn't have access to natural light- guests recovering from jet-lag or using the room for children to sleep often find this a bonus! Standard check in starts from 3pm. If I have capacity- and you would like to book an early check-in, this can be arranged for a fee and will allow you to check in from 8am.
