We leave the basics for your stay but do not replenish tp or other supplies during your stay. We do leave a lot of condiments and pantry items that we purchase or guests leave. School playground and little water park on the same street maybe .3 miles up the road. Safe neighborhood. This is an older house, has not been totally remodeled, only updated. It is not perfect but we have done a lot of updates including new kitchen,tankless hot water heater, updated bathrooms. Windows are the old double paned style and we cannot clean inside of the panes. This house is affordable, simple, and has very nice, new matresses. Brand new heat pump. In cold weather Temps come up slowly so we also have 4 space heaters. Please use them on different circuits from each other. Most people dont need them if they keep doors and windows closed. Very long driveway makes for extra safe house set back from road for a quiet and peaceful stay. Very nice east Medford neighborhood. I believe it is about 1/3rd of an acre. Rvs and trailers are no problem. 4 bedrooms 2 full bathrooms. I have pack and play upon request but please let me know ahead of time. I also have an extra queen air mattress, also let me know to make sure it is there. I do have a lot of housewares so if there is something in particular let me know and if I can provide it I will. All my listings have plenty of toys stored away that my children enjoy so I hope yours do too. Plesse don't take glass in hot tub or pool area. The TVs have access to our hulu, netflix, amazon prime, and are all smart tvs. We have spectrum streaming service for main One bathroom has had some updates like new vanity and floors, the other has had no updating except for new shower curtain. Both bathrooms have shampoo, conditioner, and body wash. We do not supply bar soap. Our laundry room/utility room cupboards we use to store all sorts of things for the house. In order to keep cleaning costs down we consider laundry room to be shared with guests but it is not an updated or cleaned in between every guest. The bathroom in laundry room is not considered part of rental and is a locked, off limits storage room. I clean the laundry room once a month. We provide lots of dishes. We hope all our guests only put perfectly clean dishes away... but we can't guarantee it and don't check all items in cupboard every checkout. If this happens we sincerely apologise but will not precipitate the return of your rental fee or cleaning fee. We have a multitude of pans. We are excited to continue to work on updating this house. There is a lot we are looking forward to doing. We are happy to be able to share an affordable place for groups and families. Pool is closed from mid oct-mid may unless weather permits. Bringing dogs without letting host know and paying dog fee prior to check in is subject to a $75 per dog fine, in addition to the $25 dog fee. Extra guests must be paid, or $75 per guest additional fine may be assessed or reservation terminated upon discovery with no refund. For this airbnb pets are not a guaranteed amenity, pet fees are paid seperately. We reserve the right to refuse pets who excessively shed, or are aggressive and ESA's have a pet fee. All pets must be cleaned up after and pet fees paid prior to check in. Any violation of the rules, undisclosed pets or extra guests or more than 2 daytime visitors without prior permission may be subject to cancelation of reservation with no refunds. Please communicate prior to bringing extra people or pets. I don't mind conscientious friends or family visiting but you must notify host. Not responsible for belongings forgotten at the house. Please check before you leave that you didnt forget anything Guest access Pool is often closed from oct- mid may unless weather permits. April 2024 pool is now open. Everything but the garage and small bathroom off laundry and a couple host supply closets in living room. Guests are welcome to use the laundry but for cleaning purposes it is not considered part of rental. We clean it once a month but not between guests. We try to keep our costs as low as possible in order to keep our prices low for guests. We also almost never finish laundry completely between guests so expect something still in wash or dryer. Video check in and driveway cameras. Please be honest about dogs and extra guests! There could be up to a $75 fee in addition to the guest fee for every overnight guest Not on reservation or reservation terminated without refund. All children and infants who stay free must be on reservation for insurance. Other things to note Dogs (and any other pets) allowed with approval and $20 per day per dog fee. Any dogs (pets) on premises must paid for regardless of staying overnight. Dog hair takes extra cleaning. We charge an Extra $75 per day cleaning for any undisclosed dog. $400 fine for smoking in the house QuIet hours are 10pm-7am Please be honest about extra guests as penalties are the same as dog fees. We have video check in so we can pretty easily see how many arrive and how many leave. Parties are not allowed and guests staying all day or late into evening count as extra guests with a fee. Late checkout is $20 per half hour rounded up without prior notice, as that's what we pay the cleaner to wait. No dogs in pool, additional cleaning fees may apply. Please shower after hot tub. Chemicals are checked before check in but if your guests pee in hot tub it can change the chemical levels.
